This 3B/2.5B townhome home is perfect for a family or group of friends traveling to the vacation capital of the world and to visit Disney and surrounding theme parks. The townhome is located in the Regal Oaks Resort, a beautiful community that offers loads of resort-style leisure amenities like a clubhouse, swimming pool w/ sun lounging poolside, kids’ slide/pool, modern fitness center, tennis court, lobby lounge areas, and an on-site bar & restaurant! The resort is also located close to major shopping areas, outlet malls, restaurants, golf, and other world-renowned attractions.

- A BBQ grill is available for an additional fee; please request it at least 48 hours before arrival.



What You'll Find When You Arrive

- Paper towels, dish sponge, dish detergent, dishwasher pods, one trash bag in each trash can, and one roll of toilet paper per toilet. Hand soap, shampoo, and conditioner in each full bathroom. Please note these are not replenished during your stay — when you run out, you're welcome to purchase more or have them delivered.



Good to Know Before You Arrive

- Washcloths are not provided. We don't provide condiments or food items due to Florida regulations. You can order your groceries in advance or stop at Walmart or Publix on the way.



House Guidelines

- Only guests listed on the reservation are permitted on the property.

- No smoking of any kind inside the home, and no drug use or illegal activity on the premises — a $400 fine applies.

- Please keep noise levels respectful after 10 PM for the sake of neighboring families.

- No parties or events, and no tents or external structures on the property grounds.

- This is a two-story home, so please keep in mind there are stairs to reach the upper level.

- We kindly ask that you avoid moving furniture.



Booking Requirements

- Lead guest must be 21 or older.

- A quick rental agreement is required upon booking confirmation

- Valid government-issued ID may be requested at check-in or during your stay.

- Depending on the booking platform, a temporary authorization hold as a security deposit may also apply — this is automatically released after checkout provided no damages occur. (Not applicable for Abb bookings.)



Safety & Damages

- Outdoor security cameras are in place on the property for safety purposes only.

- Guests are responsible for any damages or additional cleaning costs resulting from their stay.



Interaction with Guests:

You can check yourself in using the lockbox to get the keys. The lockbox access code will be sent to you within 24 hours of your arrival.
