Must use stairs to access stairs. No elevator on site.
This was our second stay while visiting our daughter in college nearby. We love the view of the river, watching the sunrise and dolphins from the dock, walking to the nearby park and sitting for a while on a bench (we saw a manatee this time!) and being able to walk/run daily in the neighborhood and over the causeway. Nice place to relax when we aren't out exploring the area.
Best location right on the river. Walk out pier. Unique 100 yr old mansion sectioned off into separate apartments. Ample outdoor space. Awesome water view.
My son and I stayed over Spring Break and visited the Space Center and Merrit Island. The grounds were lovely, and he enjoyed playing with the other boys who were staying. The room was perfect for the 2 of us.
This place was perfect for our stay. The wife and I would go down to the dock in the morning and watch dolphins. The view looking over the Indian River was beautiful. The grounds were gorgeous! All the old trees and mossâŠsimply perfect.
We stayed in the Coquina Suite, it was on the second floor and the living room and bedroom windows overlooked the intracoastal! The place was cute, cozy, and comfortable. It is in a dead end street which was very peaceful. There were kayaks which we took out on the intracoastal. The place was very clean and I would definitely love to stay again! The price and location could not be beat.
This was a beautiful place to stay for a few days in Melbourne. We loved the location and the views of the Indian River. It was perfectly situated for us to roam north, south, east, and west. It would have been nice if there was a dresser or a table on which we could have put our bags, instead of leaving them on the floor. But that was minor compared to our overall enjoyment of the property.
Nice room in an old historic home. We may have been the only people staying, so it was very quiet. Everything in the room worked well and the linens and bed were excellent. We were very comfortable. Unfortunately, we did have a Palmetto bug in the living area the freaked us out. Management responded quickly to our message and offered to send over someone to spray. The grounds area is large and the piers are in great condition, the outdoor seating areas could use improvement to make them more welcoming. Overall a good stay for our needs at the time.
Excellent location in a grand house, yet Coquina Suite needs better cleaning and upkeep
The Ballard Estate must have once been stunning, but its grounds are no longer well-tended. We most enjoyed watching dolphins from the peaceful dock. Soft bed linens were appreciated.
We noticed hints of the house's original grandeur, yet our upper-floor Coquina Suite smelled strongly of urine and was stuffy. Upon arrival, instructions forbid the opening of windows, which were filthy. Floors had not been properly swept, as we discovered a hairband from a previous guest upon arrival. The shower curtain rod was installed crookedly, resulting in one end of the curtain and liner constantly drooping into water and appearing mildewy. At the bathroom sink, only one of two faucets was operational, dispensing sometimes cold, and occasionally warm water.

We enjoyed our stay at the cottage. We were upgraded from the main house to the Cottage. Very charming. Everything was provided for. Very clean, comfortable bed, beautiful gardens, it was wonderful to be able to watch the Dolphins. Thank you so much.
Wonderful area. Dock incredible. Too cold for fish, but sights and sounds wonderful.
Our only problem was stairs. We didn't realize when we booked it there were very difficult stairs.
We did look at others apartments in house that will work next time.
The unit was very clean and comfortable. Back yard view and dock were great. Saw 4 dolphins first day. The bedroom does need a dresser to make it a little easier to manage clothing during longer stays but was otherwise functional, and the mattress was very comfortable.
Nice caretakers, good communications, inside is VERY clean for a historic mansion (fantastic in fact). As such, its possible to hear loud noise or small children (which do not always listen...LOL) in next door suites. So very comfortable that we would not hesitate to stay there again. Only teenie suggestion is with such a wonderful water view, perhaps keep the ICW facing windows a little cleaner so we can enjoy the view. Probably a squeegee on an extender. But it was a really good value, well kept, clean, just delightful comfy beds with even really good water pressure in the shower!
