Rustic Ocean front

William, the property manager was wonderful. He picked us up at the airport and dropped us off at the airport at the end of our stay. We did have to call William a couple of times during our stay and he came immediately to address any issues we had. The home is located several miles from town, but we really enjoyed the restful atmosphere of the home. The restaurants, attractions as well as the town or only a few minutes away by golf cart.We thoroughly enjoyed our stay on the island.

Great spot for big families

We loved our stay here. It’s quiet with an awesome beach front. Big house with room for our whole family including a toddler. The property manager, William is great. We would definitely recommend booking a tour with him. We did a half day snorkeling and it was incredible…nurse sharks, spotted eagle rays, beautiful fish. Would recommend this spot to family and friends.

Fantastic Stay

We could not have been happier with our stay. William was very prompt with meeting us at the airport and getting us our golf carts. The house was perfect for our group of 8. A lot of houses advertise as having all of the adequate gear for water activities (masks, fins, kayaks, fishing poles, so on) and this property had plenty of equipment...and it was actually nice. We also really enjoyed the volleyball court. We had one issue with an AC unit and Gary had his electrician on site within an hour, and fixed without any inconvenience to us.

Needs wiring updated

The house was lovely, and while it was a bit secluded, the peace and quiet was excellent. There was an issue with the electricity though. The washer and dryer shut down all the power in the house every time we tried to use them. The water near thee house was beautiful once you get out past the sea grass. There are a ton of fish at the neighbor's palapa. Snorkel on over there! William, the caretaker was very nice.

I appreciate my guest response regarding the electrical system. I have been renting for over a year and have never had this problem arise. I sent my electrician to the house the first time it was brought to my attention to see why the main breaker was tripping. He stated that the guest evidently had decided to do 5-6 days worth of laundry and instead of hanging clothes on clothesline ( close pins provided) where the clothes would dry in a matter of hours in the caribbean breeze he opted to run the run the dryer for hours on end and which requires a lot of electrical current. My electrician upgraded the main breaker to handle the extra load and the problem was solved.

Mold issues with unbearable Oder in master Bedroom, contacted owner fist day-Ignored messages.

Could be very nice if owner would fix issues. I had to contact Homeaway to get him to reply to me. He ignored us Trying to push blame off on me for not contacting a local person that delivered the golf cart. My wife and I slept on the first floor in separate beds for the whole six nights. Also commented that a quarter size speck of black mold is not an issue. Which it is much larger than a quarter. And one spot the size of a dime can be a health hazard. I Sent two messages to the owner while on property with no response. I would never stay at this property again! Owner had numerous air fresheners hidden throughout the top floor. No other air fresheners in any other part of the house due to trying to cover the problem instead of spending money to fix them. When you first walk into the bedroom smells like a musty basement.

Not sure exactly what was going on with this guest but he sure isn't representative of my Guest arriving on the same day prior to him ( 2 hrs apart) and gave a 5 star review nor the Guest that arrived immediately after him ( 2 hrs) that also gave a 5 star review. You can see these reviews on the VRBO website. (Ginter and Christian) How can two different Guest arriving before/after in the same environment not have the issues that this Guest is claiming. Could it be the 2 days refund he demanded and which I gave him on my own accord. (Guest is always right?) Something doesn't pass the smell test ( no pun intended). He did try and contact me in the States but I went to the Cabin with my kids for 2 days with no cell service. I asked him why he hadn't contacted my property manager William who he had been in constant contact with since his arrival. He refers to William as some "local that delivered a golf cart I tried to push blame off on" What was omitted was that this "golf cart delivery person" Is clearly defined on the VRBO website as William the Property Manager for my home and whom they met at the Airport and he had arranged all the paper work for a golf cart rental, shown them around town - restaurants, pharmacies etc and then drove them to my home helping them with their luggage handing off the keys WIFI passwords and the local Belize phone which I pay for the minutes in the event an issue should arise - like this one - to contact William. That is what I pay William to do for my guest 24/7. But with this guest he never once called William and informed him of any issues. I think the most telling of this whole saga is the guest even called him to book a tour on Sunday the 29th 3 days after they arrived on Thursday the 26th which by the guests own admission was the very day he had to immediately vacate the upstairs "uninhabitable" bedroom. Curiously on an All Day fishing and snorkeling tour with William 3 days after their arrival the guest never once mentioned anything about the so called "uninhabitable" conditions of the house nor did the guest in subsequent contacts. His claim of Mold is totally unfounded predicated on the fact I was there in early December (slept in Master) to renew annual certification and the environmental dept found everything in order and renewed my business license. As for the air fresheners VRBO suggest your home smell nice for guest using fresh flowers or some type of air fresheners which I did and my personal home

Awesome Vacation Adventure!

We had an excellent time at this VRBO. We were a group of 7. Staying 14 days. My husband and I stayed in the mini-suite on the ground floor that consists of a kitchenette, bedroom with 2 twin beds, and small bathroom. The second floor has a living room, kitchen, 2 bedrooms and 1 bathroom. The top floor has 1 bedroom and bathroom with the most amazing views! The house and furniture are showing their age, but we were quite comfortable, and the wifi is excellent. It even reached the pool deck so we could stream music. It couldn't reach the ground suite, though, so we watched downloaded movies at night. The yard was beautiful and ocean front bliss! Lots of room to park the 2 golf carts that William arranged for us to rent. The dock and palapa are great for swimming and fishing. We saw small barracudas, rays, and Nurse Sharks (not dangerous to people) in the water off right off the dock. It was amazing! Fishing rods were provided, so we caught red snapper and ocean perch for supper one night. Everyone really enjoyed the pool - it's not huge and only mid waist deep but it's a welcome relief in the hot sun! The deck was great for sun tanning with 2 couchioned loung chairs to use. We used the kayaks to venture out in the water, but it was too windy most days. William, the property manager, was great! He met us at the airport with our rented golf carts to help us with our bags and dropped us off when we left. Communication was fast and easy! Just a great place!

Functional but somewhat run down

We had a great time in Belize and the house was adequate for the guests that travelled. Unfortunately the house was not quite what was expected. They advertise beachfront and sand but the water is not accessible via the beach due to the garbage and turtle grass present. The dock was very nice with a small swimming area at the end. The house was run down with leaks into several rooms. I had to move my bed to prevent water from soaking my bed (it was soaked when I arrived). One of the other rooms had the seal around the air conditioner damaged so the whole room smelled moldy. One of the issues is that they caretaker knew about these things but told us he couldn't find the leaks so he didn't worry about it. The caretaker was very hands off, it seemed to us that since we would not rent golf carts from him (at almost 100 USD more than we got them for from a different vendor) that he wrote us off. We were also not told before arriving that the house operates on roof gathered rainwater so we had to be very conservative with our water consumption. The view from the balconies are great it was awesome that there is a small underwater cave only 300 yards out we could swim to and see fish. The reef is several miles out to see (they told us 1/2 mile before our arrival). All in all our trip was fun and the house was nice and private and safe but was not how it was represented for fit and finish. If you just want a nice dock and balcony this place is good. If you want to enjoy some obstruction free sand and a garbage free beach front view you probably want somewhere else. The house and property could be amazing with some investment of time and TLC.

My guest perception of Belize Island living is obviously different than any of my prior guests. There are NO traditional beaches/sand to speak of on the Island aka Daytona, Ft Lauderdale beaches in the States. This is because the waves dpm't break on the beach and owners are not allowed to remove the mangroves without the permission of the Govt for environmental concerns. The waves break on the Barrier Reef a mile or so out - not on the beach so this provides a very calm shoreline and coupled with the sea grass provides a natural habitat for viewing bone fish, speckled rays, sea turtles, nurse sharks (harmless) and a wide variety of other aquatic varieties that lends to Belize's natural beauty. The trash my guest spoke of is piles of rock, concrete blocks, concrete buttresses etc, that are purposely placed at the base of the sea wall to prevent mass erosion from the constant movement of the water. All owners with seawalls have this "Trash" at the base of their seawalls. "The house was rundown with leaks in several rooms". My caretaker called me and said the guest told him there was a slight drip in one of the bedrooms. My guest stated not to worry he would just move the bed over a foot or so and we didn't need to send anyone by. He suggested it only happened when they ran water in upstairs shower/tub which I appreciated his observing. We have since fixed the problem by sealing the grout joints in the tile floor of the shower/tub. "The bed was soaked when I arrived" I believe this is an embellishment because my cleaning crew had just cleaned the house and made the bed hours before arrival and definitely would have noticed and been alarmed. William stated to me as soon as the guest arrived that he was very "condescending" and I took this seriously because I have had over 80 Guest stay prior and no such comment was made by him. The assertion about William "staying away". William does not contact the guest per my instruction. I provide a local phone at my expense to my guest should they need to call William for assistance. They only called him about the tub issue in their 14 day stay. And for the difference in golf cart prices of "Almost $100 usd - My guest were here for 14 days a difference of about $5-6/day would be "Almost $100 usd" William rents newer carts for my guest which may be a few dollars more but I don't want my guest breaking down on the Island because they saved a few dollars on an older less reliable golf cart.

Satisfied but with a few complaints/suggestions

My family and I enjoyed our stay at Paradise Point. While the location is a 30 minute golf cart ride away, the views from the house and dock are completely worth the ride. San Pedro is truly magical. The house is huge with plenty of room for several people. Gary purchased a second kayak (2 person) and had it delivered during our stay which was a very pleasant surprise! The air conditioning worked surprisingly well and the kitchen was well stocked with cooking equipment. With that being said, we do have a few complaints/suggestions. Upon arrival, we noticed a sign on the main floor toilet indicating that you cannot flush toilet paper. The note is dated March 26th, so one would think that over 1 month would be enough time to address that. If you needed to use a toilet that allows the use of toilet paper late at night, you have to disturb the persons sleeping on the top floor or go outside to the lower level. It is not the worst thing but it is inconvenient. Another thing that we noticed was that there are tiny little insects that crawl out from between the tiles on the kitchen counters whenever there was food left or spilled. The tiles seem to be lacking grout which would definitely help keep the insects away. They especially loved the sticky spots left after making margaritas and daquiris in the awesome blender that is provided. In regards to the phone that is provided, it was not functioning during our stay. We were unable to power it on (and no, we aren't idiots). It could possibly have been a broken charger but it wasn't a traditional cable so we couldn't try to charge it using one of ours. We were unpleasantly surprised that there were not nearly as many fish around the dock as we had hoped for. I spent a lot of time snorkeling around the dock and only saw one angel fish and several super tiny fish. However, we snorkeled to the neighbors nearby dock and there were 1,000 big beautiful fish to see! This is most likely due to the many large boulders under their palapa which offer cover for the fish. Also, we would have loved it if there were tables on both patios. One night, we planned to BBQ but there was no charcoal at the house so that was a bummer. We could have bought some beforehand in town had we known. Finally, we found out via posted signs that we had to be very conservative with our water so washing dishes, showering, etc. was a challenge sometimes. All in all, we had a wonderful time staying here and would consider returning.

I appreciate Cassandra's candid review. I have no idea who put a hand written note on 2nd floor toilet about not flushing toilet paper. The toilets all flush well and don't have any problems. I wish she had brought that to someone's attention early on so we could have clarified. Being in a tropical environment there are small critters that will feast on sweets left out. I provide insect spray under kitchen sink that smells good and is not harmful to humans. I always use that when I do the same thing. My last guest had dropped the phone off the dock into the water. It has since been replaced. My guest still could have contacted William through their personal devices using email or text. I keep the charcoal in the podeaga (garage) because it has to stay dry. If she had mentioned that to William he could have gotten it for her. As for water it is a big deal to conserve. The San Pedro Town Council sends out periodic memorandums reminding all residents of the small island the necessity for conservation for all resources. ie Instead of using dryer hang clothes out on clothesline with clothes pins which are provided. Clothes will dry in a matter of hours in the caribbean breeze.

We had a great time all 6 of us 44-72 years of age. Pool is perfect, fishing off dock was great, even had some giant tarpons we think jumping a few feet out of the water hunting around the dock. snorkeling not so much to see always. But did see some stingray and a few interesting fish still. Barely used the air conditioning, breeze off ocean is pretty consistent most days and preferred by us. The kayaks got use, but they are very heavy and a workout to get in and out. The paddle board was out of commission with a broken fin when we got there. But we were able to float 3 adults in one kayak easy, so enough for all of us. Tiny geckos do live in and around the house but don’t come near you, we thought they were cute and just part of island life I’m sure they are in all houses like spiders where I live; they Do leave little turds occasionally. Check your snorkel gear before you bring it out. Maybe try it out in pool first even. I realized my mask had broken straps but was far out on water and unable to switch out so no snorkel that day for me. We like secluded location; sawgood stars and shooting stars on top balcony. There are people living in construction site right behind you, not there during the day but at night, no problems with them unless it is a weekend they like to be a little noisy and party. Scared my mom the first night we were there because she stayed home alone while we went to town for a couple hours and they got pretty noisy. All in all would definitely go again!

William met as right at the ferry terminal along with Mike, who brought us our cart. William brought us to our rental, with a quick stop at the grocery store. Everything was easy peasy. I loved the location. It’s outside of San Pedro but won’t take long to get into town. The rental totally met our needs for our group. The pool was a big plus! There were some minor issues. Some doors wouldn’t close, one couple had a water leak in their room and I wouldn’t trust the swings by the dock. A quick call to William and he tried to help if possible. As the host, I would probably invest some money in some minor stuff, that’ll go a long way.We didn’t swim off the dock, as we had crocs swim by even in the afternoon. There’s great beaches nearby though and the pool to cool off after you get back to the rental. Lots of restaurants and grocery stores nearby. We immensely enjoyed our stay and I would return in a heartbeat!

Great place on the South side of San Pedro - good for large groups

Great place on the south side. It's a 4-5 mile golf cart ride into town at about 10mph (all roads are a little rough). Nearest bar and restaurants are within 1-1.5 miles. The house is great, it's really setup for 3 separate sections. Water is WATER collection - but with 5k-10k gallons, we had no problems with a group of 10 people and only moderate rain. Fishing off the dock varies. Small kids will love it if you use live bait and small hooks. You can buy sardines for bait in town, but the best bait (by far) is conch which is found about 2 miles off shore or can be obtained in town if you can find the right person. The "mini blue hole" is a bit of reef / cave system located NE from the dock - it can be seen as a patch of light water. You can easily snorkel or paddle there. Many local fisherman would anchor there and fish - you'll need an anchor or brick if you're going to try it, but this is the best fishing spot near the dock. If you have conch for bait, you'll do great. Fishing patterns change with the time of day and what fish are doing at the time. I was also able to catch bonefish at a nearby public dock - afternoon when the fishing boats come in to clean their catch. The neighborhood has an hourly security patrol, funded by the neighborhood association (you may be asked to donate). We were there for over a week and feedback was that we were on one of the safest places in the island. Recommendations: 1) You'll be given the phone number of the local property manager. On my cell phone, I dial it as a simple 7 digit number with no international or area code. Properly manager found me immediately off the water taxi, but specific arrangements and communication could be better. Golf carts provided were "above average" against local condition. You really can't get around without a golf cart. 2) Ask for the "address" of this property. You'll need it for customs entry. 3) Gary - owner - I communicated with him via VRBO message. Communication was good, if a bit varied in response time. 4) Bring extra towels if you swim a lot. 5) Property manager picked us up brought an extra golf cart to help with our luggage. You can go into town to eat, there are many open BBQs downtown during the day, restaurants vary - so you can generally get what you want. Groceries were expensive and for our our large group, eating out made more sense. Property manager can arrange trips (try a snorkeling/fishing trip) if you need a reference.

Quiet stay on Ambergris Caye

We had a lovely few days at this house on Ambergris Caye. William was very helpful, meeting us at the ferry with our rental golf cart and arranging a snorkeling trip for us. The views from the house are amazing and we all enjoyed relaxing on the dock, watching the pelicans dive for fish and the osprey pair nesting on top of the neighbors palapa. It was easy to take out the kayaks and paddle around a bit, although the days we were there it was very windy so we didn’t go far. The house is a long way from town, but we were looking for someplace quiet and this suited us perfectly. The stars in the night sky were so much brighter than in town. The property has everything one might need and we really enjoyed our stay.

Perfect for our family. William is amazing!

The view! Some of the road was very bumpy. An adventure for young people, a bit hard on the backs of Grandpa and Grandma. Our trip was cut short due to a family emergency back home but otherwise this was a very special family vacation. William was so helpful and a pleasure to work with. The Gallier Family

Very large and comfortable home with fantastic views.

Gary's home was a perfect getaway. Very clean and decorated beautifully. Had plenty of snorkling gear and kayaks. William was available anytime and scheduled all our needs. The golf cart ride to San Pedro was an adventure ( roads are a bit rough) but lots of nature along the way. Didn't mind at all. I would like to thank Gary for sharing his home and answering my numerous questions.

Roads are an adventure, but once home nice place to stay. If you are looking for resort features you will be disappointed. But a nice base with activities for the down days.

Amazing time!!!!!

We had an amazing time at this property. It was very quiet and secluded. The golf cart ride was fun for most of us (a little harder on the older people). The home is very different. None of the floors connect like a traditional home. This was fine for us. The third floor room has a large comfortable king size bed and a big beautiful bathroom, amazing views from the large deck. The middle floor has two bedrooms, bathroom, kitchen and living room. We loved the deck with the hammocks and spent a lot of time out there. You have to exit the home to go outside to the bottom room. They had some problems with bugs and the bed but overall enjoyed the area. There are window units for AC and the place is kept cool which was also nice. Something we found was a little strange was there was nothing in the kitchen as far as left over spices or oil or any canned food from previous guests. I know that bugs are a problem but we bought multiple spices only to use a tiny bit. We wanted to leave it for the next guest but figured it was probably just going to the cleaning people when we left. Our last home in the jungle had a ton of stuff for us to use. William was very helpful with getting us to the house and booking an amazing excursion for us. Overall we had an amazing time!!!!!

I am glad Cameo had a good experience on the Island staying in my home. Just one clarification. She stated "None of the floors connect". The 2nd and 3rd floor connect; and as stated in my discription of the 1st floor on the website - 1st floor is a stand alone self contained efficiency and not connected inside to 2nd floor but by the outside main entrance

Rustic Caribbean Home was Perfect.

Our first trip to Ambergris Caye was a great adventure. We were on a multi-day scuba-diving trip to the reef. Knowing it's a third+-world country but Ambergris Caye having every type of accommodations you might want, we were wanting a somewhat of an out-of-the-way place, not wanting to be in with the regular tourists, yet we wanted amenities - well, Gary's place was perfect! It was just as advertised. It's almost to the south end of the island, remote for sure, but only a 25 minute golf cart trip into town. We'd pass or try the many and varied eateries and stores en route. Lots of birds, land crabs, iguanas, a scorpion, turtles. (and, of course, rain, as it was the season!) Gary's home had everything we needed (except a safe). The beds were clean and comfy, lots of kitchen utensils and appliances, furniture... all good. Washer/dryer and A/Cs all worked. William, the 'caretaker', responded to several questions we had, brought us more kitchen chairs, helped us figure out how the keys worked. He was available immediately by telephone to answer our questions. He'd met us at the airport, with golf carts. (I'd recommend you opt for newer carts, i.e., newer shocks. Roads outside of San Pedro (brick roads) are sand, lime(stone) & potholed.) William helped us return the carts and transported luggage for us at the end of our stay. A beautiful, quiet, breezy, location for a kind of modern/rustic home.

Awesome! Quaint!!! Breathtaking!!!

When first booking Paradise Point it seemed too good to be true!! An Awesome house with spectacular views at an affordable price!! We were a group of 6 adults and fit comfortably. The top floor master bedroom was just astonishing!! The views were never ending!! The main floor served its purpose where we socialized and planned our days. The Palapa at the end of the dock was a good size and fit us all when we wanted to relax. The house is located 5 miles South of the City which makes it kind of difficult to come and go as you please. The roads from the city to the house are fairly paved but still bumpy. Since water was only available via a rain catch system having to conserve water was something new since we were from the US, but that's just the way of life in Southern San Pedro. We were lucky enough to have some decent rain throughout the week, so we didn't worry about water. One night in particular a thunderstorm did cause a good amount of leaking on the main floor and water entered the top floor from the sliding glass doors. It was nothing a few towels couldn't soak up. Since we were a group of 6 in our late 20's we were up and about throughout the day, but the house had everything needed to rest and relax if that was your choice. The only downfall of our week long vacation was sparse communication with William. When we checked in he gave us a phone to contact him without a charger. So that didn't work to well. I was lucky enough to get a hold of him through email and he had my cell number. We chose to rent 2 golf carts from William instead of going with another agency on the island. One of the golf carts was giving us trouble but after a few exchanged emails the problem was taken care of and we got a new one. Had the phone been working we could have resolved the issue faster. Overall the trip was awesome and the house was just a blast. If you're looking to get away from the hustle and bustle of the city this is the place to stay. If your looking for an awesome snorkeling tour I recommend YOLO Tours. A good brunch spot we frequently visited was The Baker and Estels by the Sea. Gary and William keep the house in tip top shape. If I had any complaints I would just chalk it up in being in a different country and not accustom to their way of life.

Picturesque, serene house

I always have doubts about photos that look too good to be true. In fact, it turns out that the property is even better in real life. - Big deck on the second floor and third floors with plenty of chairs and hammocks - Master bedroom is on its own floor (third) and the deck is only partially covered by a thatch roof, so it's perfect for stargazing - The little hut at the end of the dock is simply amazing: It fits 6 or so people comfortably and has a little swing, some reclining chairs, and tubes that you can lie in in the water - The main area is big and breezy, with a comfortable living room - The beds are extremely comfortable Only downsides: - About 20min by golf cart from the town center, so a golf cart is a must. The flip side of this is that the area is *absolutely* quiet and I loved spending the first hours of the morning not listening to another human sound - No actual white-sand beach'. This is probably the only thing that isn't quite apparent in the photos. But this part of the Caye is naturally covered by mangroves, so any beach would have been artificial and in fact Ambergris isn't really a white-sand beach type of place. So can't really fault the house with that The internet is fast enough for basic things like browsing. It'd be unreasonable to expect it to be able to stream Netflix (although you can buffer things if you're patient). So to sum things up: My brothers and I loved our week here. This house was exactly what I wanted in a getaway: Comfortable, in a beautiful setting, not 'complicated' (in the sense that it fits its setting), private, and quiet. If I ever go back to Ambergris, I will stay here again.

Paradise Point

What a great place to stay! We had an awesome vacation and we're really glad we stayed here. The other half of our group stayed right next door and it worked out perfectly. It is a bit far south from town but most of us did not mind the drive into town.

Single Nomad traveler from Kentucky. Made my first trip to Belize in 2006 and fell in love with the Island. The small quaint throwback town of San Pedro is truly magical and the Island hub. The “Locals” are very nice and appreciative of the tourist/owners and speak English. I have owned my home since 2010 and wanted to share this beautiful area with others.

Pourquoi avoir choisi cet hébergement ?

Paradise Point is located approximately 5 miles South of the Town of San Pedro on Ambergris Caye, Belize. This is one of the safest areas on the island with a privatized, full-time patrol and a police sub-station. I also have a "caretaker" very nearby 24/7. Houses are sparse South - every quarter mile- in some places, as opposed to very close and congested with zero lot lines up North. That is why I located South. The peace and tranquility is unmatched. The roads are a reminder of "old school" Belize island charm. Some paved, some not. My home is located 110' feet of prime pristine Caribbean beach front with a 250' dock with Palapa. My home is a large 3 story 3,000 square ft of decks and living spaces with expansive decks on the 2nd and 3rd levels. My home has cable TV and WIFI.

Quels sont les atouts de cet hébergement ?

My Belizean caretaker, William, is a government certified Tour Guide and also is 5 star rated by Trip Advisors. He will be able to effortlessly arrange the following activities which will make your trip more enjoyable: Snorkeling, Scuba Diving, Kayaking, Paddle boarding, Jet-Skiing, Zip Line tours, Cave tubing, Mayan tours just to name a few. He will also arrange for your golf cart rental upon your arrival and all the logistics of your stay. He lives less than an 1/8 of a mile from my home so he will always be close by.
