The pool was lovely, house was clean and comfortable, and the caretaker was friendly and helpful. September is the rainy off-season so the sea grass was abundant and stinky. But the views, pool, and lack of other guests at this time more than made up for it.

This place was amazing. The view, the staff, property owner and Luna (the on site guard dog ) were beyond fantastic. Felt like I had died and gone to heaven, will definetly be staying here again until we can buy our own place!

The property was great because it has a direct ocean view from the well appointed porch, has plenty of space and nice furniture, and decent AC throughout. They provided driving water and coffee and beach stuff. Damion the property manager was the best, very attentive, helpful, caring, and charming. The pill was great. Will certainly stay again if we return to Belize.

Dont wait on this one! Beautiful and quiet property North of town. villa was clean with comfortable beds and lounges. Loved the sunrise views. Pool area always clean. Damian takes very good care of the property. He is very knowledgable and helpful. Alimermaid was the way to go for excursions. Communications with host very easy.

Coco Caye Villa was perfect for our family visit! Charlie was so quick to respond to all our questions leading up to the trip and Damian was such a great asset to have nearby. We felt well taken care of. The house, property, pool, view is all outstanding. We really enjoyed being north of San Pedro since we had little kids- we didn't mind carting around and loved using the dock nearby for snorkel trip pick-ups as well as being closer to Secret Beach.

We had a great stay! Charles was super attentive on getting some things for us before we arrived. Damien was amazing with keeping the grounds cleaned and making sure we had everything we needed during our stay.

Our first time to Belize. Our host, Charles was an extreme pleasure to deal with. Quick communication and very helpful. The villa was clean and expertly managed. Quiet and safe. The onsite property manager, Damien, was beyond the best. Our golf cart broke down and Damien stepped in and made arrangements for repairs while we were able to go and enjoy our day. Highest rating all around for this property and it's owner and staff. We will definitely make this our place to stay on our next trip to Belize. Thank you to Charles, Damien and all the others that made this an amazing trip.

The house was clean, comfortable and well stocked with towels! The property was beautiful and the pool pristine. We truly enjoyed our chill slice of heaven. Damien took care of everything and coordinated transportation. He is on the property and attentive to guests. Charles was an amazing host providing details to help us get to the island and renting carts. This is one the best VRBO properties we have stayed at. Very good quality and value. Damien teaching us to climb the coconut trees. Being picked up at the beach for an otherworldly snorkeling tour. Beautiful grounds, rustling palms, sparkling pool, outdoor shower with spa quality hair care products. Gorgeous villa with local art and wood carvings. We had the time of our lives!!!

The property was nice and peaceful. We were welcomed in and assisted with luggage. Maid service was offered only after being there for a day or so, so we declined considering nothing was needed yet. There isn’t really a beach, but there is direct access to the water through a hedge. Nicely maintained pool area and some sand that my kids enjoyed.

This was a great place to stay for 2 couples! The 2 king beds were very comfortable. The whole house was very clean. Views could not be beat! Damian the care taker was amazing and so thoughtful. The pool was immaculate. We loved the location being in a more quiet spot but close to so many great places! We would definitely stay here again!

Spring Break Stay

We just returned from a stay in Belize at Coco Caye Village. The villas was very cute and comfortable. A crib was provided for our 18 month old. The grounds are well maintained and the pool is large and nice. We would definitely stay there again.

The villa perfectly met our expectations, offering a spacious, open design that made our stay comfortable and relaxing. The property was beautiful, well maintained and equipped with all the essentials. Communication was excellent—any questions were addressed promptly, giving us peace of mind throughout our stay. The convenient location near restaurants and bars made dining out a good option, and the small market close by offered an impressive selection for a quick meal or snack. This is a place we would definitely come back to.

Wonderful stay!

We had a great time at Caye Villas. Damian was amazing! He was super helpful, very friendly, always meeting our needs right away. The villa was spectacular! The upstairs balcony was a perfect place to enjoy some down time. We will be back!

Excellent communication with the owner and property manager. Damian was most helpful and the property was absolutely beautiful. Clean and well maintained. Safe and secure. Great location only 20 mins to San Pedro and about 10-15 min to secret beach. Pool was clean and refreshing as well. Would definitely go back here!

This property was the perfect place to stay in Ambergris Caye. The house itself was spacious and beautiful, Charlie and Michelle were helpful in organizing our transportation to and from, and the caretaker Damian, as well as Vladimir (security guard) and Ampera (housekeeper) were very friendly. 10/10 would recommend to anyone, and would stay here again in a heartbeat
