The Roseland cottage is a great place to stay! It's cute, clean and includes everything you need. We enjoyed the spectacular sunsets from the deck. We saw lots of wildlife, from dolphins in the river to bunnies in the yard! The grounds are peaceful and secluded yet close to stores and restaurants.
Location, location, location! The views are stunning, the fishing is amazing! This was the most relaxing vacation we have ever experienced. We have already had friwnds book
The place is clean, lots of store nearby, dock is shared with other renters on property, caught a few catfish, nice deck but rained on and off, wished it was covered but overall nice property

great views and a short boat ride to the main channel and Sebastian Inlet . We were there during the July 4 weekend and it was a great time at the local sandbar and fireworks.
Everything was nice and smooth. Sebastian is beautiful and so is the property. We caught many small snapper and jacks from the dock! Every day we saw dolphins and manatee swimming within feet from us. Highly recommend
The property was lovely! Exactly what we needed for our long weekend away boating with our kids. The dock is so nice to sit and relax and well equipped with slippage for boats. The owner was very nice and helpful with making sure we were set up. Even helped us get our trailer parked. We were very appreciative and would love to go back! Thank you Tom and Pam:)
The location of the property is excellent for anyone who loves to fish. The dockage was so convenient after launching the boat at nearby boat ramp. The cottage had everything you need for a comfortable stay. We did have a few hiccups during our stay, but they were resolved by the management. We will definitely be coming back next November.

This house was just perfect. Very nicely decorated & furnished. Has all the kitchen items you would ever need + more. Great mornings sitting on the back deck overlooking the water. Enjoy fishing from the very impressive dock. No need to bring any outdoor seating there is plenty of options there. Only negative would be the bad water smell from the inside running water.
Our first night on the property something kept banging on the bedroom sliding glass door we got no sleep. The bugs outside will carry you away I got ate up needs to have a screen Lanai. Ants were super bad on the kitchen counter. There was one roll of toilet paper for four people for 4 days, I had to buy more. Was not very happy with our stay.
The house is adorable with beautiful river views, the grounds are well taken care of and the new boat dock is the best with a covered picnic table area and Adirondack chairs at the end of the pier for relaxing and fishing. We keep our boat at the dock for the few days we were there and it was great when we wanted to go out fishing for the day. We had no rain but it was hot (90's) and windy 15 - 20mph but we went out on the Sebastian river the first day and only got catfish but the second day we made it out to the Indian River on the east side and got red fish, sheep-head, jacks and a bonnet head shark. The master bedroom is the room with the view a king size bed and sliding doors looking onto the river, great place to relax with coffee. We only live an hour and a half away so we will be back when it gets a bit cooler.
The cottage was the perfect place to recharge our batteries. We enjoyed sitting outside on the decks and on the dock watching the fish jump, the porpoise and a manatee swim by along with various birds such as herons and ospreys. We even watched a Space-X rocket launch! It was also a great central location to explore the area. We took several trips over to the beach and also visited Mel Fisher's Treasure Museum. The house had everything we needed in a beautiful, lush landscape. The views from the bedroom and living room were awesome too. The sliding glass doors need a little work as one was sticking and wouldn't slide open all the way, but not a big deal. The only other annoyance for which the owners had no control over was work being done on the railroad bridge nearby. It wasn't constant and we were out quite a bit during the day. Life does carry on in the area we vacation in regardless and that sometimes means roadwork and construction. We'd love to come back and stay here sometime in the future and I think we've sold the place to our cousin who visited and a few other friends and I'm sure they will be making reservations soon
We enjoyed our stay at this beautiful and unique property. The view is amazing. The deck and dock are a great place to relax. We enjoyed fishing off the dock and grilling out in the evening. Plenty of seating outside and room to have our family over to. There was even a fire pit and a horseshoe pit. Very well stocked kitchen. Plenty of towels and even a washer/dryer.
My constructive criticism is:
1. The owner was very responsive prior to our stay and answered questions I asked, however, once we got there, I was unable to receive a response to my questions even though I called and texted the number provided and emailed the same place I was getting my questions answered before. The first day we wanted to use the canoe that was advertised but there were no oars, I sent a couple messages seeking the oars and did not receive a response until after 10:00 p.m.-much too late to go canoeing. Someone did bring oars by the following day but we had plans so missed out on the canoeing we intended to do the first day. I also sent a message regarding how to turn the patio lights on and never received a response to that. The second day we were there, the owner text asking if we needed anything and saying she was sending someone to check on us, but no-one ever came.
2. Bugs! Once the sun sets, you will get eaten alive, bring lots of bug spray or plan to stay inside. We all had about 30-40 bites each on our legs and ankles when we got home from the weekend.
3. There is no set parking spaces, just kind of an empty lot. This lot is very soft sand and there should be some kind of warning or it should have been blocked off. My husband got his truck stuck in the sand and had to be towed out. The next night, another family member got their vehicle stuck and everyone had to push to get it out. Park as close to the cabin as possible.
4. Although I paid a cleaning fee and left a tip and the place appears clean visually, the grill was filthy with dirty paper plates, paper towels and foil inside. Your feet will also turn black if you walk around the house barefooted so could use a mop
5. Lastly, there is a very nice 2 head shower. However,the hot water is tricky and you must line the knob up just right. If you go to far to the hot side, it will turn cold again. The first night we took cold showers because we didnt know this and our text was not answered until late in the evening. A small sign in the bathroom explaining this would save others from having to shower cold
I love the old Florida feel of this property, so quiet and peaceful, the fishing is great too! I want to preserve these areas as they are some of the last Florida has to offer. You will not find a more perfect representation of what Florida means to so many of its natives.
