Thanks for the feedback. I'll make sure to restock the oven mitts and to count the silverware and stock as needed. The decks were just power washed and deck painted at the beginning of this season but will check for the nails and make sure they are knocked back down if sticking up .

Thanks for staying and hope you enjoyed. The house does have 3 bathrooms but the expansion space in the house must be purchased, as listed in BOLD in the listing in the first paragraph. This group did not purchase the extra space so it stayed locked. The back yard has lights and there is a switch for it. But this group must not have found it and did not reach out to me (I could have told them where it is). The TV comment is odd, as all other groups after this one had TV and all before it did. Not sure why they said they didn't. I use Direct TV and it is functional.

I'd like to add some context and truth to this review. First, the pool is not heated and is advertised on VRBO in the description as NOT HEATED. To understand this, simply read the listing. Second the house has 4, 33 gallon trash bins under the house to collect trash bags from inside the house. Because this check-in was on a Wednesday and trash pickup is on Monday, two of the bins had trash in them from previous renters. However, two of the bins were empty providing ample space to put the tenant's trash. Regarding her "dirty" comment, the house had just been professionally cleaned by a local cleaning company, not an individual or by me. I inspected it and the house was fresh as always and ready for check in. The "trash in the lawn" was from the cardboard boxes that the brand new pool loungers (five of them) came in and I had just put out for tenant enjoyment.On the beach, owners put cardboard etc in the front left corner of the property for the trash crews to pick up on Mondays. It wasn't "trash all in the yard" as the reviewer wanted you to believe here , that is ridiculous. We had 14 towels upstairs and 5 down. This group only had 10 people. Not having enough is bizarre to me. But the brand new washer and dryer is there for your washing needs if you need to wash them. I did not have the queen sleeper set in the house (sheets) as I didn't realize they would need it. I had given this group the expansion space FOR FREE (they did not book the house inclusive of the expansion space), which added sleeping capacity for 5 more people and added a full bath, so I figured no one would need to sleep on the couch sleeper. I guess I shouldn't have assumed that and had she reached out, we could have had a set delivered within the hour. But they were absent from the house. The smell she referred to is likely the coastal salt air smell that is native to the area and foreign to people from other areas. It's a function of humidity and salt and everywhere on the Island. It's not a function of dirt or filth as the reviewer wants you to believe and isn't "foul". To close this response, I reached out to Sharon the evening after check-in to see how the check in went and she stated that "the house was beautiful". I didn't hear another word from the group the entire stay and thought they were happy until they checked out and now this very unfair, mostly untruthful, and emotional review. I won't rent to her again. Please read the other reviews from other guests for perspective.

This is an unfair feedback response. This group was not happy from the minute they walked in. The biggest issue was the pool that did have algae in it from the previous renters as they didn't wash off before entering the pool. We had to treat it to get rid of the cloudiness and it took some time to finally clear. The tenant commented that the pool was beautiful once it cleared. The bulbs were replaced timely (there's more than one light in that bath) so this was not a material issue. The grill was explained to me that it was in "pieces", which was bizarre. Of course that wasn't the case. However, on the beach, the salt air corrodes the automatic starts on a gas grill requiring you to use a grill lighter. Perhaps this is what they didn't understand. If you aren't grill saavy, I can see this being seen as a disfunctional grill. My contract is a standard document that 50 tenants a year agree to, but this group took acception to as they were just the type of people that take acception to anything. The house has an expansion space that is extra money and not included in the base rate. This is written in BOLD in the listing in the 2nd sentence. If you don't read the listing, that's something I can't help. But it's super clear. To not read it, then complain to me that you need the space even though you didn't pay for it and comment negatively in the feedback, is ridiculous. For them to slight the downstairs space without ever seeing it tells you all you need to know about this tenant. The space is locked up until it's paid for. I guess she "imagined" what was behind the door. As she said, these are all minor things that she tried to leverage to get cash back. in the end, this is not a premium priced beach home, yet she tried to get it cheaper by leveraging small issues. It's in a great location, is clean, and well enjoyed by most people that stay. This tenant told me she wasn't trying to be a "Karen", which I find ironic. Look in the mirror, ma'am. Check the other feedback responses and make the determination for yourself.
