Relaxing sounds of the surf but has problems

Rating Details: The property manager was more than helpful. The vacation rental was clean. I was happy with the location. I was somewhat dissatisfied with the condition of the vacation rental. Overall, I do not recommend this vacation rental. Reviewer Comments: Positives: Fully equipped kitchen and laundry with a washer and drier. Upstairs there is both a shower, bathtub and loo (the later downstairs as well). Fans in two upstairs bedrooms not in bunk bed room. Nice small courtyard off living room with table, chairs and BBQ.Negatives: Poor lighting downstairs. The photo is inaccurate. Poor mattress in room next to bathroom upstairs. No aircon in house. Don't use the gas heater downstairs(fumes+++). Have reported to renters. Front door lock replaced when it broke. Smoke alarm replaced when it ceased working. ?Electrical wiring on top floor as it appeared to fluctuate or not work consistently. Furniture dated and couch sagged. Twenty minutes to nearest grocery store and 30 minutes from Kempsey.

Overall, I recommend this vacation rental. Reviewer Comments: We had a wonderful break in clean, tidy and spacious accommodation. The bed is comfortable, layout and facilities are great. The agent went above and beyond in securing us the accommodation after our previous booking cancelled on us, literally the day we were travelling. The agent said ‘you’ll love it’ and she was right.

Pet friendly

I booked this house thinking it was pet friendly meaning pets could come inside as well, it wasn’t until we had actually booked it and paid that we realised our dog had to stay outside, this made our stay not very relaxing because our dog is use to being inside and was constantly crying because he had to stay out.

Overall, I recommend this vacation rental. Reviewer Comments: Great week at Hat Head, catching up with relatives, fishing and general having a wonderful time. Accommodation was good value although only two of us were using it. Outside BBQ and table setting was used on a number of occasions by extended family members who did not have these facilities at their rental accommodation. House was little dark, and missed some basic kitchen items eg manual juicer.

Guttering has been leaking/ over flow at front door area and ground was very mossy and slippery. I think all guttering needs replacing. Being a roof plumber. Let me know and I can provide a quote.

The tiled downstairs area was really cool and comfortable for a large family. Upstairs is unbearably hot during the Summer/early Autumn period and could benefit from an air conditioner, but we survived hehe. Overall, we really enjoyed our stay!

Overall, I recommend this vacation rental. Reviewer Comments: The location is perfect. We were surprised at how spacious the property is. Unfortunately, the bath was filthy when we arrived. Also, when we called to book, I checked if the property was dog friendly and if we could keep our dog inside. We were told yes, as long as she didn't climb on the furniture. It was stressful then for us when we saw the sign saying 'No dogs inside for any reason' It was a stress then to keep her outside in the courtyard. Other than these two things, we were happy with the accommodation.
