As the property owner, we do our best to make sure our guests feel at home in our wonderful vacation property. Since this was a bad review, we asked the guests who checked in on the same day right after this gentleman to review our property for a second opinion. The guests gave us a perfect review with five starts and even stated that they are planning come back next year. Here was the review from the guests: Jo V Sun, Aug 14 – Sat, Aug 27, 2022 HomeAway 5/5 Wonderful vacation! Our stay at Terrys condo was incredible! Thank you so much Terry for allowing us to stay there! Everything is exactly as it is pictured. Although the pictures don’t do justice to how beautiful it truly is. The check in and out process was simple and quick. The only time we had any problems was towards the end of the trip with the tv. I reached out to Terry and within a few hours maintenance was out and had the issue resolved. Everything you could possibly need for your stay is right there at the condo. From the kitchen to beach chairs and towels, it’s all there ready for use. Yes, it is a bit of a walk to the water, but it’s absolutely worth it. When we weren’t hauling chairs and stuff the walk only took about 8 minutes. We were there for two weeks and already are planning on coming back next year! 9/1/2022 at 2:38 PM We list our property as two bedrooms (each having a king-sized bed), plus a queen-sized sleeper sofa in the living room. Therefore, the unit can sleep up to six (6) occupants with this marketed bed configuration. The condo association bylaws allow for a maximum of seven (7) occupants per unit. We therefore list seven (7) occupants as the maximum occupancy to accommodate groups that might have small children. Nowhere does our listing represent another bed for the seventh occupant. In the past ten (10) years, we listed the maximum occupancy as seven (7) occupants which worked out very well with all our past guests, with the exception of this one. We do not charge per occupant. It is the guest’s discretion if they feel comfortable with the seventh person residing in the property. Unfortunately, due to this incident we must limit the number of our future guests to six (6) occupants regardless of ages. On another note, this guest made unreasonable demands to my rental agent and threatened us for significant financial compensation OR we would receive this bad review (We wern't able to attach the threat text messages along with this owner response within VRBO system) My rental agent promptly purchased and delivered a queen-sized air mattress next day (Sunday). The washcloths were delivered on Monday. The guest never complained about a dirty bed. I would like to add that my rental agent also offered him a full refund should he decided to vacate the property. Of course, the guest declined. We, the owners and rental agent, always do our best to make guests feel at home. We work very hard to resolve any issues brought up by guests if there are any. This worked very well in the past. Many of our guests returned each year. Unfortunately, this particular guest’s actions were out of ordinary thus we could not concur.

Thank you for the valuable inputs. We are doing the best to provide complementary supplies such as soap, laundry detergent, paper towers, garbage bags, toilet paper, etc.. for the first few days of guest stay.

Updated information We conveyed Salvatore's feed backs to my rental agent who is responsible for cleaning the unit.The cleanliness issue was addressed. Here are some communications between me and my tenants who checked in on the same day Salvatore checked out. "Hi Terry, we have settled into your condo and are enjoying Marco very much. Sent you an e-mail yesterday about renting in 2020 from March 14 ..............." "Hi Lynn, Welcome to my unit, I will block the dates for you .......Let me know if you see any issues with my unit.......Terry" "Thanks, Terry. Tom travels with tools and tightened the dinning room table legs that was quite loose. No other issues in condo" Notes Tenant had since booked for 2020. Dear Salvatore, I am so sorry to hear that you were disappointed regarding the cleanness of my unit. I will forward your comments to my rental agent to make sure my unit is cleaned per your description. In general they did an excellent job keeping the unit clean. Hi Danae, Thank you very much for the excellent review of my unit. I am glad that you had a wonderful stay at Marco Island, and wish to see your return in near future. The condo complex suffered significant damaged by hurricane Irma which landed on Marco Island 2017. Since then all units are required to add hurricane proof windows or shatters by June this year. The construction will last till June. I am glad that it didn't bother you too much. Regards, Terry
