Theresa had the fridge stocked with cheese, crackers, soda, beer, water, and left a bottle of wine as well. The accomodations were clean and comfortable. We had everything we needed at our home base as we explored the area. We would definitely go back!
Peaceful but centrally located, rustic, private, comfortable & well appointed. Outdoor space was great, nice views of the lake and harbor, from high on the hill. Teresa and Ed exceed expectations providing necessary provisions on arrival including wine, beer, soda, cheese & crackers and breakfast items. Nice linens, & medicine cabinet had basic first aid items. We really enjoyed our time here, & look forward to staying again.
Our stay in the Guest Quarters was everything we wanted. It is comfortably appointed and very clean, and just a short walk to the center of the town. We enjoyed hanging out on the porch and relaxing- just what we needed. It was also easy to explore the Seneca Lake area. Theresa was very timely and thorough about check in and check out- everything went very smoothly. We were able to make simple meals for ourselves with all of the marvelous local produce. The kitchen, while not expansive ( e.g., there is not a full stove), provided everything we needed. It was a treat to have the fresh, fresh vegetables available at many nearby stands.We would stay at the Guest Quarters again! Thank you, Theresa!
This was a great home base for us as we explored the areas around Seneca and Cayuga Lakes. We very much appreciated the stocked fridge when we arrived, the place was clean and quiet, the view to the lake was gorgeous, and Teresa and Ed were excellent communicators both before and during our stay.
Beautiful view of the water, large well-kept lawn (morning deer like it, too!) no street noise, clean, simple cottage, wine, cheese and crackers set out for arrival, and very pleasant hosts!!
The place is immaculate. The covered deck is wonderful, overlooking the lake. We spent a considerable amount of time there, having breakfast, etc. Location is convenient - within a few blocks to the village. Theresa is a wonderful host. EVERYTHING was provided, not only linens, but also food (yes, a stocked fridge) and supplies (paper products, soap, coffee, etc...). Not one detail was overlooked. The toaster oven is a nice touch. Although this is attached to the main quarters, it is still exclusive. We had all the privacy we wanted. We're already talking about returning next year!
This was the perfect place for a long weekend for 2! Comfortable furniture, comfortable bed, cute furnishings, and a fully stocked fridge. With great outdoor spaces and a beautiful view of Seneca Lake and just blocks away from the town in Watkins Glen, we felt that we found a gem!
Great location for ground zero, close to downtown and easy access to lower lake breweries and wineries as well as the awesome Watkins Glen State Park. There was wonderful outdoor space to enjoy relaxing with a view of the lake. Ed and Theresa were very gracious hosts.
Private. We came to visit some wineries but wanted to just relax in the evenings and it was great. We took our little dog 7 months old and he loved property too!
Great jumping off point to explore the Finger Lakes. Perfect accommodations for the two of us and our small dog. Very comfortable, quaint and clean. We were busy exploring for three days but had time to relax and enjoy the peaceful, beautiful view of Lake Seneca from the porch. Theresa and Ed were gracious hosts and readily available if there was a problem (and there were none). Wish we wouldâve had a few more days to enjoy Watkins Glen, Western New York friendliness and this home away from home.
We really enjoyed our stay here. The cottage is charming and cozy with beautiful views. The bed was really comfortable. Perfect location, a short 2 minute drive into town. Weâd definitely stay here again!
This property was very clean with a distant but nice view of the lake. It was located close to the town but up a steep grade to get there. We especially liked the personal touches of drinks and food left for guests to enjoy. The property owner seemed nice but communicated in a passive aggressive way at times, which was confusing when we agreed to do all that she asked. Overall we enjoyed our stay and all that the area had to offer.
We enjoyed our stay. The view from this property was excellent. The host was very accommodating & easy to contact. The house inside was nice & comfortable but needed some repairs to the kitchen & bathroom sink's faucets, & it needed some basic kitchen supplies (glasses, mixing bowls & measuring cups & spoons). The deck & patio while very spacious needed some repair work.
Even though the weather was unseasonably hot our stay was delightful. The accommodations were spotlessly clean and comfortable. Theresa and her husband are very friendly and helpful. We enjoyed our stay.
Couldn't have picked a better place to stay - hospitality, convenience, location and other amenities - will definitely look forward to staying there again.
Peaceful, Private Quarters Overlooking Scenic Seneca Lake
Theresa and Ed were wonderful hosts. Very helpful with suggestions for our first visit to Watkins Glen from out of town. They even stocked the fridge with a few items for our stay! The private quarters were quaint, quiet and relaxing. The estate was beautiful with a great view of Seneca Lake. We loved being able to sit out on the porch and relax after a hike through the state park. Thank you Theresa and Ed for the care you took to provide a beautiful place to stay in beautiful Watkins Glen!!
My husband and I planned this relaxing weekend away as a birthday gift to each other. It was just what we needed. The guest quarters were quaint and clean. We especially loved the back porch with a view of the lake.

Such a wonderful 3 day visit made extra special by the hospitality and kindness of Theresa. The cottage has all you need to enjoy the Watkins Glen area. Downtown and WG State park are minutes away. Secluded but convenient with wonderful views of the Lake and rolling hills. Just a perfect spot to explore and enjoy.
My husband & I have had a summer vacation cottage on Seneca Lake for the last 40 years. We had been living in southwest Florida and managing our resort on Longboat Key and summering at our cottage on Seneca Lake. We sold our resort 2008. Due to family we moved to Watkins Glen and bought this estate house at the top of the hill with 5 acres and a beautiful lake view. We also bought a local marina (Frog Hollow Marina) that also needed lots of TLC. So we went from the good life as they say of retirement to a life of having fun working. The house was totally cool but needed lots of TLC. We contemplated a B&B as the main house has 6 bedrooms/ 4 bathrooms and two 1/2 bathrooms. The house is a 5 year project and every year it remains a 5 year project. The guest quarters apartment had not been used for many of years by the previous owners so after deciding not to do a B&B we fixed up the Guest Quarters Apartment for a vacation rental. This year (2015) we are adding The West Wing Guest Quarters consisting a of bedroom/sitting room/bathroom. Our two separate quarters are a great place to hang out when visiting Watkins Glen and the surround area. Feel like you are in the country but just walk down the hill and you are in the heart of The Village of Watkins Glen. We love that we are so close to everything but so far away.
Rose Hill Guest Quarters & The West Wing Quarters - the perfect place to be when visiting Seneca Lake and the Village of Watkins Glen. We sit on 5 acres at the top of the hill overlooking Seneca Lake and the Village. Walk down the hill to the Village for casual or sophisticated dinning. We are directly up the hill from the beautiful Harbor Hotel. We do have a car garage if you need to get that special car out of the weather. This is a one of a kind place for your special get away. We do except small pets under 15 lbs only in the Guest Quarters.
Your own Guest Quarters on our five acre estate property overlooking the Village of Watkins Glen and Seneca Lake. Rose Hill Guest Quarters is at the top of the hill up from the Harbor Hotel with a beautiful view of Seneca Lake and the Village Marina. You have your own private porch, sundeck and BBQ. It's a great place to enjoy all the pleasures that the area has to offer but feel that you have your own private getaway. Walk down the hill for a pleasant evening on the town or stay at your Guest Quarters - BBQ, drink a little wine and enjoy the view. RELAX, KICKBACK, DON'T WORRY!
