The villa is located at the top of a hill, 590 metres above sea level. The most interesting peculiarity is the climate of the place, in fact, in the afternoon, there is always a cool breeze; the local farmers call it a 'sea breeze' because it comes from the sea, which is 40 kilometres away.
The panorama is splendid, stretching over the valley to Lake Bolsena and beyond to the Vulsini mountains that surround the lake.
The garden is characterised by a natural lawn and oak trees, and is equipped with tables for outdoor dining with an unobstructed view of the panorama.
At the edge of the garden, on the ridge of the hill, is the swimming pool with a paved edge in chestnut planking. surrounded by ornamental pots and deck chairs.
The villa is accessed by a paved road that climbs for about 200 metres, into the woods that form a splendid green tunnel, which is completely illuminated at night.
The privacy of the villa, the garden and the pool is total.
