SLEEPING ARRANGEMENTS
• Bedroom 1: (1) King Bed with premium memory foam mattress and Smart TV
• Bedroom 2: (2) Queen Beds with premium memory foam mattresses and Smart TV
• Bedroom 3: (2) Queen Beds with premium memory foam mattresses
• Bedroom 4: (1) Queen Bed with premium memory foam mattress

The bedrooms comfortably sleep up to 12 guests. Two additional sofa beds - one in the game room and one in the sunroom - can accommodate up to 4 additional guests, for a maximum sleeping capacity of 16. Fans are provided, but the game room and sunroom do not have A/C or heating.

WADING POOL & HOT TUB SAFETY
• The wading pool and hot tub are not supervised. Children must be supervised by an adult at all times. Guests use these amenities at their own risk.
• Pool is not equipped with a heating system and cannot be heated
• Pool maintenance is scheduled every Wednesday around 11 AM
• Occasionally, gardeners or staff may visit for outdoor maintenance

COOLING & ENERGY USE
• Please help us conserve energy by keeping doors and windows closed while the A/C is running.
• When the property is unoccupied, turn off appliances, stove, oven, A/C and heater, and lights to save energy.


**PROPERTY RULES**

We want you to have a wonderful and worry-free stay. These standard Property Rules help us keep the property comfortable, safe, and enjoyable for everyone.

By booking, guests agree to follow the Property Rules outlined in this listing and the additional Property Rules provided after booking. Reasonable fees may apply for items that are damaged, lost, or missing during your stay. We understand that accidents happen! If something is accidentally broken or damaged, please let us know as soon as possible. We genuinely appreciate honesty and will always do our best to work with you!

• Shoes Off Indoors: Please remove shoes when entering the home to help us keep the floors clean and comfortable for everyone
• Garage: Please do not open or access the garage door.
• Check-In & Check-Out: Check-in is at 4 PM and check-out is at 10 AM. If you need additional time, please reach out to us in advance and we'll do our best to accommodate you. Unapproved late check-out that delays our cleaning team may result in an additional fee.
• Quiet Neighborhood: We ask that you be mindful and respectful of our neighbors. No loud music, events, or parties are permitted. Outdoor gatherings, noise, and music must end by 9 PM. If a disturbance occurs and neighbors or law enforcement are called, guests may be asked to leave without a refund.
• NO SMOKING: Smoking is not permitted anywhere on the property, including outdoors and in the driveway. Smoking includes but is not limited to: cigarettes, cigars, vapes, & cannabis. Each violation of this policy will result in a $1,000 penalty and guest(s) may be asked to leave immediately without refund.
• Guests & Visitors: Only registered guests may stay overnight. Please message us in advance if you'd like to have visitors at the property.
• Pets: No pets are permitted. Unauthorized pets may result in additional cleaning and applicable fees
• Please avoid moving furniture & large items or unplugging electronics
• Please return games, equipment, kitchen items, and other belongings to their original locations after use. This helps us prepare the home for the next guests.
• Supervise children at all times in all areas of the property, especially around the pool and hot tub
• Please treat the property, furnishings, and amenities with care. We understand that accidents happen! If something is accidentally broken, damaged, or otherwise goes wrong, please let us know as soon as possible. We will always do our best to work with you. Reasonable fees may apply for items that are damaged, lost, or missing during your stay.

In the event of early termination due to violation of the Property Rules, your reservation will be non-refundable. Additionally, if we discover that the Property Rules have been broken, we reserve the right to file a claim.

NATURE SETTING
• Our property is in a natural environment, so insects or small animals may occasionally appear. We regularly use professional pest control, but keeping doors and windows closed will help prevent this.

SECURITY CAMERAS & NOISE MONITORS
• 2 interior noise monitors are installed inside the home. They do not record audio or video and are used only to monitor noise levels and help maintain quiet hours.
• 8 exterior security cameras overlooking the front, side entryways, and backyard for added peace of mind (non-intrusive, outdoor only)

BBQ Grill Cleaning Policy:
• Guests are kindly asked to clean the BBQ grill after use. Please return it to its original condition, including both the cooking surface and the lower area where grease and food debris collect.
• Grill cleaning is not included in the regular cleaning fee. A $150 fee will be charged if the grill is left dirty.

Propane Tanks
• We try to keep barbecue and fire pit propane tanks full. Occasionally, a tank may be empty. If this happens, we kindly ask guests to swap it at a nearby gas station, and we will refund the cost.

Packages & Lost Items
• We cannot guarantee receipt of deliveries during your stay. Guests assume responsibility for any delivered items.

• The back of the property behind the gate and the side road north of the property are restricted areas and may not be accessed

The property owners and hosts are not responsible for accidents, injuries, or illnesses that occur on the property or while using its facilities. They are also not responsible for the loss of any personal belongings or valuables. By accepting this reservation, you acknowledge that all guests assume full responsibility for any harm or injury that may occur to themselves or to anyone they invite onto the property.

Upon booking, you and your party acknowledge that everyone in the reservation has fully read, understood, and agreed with the Property Rules and surveillance conditions. We reserve the right to cancel your reservation and enforce fines if these rules are broken. Booking of this property is an acceptance of the Property Rules.
