Hilltop Oasis - Epic Views, Pond & 30 Acres

Escape to 30 beautiful acres in the Finger Lakes, with sweeping country views, open skies and a picturesque swimming pond. Spend mornings with coffee on the deck, afternoons swimming or exploring, and evenings grilling, gathering around the pond-side fire pit or watching the stars. This comfortable 3-bedroom, 2-bath home sleeps six, with plenty of room to gather and unwind. Hike, cross-country ski, enjoy brilliant fall foliage, or simply slow down and enjoy the quiet.

Welcome! We hope you enjoy your stay at the Blue House and your time on Nobles Hill. Please make yourself comfortable and enjoy the house, deck, pond and surrounding property.

PROPERTY & QUIET HOURS

The garden shed, studio, cottage and gardens are private and are not included as part of the Blue House rental. Please respect these areas and the privacy of our cottage guests.

Our neighbors are friends, and we appreciate your helping us maintain the peaceful character of Nobles Hill. Please observe quiet hours after 10pm. Parties and events are not permitted on the property.

WIFI

The modem/router is located in the bedroom with the queen bed. The WiFi network name and password can be found in the binder on the kitchen counter.

Please keep the modem/router plugged in at all times, even if you are not using the WiFi.

Smart TV

The living room is equipped with a Samsung Smart TV.

Popular streaming apps are already installed, including:

KITCHEN

The kitchen is stocked with cookware, dishes, glassware, utensils, and basic cooking essentials. Please use only silicone, nylon, or wooden utensils with the nonstick cookware. Complimentary coffee and tea are provided to help you settle in

HEATING & COOLING

The home is heated with electric baseboard heat. There is a thermostat in each bedroom as well as the living room.

A window air conditioner is provided during the warmer months in the master bedroom. There are fans in the closet located in the Queen Bedroom as well as ceiling fans in each bedroom. Please turn off the AC when leaving the house.

There is a dehumidifier system in the house. The thermostat for the dehumidifier is in the hallway.

Please do not adjust or turn off the dehumidifier system.

POND

Guests are welcome to enjoy the pond for swimming and relaxing. The pond is approximately 15 feet deep at its deepest point. The pond and pond area are shared with guests staying at our cottage.

There is no lifeguard, so please swim at your own risk and supervise children closely at all times. Please bring your own flotation devices. The pond is not stocked with fish.

The pond is shared with guests staying at the nearby house on the property.

FIRE PIT

The fire pit in front of the pond is available for guest use. Please bring your own firewood.

Please keep fires at a manageable size and never leave a fire unattended. Fully extinguish the fire before leaving the pond area or going to bed. Please do not use the fire pit during unusually dry conditions or if there is a local burn ban.

DECK & GRILL

The deck is yours to enjoy during your stay. A propane grill is provided, and propane is supplied. You'll also find grilling tools, including tongs, a grill scraper and meat thermometer in a drawer in the kitchen.

Please make sure the grill and propane are turned off when you're finished and leave the grill reasonably clean for the next use.

If you make use of the outdoor deck lights, please keep the privacy curtains down.

TRASH & RECYCLING

Please leave trash and recycling in the appropriate cans in the kitchen. The cans are located in the last drawer on the left along the kitchen counter. The front can is for garbage, and the back is meant for recycling.

If either bag becomes full during your stay, please tie it securely and leave the full bag in the mudroom. Replacement bags are located underneath the kitchen sink.

If you have several full bags during a longer stay, send us a message and we'll be happy to arrange a pickup.

EXPLORING THE PROPERTY

You are welcome to walk and explore the property, but please be mindful of the private areas noted above. Hunting and ATVs are not permitted anywhere on the property.

Nobles Hill is also wonderful for walking. It is a quiet dead-end road approximately 1.5 miles long with a substantial hill and beautiful countryside views, particularly during fall foliage season.

COUNTRY LIVING

The Blue House is in a rural setting surrounded by fields, woods and wildlife. Part of the experience is enjoying the sights and sounds of the countryside.

As with any rural property, you may encounter ticks, mosquitoes and other insects, as well as wildlife. The property also has natural and uneven terrain, so please use appropriate footwear and take care while exploring, particularly after dark.

Start the dishwasher (pods are under the sink)
Place used towels on bathroom floors.
Turn off lights.
Turn off AC.
Lock all windows and exterior doors.

No need to strip the beds.
