Welcome to our restored 1940s duplex in the heart of Summerhill. Over the past three years, our family has carefully brought this home back to life, preserving its original character while adding the comforts that make exploring Atlanta easy.

Guests have full access to their part of the duplex.

Free street parking is available directly in front of the home. There is convenient off-street parking available behind the home for guests to use. The parking pad is shared with other guests, so please park on the far right side, leaving room for two additional vehicles. If your vehicle has very low ground clearance, we recommend using the free street parking out front.

Free street parking is available in front of the home, and shared off-street parking is also available in the rear, giving you the flexibility to come and go with ease.

Summerhill is a highly walkable neighborhood, with Georgia Avenue`s restaurants, cafés, breweries, and local shops just a few minutes away on foot. Many guests enjoy leaving the car behind while exploring the neighborhood before venturing out to Atlanta`s larger attractions.

Uber and Lyft are readily available and provide quick, convenient access to Downtown, Midtown, Mercedes-Benz Stadium, State Farm Arena, and Hartsfield-Jackson Atlanta International Airport.

Public transportation is also within easy reach. Nearby MARTA bus routes connect to the rail system, making it simple to reach destinations throughout the city without driving.

If you`d like to explore on two wheels, Atlanta`s BeltLine, Grant Park, and surrounding neighborhoods are just minutes away by bike or scooter. Shared e-scooters and bike-share services, including Bird and Lime, are commonly available throughout the area, offering a fun and flexible way to experience the city at your own pace.

➤ We can only accept reservations within 15 days of arrival or within 15 days of the current renter`s check-out date to better manage availability—please check back closer to your desired dates if your trip is further out.

➤ This home has steep exterior stairs, is not childproofed, and is not suitable for children under 12.
➤ Starter kitchen, bathroom, and laundry essentials are provided; guests are responsible for replenishing supplies for longer stays.
➤ Pets are not allowed.
➤ Maximum occupancy must not be exceeded.
➤ Only registered guests are permitted on the property—no unapproved visitors.
➤ No third-party bookings (the reservation must be made under your own account).
➤ No parties, events, smoking, vaping, marijuana use, or open flames (candles, incense, or sage).
➤ Quiet hours are from 10:00 PM to 8:00 AM. Please be respectful of neighbors and other guests on the property.
➤ Early check-in and late check-out may be available upon request, subject to availability.

1. Upon booking, you will receive a rental agreement/check-in form that you are required to sign and return before your arrival.

2. Guests acknowledge that they will keep their noise level to a minimum after 10:00 pm; please be respectful of the neighbors. We have a noise detector inside the unit that alerts us, and neighbors may contact us with any issues.

3. No parties or events allowed.

4. Guests must provide us with a valid working phone number & guests listed on the reservation must report to us within 2 hours from the time of arrival if anything in regards to cleanliness does not meet their standards so we can help address the situation as soon as possible.

5. NO SMOKING or use of fire permitted in the rental; guest acknowledges that no `smoking` includes the use of vape pens and marijuana and `use of fire` includes the lighting of candles, incense, or sage. We have a smart smoke detector inside the unit that will alert us. There will be a $200 charge per day of reservation if this rule is not followed.

6. There cannot be more than the allowed number of guests in or on the property at any time. Violation may result in immediate removal of all guests without refund. Unauthorized guests exceeding the maximum occupancy will be charged $50 per night, per extra guest. We do have exterior cameras in place to ensure that only registered guests are entering the property. Exemptions may be made for daytime visitors, but they must be approved in advance—please let us know ahead of time if you plan to have any visitors. No unauthorized overnight guests are permitted.

7. Unauthorized late check-outs will incur a late check-out fee equal to 10% of the base price. This fee helps cover housekeeping costs when the agreed-upon check-out time is not observed.

8. Guests who make reservations for over 30 days must sign our standard lease agreement.

9. As part of our commitment to maintaining a clean and comfortable environment for all guests, we require a midterm cleaning for reservations lasting 30 days or longer. The midterm cleaning will take place around the 15th day of your reservation. This cleaning is mandatory and is designed to ensure the continued cleanliness and hygiene of the property.

10. The cleaning fee for the mandatory mid-stay clean will be charged separately.

11. Pets are not allowed.

12. Excessively dirty units will incur an additional cleaning fee and will be evidenced with photos.
