YOUR LAKE-VIEW HOME BASE FOR THE MAGIC OF ORLANDO If you're planning an Orlando family trip — Disney, Universal, SeaWorld, or all three — and you want a real home to come back to at the end of every park day, this lake-view condo at 13427 Blue Heron Beach Drive is built for exactly that. We're tucked into Lake Buena Vista, the residential pocket that hugs the western edge of Walt Disney World, on the shore of beautiful Lake Bryan. From the balcony you'll watch the Florida sun melt into the water; from the lobby you're a short, easy drive to every gate. Past guests have called this place "perfect," "spacious," and "beautiful," and they've rated the location 9.7/10. Most importantly, they've come back — multiple repeat stays from families who tried it once and made it their tradition. SPACIOUS LAYOUT FOR UP TO 8 GUESTS The condo is a true two-bedroom, two-bathroom apartment — not a hotel room with a kitchenette. You get a separate living room, two private bedrooms behind real doors, two full bathrooms, and a real kitchen. The total sleeping configuration accommodates up to 8 guests: Bedroom 1 has 1 king bed — the parents' retreat after a long park day. Bedroom 2 has 2 twin beds and 2 bunk beds — designed for kids and cousins, with the bunks a perennial favorite. Living room has 1 queen sofa bed — sleeps two, perfect for teens, an extra cousin, or grandparents joining for the weekend. The two bathrooms (each stocked with a hairdryer) mean nobody fights for the shower at 7 AM when you're trying to make rope-drop. Central air conditioning keeps the whole apartment cool in Florida summers, and the flat-screen TV anchors the living room for movie nights and Disney+ marathons. A KITCHEN THAT PAYS FOR ITSELF If you've stayed near the parks before, you know food is the silent budget killer. This condo's fully equipped kitchen lets you flip the script. You'll find a full-size refrigerator and freezer, stovetop, oven, dishwasher, microwave, tea & coffee maker, plates, glasses, mugs, cookware, utensils, counter space for prep, and a kitchenette area for casual meals. A 10-minute drive puts you in front of a Publix and Walmart Supercenter — load up on breakfast supplies, snacks for the parks, and a couple of easy dinners and your trip suddenly costs a few hundred dollars less. Coffee on the balcony before park-open is one of the quiet pleasures of staying here. THE BALCONY, THE LAKE, THE SUNSETS Real talk: the lake view is the reason to book this condo over the dozens of identical-looking units in the area. Lake Bryan is a clean, scenic Florida lake, and from your private balcony you'll watch herons and egrets in the morning and a wash of pink and orange across the water at golden hour. This isn't a parking-lot view or a "lake view" that turns out to be a retention pond — it's the real thing. Bring your camera. RESORT AMENITIES THAT MAKE A DIFFERENCE The condo sits inside a managed building with serious amenities. There's a heated outdoor swimming pool, kept open every day until 11:00 PM — a guest favorite, especially after a hot park day. A hot tub / Jacuzzi is on-site for parents who need to soak after Animal Kingdom. The elevator in Tower 2 is important when you've got luggage, strollers, and a tired three-year-old. Free private on-site parking is essential for park-going families and a real money-saver vs. on-property hotels that charge $30+/night for parking. And there's 24/7 on-site reception — a real human at a real desk any hour of the day or night, whether you're arriving on a red-eye or have a question at 2 AM. WIFI, WORK-FROM-ANYWHERE, AND LONGER STAYS Free WiFi is available throughout the property. LOCATION, LOCATION, LOCATION Drive times from the condo: Disney Springs is 4.4 km / 2.7 mi (~ 8 minutes) — free parking, free entry, restaurants for every craving, the LEGO store, the Coca-Cola rooftop bar, World of Disney; a great no-park-ticket evening. Walt Disney World is 10 km / 6.2 mi (~ 15 minutes) with all four parks within easy reach. Disney's Boardwalk is 7-8 km / 5 mi — strolling, dueling pianos at Jellyrolls, and direct boats to Epcot and Hollywood Studios. SeaWorld Orlando + Discovery Cove are 8 km / 5 mi away. Universal Studios + Islands of Adventure are about 15 minutes by car. Orlando International Airport (MCO) is 22-24 km / ~ 14 mi (~ 25 minutes via SR-417). Lake Bryan is 1.4 km — that's the lake you're looking at. For meals and supplies you literally walk: Subway (100 m), Starbucks (100 m), Dunkin' (250 m). There's also a Walgreens and a CVS within five minutes, a TJ Maxx complex nearby for that one thing you forgot to pack, and dozens of restaurants along Apopka-Vineland Road and SR-535. WHO THIS CONDO IS BUILT FOR Families with kids — bunk beds, sofa bed, real kitchen, pool, free parking, kid-friendly distance to the parks; we see a lot of repeat family bookings for spring break, summer break, and Christmas-holiday-week stays. Multigenerational trips work well here — grandparents in the king room, parents on the sofa bed, kids in the bunks; everyone has their own space. Weekly stays and longer vacations get the most out of the kitchen, laundry, and pool. Snowbirds and remote-work months: desk, fast WiFi, full kitchen, 30-90-night stays accepted. WHAT TO KNOW BEFORE YOU BOOK Check-in is 3:00 PM – 12:00 AM. Late arrivals are no problem — reception is staffed 24/7, so just message us with your ETA. Check-out is 10:00 – 10:30 AM. Photo ID and a credit card are required at check-in (standard for the building). Key collection is at the on-site reception desk (open 24 hours). Cleaning fee is $150 per stay (a flat fee — the longer you stay, the lower the per-night impact). House rules: no smoking anywhere on the property, no pets (service animals welcomed in compliance with the ADA), no parties or events, no bachelor/bachelorette gatherings; children of all ages are welcome.
