‣ Your private backyard retreat is the perfect place to reconnect — soak in the hot tub, fire up the BBQ for a backyard feast, gather around the fire table on cozy evenings, dine al fresco on the private deck, and unwind in the fully fenced backyard that's peaceful and all yours.

COMPLIMENTARY AMENITIES
We provide a starter pack of essentials including complimentary WiFi, Netflix, tea and coffee, soap, paper towels, toilet paper, and other basics to get you started. Supplies are set up to last approximately 7 days. For extended stays beyond this, guests will need to purchase and maintain any additional items they require.

IMPORTANT NOTES & POLICIES - PLEASE READ BEFORE BOOKING

HOT TUB RULES:
-hours of operation 7 am - 10 pm a night
- The hot tub temperature must be set between 35°C to 40°C (95°F to 104°F) to maintain an optimal level.
-hot tub is intended for registered guests only during the duration of their stay
-please use the washroom and shower prior to using the hot tub to minimize amount of deodorant, oils, cream and dirt etc. that end up in the water.
- Please note that bubble bath, soaps, or oils are prohibited from the hot tub. If bubbles are found, a full drain will be required at a cost of $500 plus tax.
-hot tub sessions are to be limited to 30 minutes or less
-only potty trained children should be allowed to use the hot tub
-no glassware in the tub or anywhere near the hot tub area
-please make sure to only wear proper swimwear in the hot tub as regular clothes leach detergents into the water which creates excessive foam.
-no food or other drink permitted in the tub
-do not remove the chlorine or pool monitor from the hot tub
-cover is to be placed back on after each use

*if glass or other debris are found in the hot tub, a full drain and clean will be charge of $500

PRE-ARRIVAL REQUIREMENTS (AFTER BOOKING)
To ensure a smooth and secure check-in, ALL guests must complete a short pre-arrival process AFTER the booking is confirmed. This is managed through a third-party guest portal and helps protect both you and the home. This verified process keeps everything platform compliant and ensures a worry-free stay for both guests and hosts.

Here's what to expect:

‣ Damage Waiver ($50 – Covers accidental damage up to $700. (No deposit hold required) OR
‣ Refundable Security Deposit ($700) – Pre-authorization only; collected 24 hours before check-in and released 5 days after checkout if no damages, missing items, or issues.

Please note: a 2% payment processing fee is retained by our payment processor — this means the refunded amount will be $686 CAD rather than the full $700. This fee is charged by the processor and is outside of our control. If you cancel your reservation before the deposit is processed, you will not be charged this fee.

Please note: The damage waiver covers accidental damage only. It does not cover smoking, intentional or negligent damage, policy violations, or pet-related issues. Such costs may be charged separately. By booking, you confirm your agreement to these terms.

Rental Agreement
‣ Confirms you've reviewed our terms and helps us verify that all stays are safe, respectful, and fully insured.

ID & Selfie Verification
‣ A valid ID and selfie are required to verify the booking guest and ensure the safety and integrity of our home.

EARLY CHECK-IN / LATE CHECK-OUT
‣ We are strict on check-in and check-out times due to cleaning needs, but may allow up to 2 hours of flexibility with at least 24 hours' notice. A small fee may apply and is subject to approval, as early arrivals or late departures aren't always possible. If the home is ready sooner, we'll let you know.

LOST OR FORGOTTEN ITEMS
‣ Please double-check before leaving. Items left behind are stored for 14 days, then donated or discarded. Coordination for pickup or return will incur a shipping and admin fee. We are not responsible for items left, lost, or damaged after departure.

MAIL & PARCELS
‣ We do not have access to a mailbox at this property. Please do not use our address for receiving mail. If you require postal service, contact a local post office for options. For larger parcels, arrange door drop-off or depot pick-up. We are not responsible for retrieving, storing, or replacing any mail or packages that are lost, delayed, or mis-delivered.

MAINTENANCE & ACCESS
‣ Emergencies may require entry without notice. For non-emergencies, we will always provide notice where possible. Guests will always receive a message from us as soon as possible in all situations.

ADDITIONAL GUEST FEE
· There is a small nightly fee for each guest beyond 4. This helps cover extra supplies, cleaning, and general wear. If you're booking for more than 4 guests, this fee is already reflected in your nightly rate — no extra charges will be added after booking.
· All additional fees are subject to GST (5%) and Alberta Tourism Levy (6%) for a total of 11%.

CANCELLATIONS
‣ We follow our posted cancellation policy, please ensure that you read and understand this policy at the time of booking. We strongly recommend obtaining travel insurance to protect against unexpected cancellations or travel disruptions.

EXTERIOR CAMERAS
· Please note there are exterior security cameras on both the front and back of the suite that record to the cloud 24/7 for the safety of our property and neighbourhood.

LIABILITY, VIOLATIONS & LEGAL NOTES
‣ Guests are responsible for their group. The property owner and/or management company is not liable for personal injury, loss, or damage. Please report any damage promptly and return all provided items to avoid additional charges. Legal action may be taken for chargebacks or unpaid damages, including recovery of legal fees. Violations of house rules may result in immediate termination and removal without refund.
