The Space:

Here on the white sandy shores of Panama City Beach, you'll be treated to a private, furnished balcony overlooking the Gulf of Mexico - the perfect vantage point for watching the beach come alive with your morning coffee or fresh squeezed orange juice in-hand. Inside this exquisitely decorated, 11th floor condo, you'll find a well-equipped, full kitchen with a breakfast bar, a dining table for six, and an open and sunlit living area with comfortable sofas, a cable-equipped flatscreen TV, and sliding door access out to the balcony. While staying here, you'll also enjoy complimentary, seasonal beach service, and a variety of incredible on-site amenities including covered and outdoor pools, a lazy river, fitness center, shared grills and picnic tables, and a fun-filled donut/coffee shop.



This Gulf-front resort sits right on the beach, allowing you to swim, surf, and sunbathe with ease. You'll be less than three miles up the road from Gulf World, the Russell-Fields Pier, and Pier Park, where you'll find more than 100 stores, great restaurants, movie theaters, and the Panama City Beach Skywheel. Head to Rosemary Beach (eight miles west) for a scenic drive along 30A, and come home for spectacular sunsets and tropical cocktails at the Riptide Snack Bar right on the resort grounds.

Explore the vibrant neighborhood surrounding our beachfront condo in Panama City Beach! Step directly onto the pristine white sands and enjoy the sun, surf, and stunning views. You're perfectly positioned to witness breathtaking sunrises and sunsets over the Gulf. For entertainment, Pier Park is a short drive away, offering a variety of shops, restaurants, and attractions like Ripley's Believe It or Not and WonderWorks. If the weather isn't cooperating, enjoy indoor fun at Dave & Buster's or catch a movie at the AMC theater, also located at Pier Park. Embrace the 'Fun in the Florida Sun' and create unforgettable memories!



Other Things to Note:

REFRIGERATOR: There may be a 12-hour delay in the cooling process of the fridge when you first arrive and load groceries, so please plan accordingly.

SECURITY: Security is on-site from 5 pm to 5 am nightly.

FRONT DESK: The front desk is open daily from 9:00 am to 4:00 pm CST.

FITNESS CENTER: The fitness center is open from 7 am to 9 pm. Please wear shirts and shoes at all times and wipe down equipment after use. The fitness center is located in the east tower on the Lobby Floor.

COFFEE SHOP: The shop is open from 7 am to 2 pm daily. The shop is located in the West tower on the Lobby level.

POOL: The pool/spa are open from 8 am to 10 pm. No horseplay is allowed.

QUIET TIME: Quiet time is from 10 pm to 8 am. Thank you!

RULES: No smoking or pets are allowed. No emotional support animals are allowed per HOA regulation.

AC: Do not turn the AC below 70 degrees or above 78 degrees to avoid issues. Please also keep balcony doors closed while the AC/heat is on.

RIPTIDE BAR AND GRILL - The poolside grill is open from March to September. Located by the Ground level pool area.

BEACH SERVICES- We are not associated with beach service. Beach service may be complimentary to some units via Splash HOA/Owner(s), Guest must visit the Beach Hut located on the beach for more information regarding if beach service is complimentary for the booked unit or the pricing and availability.

LUGGAGE CARTS- Luggage carts are located on the lobby level of the parking garage; first come first serve.

PARKING: Palm Coast Code Chapter 44-Parking on the street or lawn is prohibited. -Parking in the swales is prohibited between 1:00 AM and 6:00 AM. -Only licensed passenger vehicles, which include an automobile, motorcycle, moped, passenger van, SUV, or pickup truck may be parked in residential zones.-Recreational vehicles may not be used for overnight lodging in any driveway.-No vehicles of any kind may be parked overnight on undeveloped private property.-It is prohibited and unlawful to park or store a utility trailer at any time.-Trailers and recreational vehicles must be stored in an off-site storage area (RV’s, Boats, travel trailers, utility trailers, etc.) No commercial vehicles allowed. Should you have any questions about what is allowed to be parked at this residence please contact us immediately.

THE BEACH: The 'wet sand beach' is not private property, so enjoy sitting, relaxing or building sandcastles on the white sandy beaches. If you dig holes in the sand, please fill in the holes so baby turtles just hatched, don't get trapped in the holes. The 'dry sand dunes' are off limits. It’s considered private property. The sea oats and sand dunes act as a wall to help protect property from storm surges. The dunes are also part of the coastal ecosystem that hosts a wide range of animals. From shoreline birds, beach-nesting birds, sea turtles and dune mice. The survival of these animals is by protecting the sea oats and sand dunes which are very fragile and cannot survive being trampled on.

Is there any food in the vacation home? No. All open food products including salt, pepper, sugar, seasoning and coffee are thrown out after every check-out.

Is there a church or chapel at the resort? No, the closest church is PCB First Assembly of God. The church is 0.6 miles away and has a Wednesday worship at 7:00 PM with a complimentary dinner from 6:00 PM - 6:40 PM Sunday worship 10:30 AM

What time is check in? Your check-in will be promptly at 4 PM.

Is there entertainment close by? Yes, Pier Park (Panama City Beach), an outdoor mall with plenty of places to choose to Eat, Drink, Shop & with Entertainment that includes a fishing pier, Dave & Busters and the SkyWheel ferris wheel.

CELL PHONE RECEPTION: Your vacation is in paradise. Long stretches of pristine beaches made up of the brightest of white sands. Refreshing and relaxing. Unfortunately, this beauty limits the amount of cell phone towers in the area. The coverage is marginal with one or two bars and even worse when the network is over capacity with thousands of visitors in town.



Interaction with Guests:

ARRIVAL: Check-in starts at 4 PM CST and is guaranteed by 6 PM. You may check into your condo using the code in the check-in email. You will need to register with the Splash Gift Shop. The hours of operation are from 8 am to 4 pm daily. Parking passes must be displayed on your vehicle and wristbands must be worn in order to use on-site amenities. If you are checking in after the desk is closed, you will need to stop by the following day to retrieve the materials. You may still use the amenities if you arrive after hours.

Our stay

Property is on the nice quiet side of Panama City , check in process is smooth and easy, parking is perfect and easy to get to. The rooms are so nice and clean . We had 4 adults and 3 small children 5 and under and the room was so spacious with the most perfect view . If you have any questions the host is right on site and they are the most nicest people to answer all your questions . We will stay again

Check in and out is the worst

Check in and out is horrendous. Very frustrating to get a cart to carry all of your belongings from the parking across the street via over-road walkway. Other than that the condo was neat and as expected. No a/c in elevators, though. Takes long to get in and out of elevator. They are always full.

Not pleased.

The location is great, however the cleanliness wasn't up to par and there was a broken sink pipe in the master bathroom where my Wife slipped in the water on the bathrooms floor. I called for maintenance but they couldn't fix the pipe due to not being licenced plumbers, so I had to keep cleaning the water up for the duration of our stay. Overall it's a nice place, my family just had a bad experience.

Great Vacation Home

This property was great. We thankfully didn't experience long waits at the elevator and the resort was never too crowded which was an awesome surprise coming the last week in June - July 3rd. Accessibility anywhere on the property is super convenient, the balcony is HUGE and well stocked with furniture to sit out and enjoy both the city view and ocean views in the end apartment. We were two families sharing a space which worked out great that both bedrooms had a bathroom connected outside of the common space. Favorite things: 1. HUGE balcony with plenty of furniture and breathtaking views. Had 2 loungers, 2 chairs, and a high table with 3 chairs - it was so very perfect! 2. No carpet so it's easy to sweep clean and feels cleaner than carpet 3. Each bedroom as a bathroom connected and both bathrooms are a great size. 4. The bunk area was cool and sturdy enough for adults and kids. It's out of the way so you can use the common spaces without waking them up. 5. Washer and dryer is super-fast and so convenient at the beach. 6. Large space, adequate for two families, clean and nice. AC works great which made coming back in so nice! Feedback for improvement: 1. The bedroom to the left has sliding doors for a great view, but it doesn't open so no direct access to the balcony like the other bedroom. 2. Re-attach the soap dish or add a shelf in the bathroom on the left. There was nowhere to put products except the floor. Thanks for a great stay!

Great location but property needs improvement

PROS: - it’s in a great location with few steps from the beach. The property is very spacious and has big balcony with a great view. It comes with two beach chairs and an umbrella that is provided and managed by the resort. You should go early in the morning to make sure you get a good spot. The resort is good with several pools to enjoy and lazy river and a grill and bar at the pool for food and drinks. The checking process was fairly easy and there’s good access to parking. There’s a small coffee place at one of the towers that provides breakfast and quick lunches which can be convenient. CONS: the property was not cleaned properly upon arrival: there was sand on the floors and lots of sand on the bunk bed sheets which makes us infer the sheets were NOT changed from prior guests. We contacted property management and while they tried to solve the issue it wasn’t solved properly. They vacuumed again but didn’t change the sheets which to us was the biggest issue. Also coffee maker still had old coffee filter with coffee in it from previous guests. Overall, cleanness for this property was subpar. The property’s kitchen is not fully equipped, no cutting board, no salt, oil, pepper, spices, etc. which is standard for VRBO rentals. They don’t offer beach towels so you will need to pack for your own. The property is a bit dated (especially the bathrooms) and need TLC. Also common areas of the resort can be dirty and smelly (elevators for instance).
