1. All bookings made during Coachella, Stagecoach or other festivals will require a $500 refundable deposit. This deposit will be returned to you after you check out assuming there’s no damage or broken rules during your stay. If you choose to cancel your reservation prior to checking in, the $500 deposit will not be refunded. The remaining balance of the reservation will follow our cancellation policy.
**Any cancellations during festival season will abide by the cancellation rules. There will be no exceptions.
2. There is a video doorbell. It is triggered by motion.
3. We do not allow pets of any kind.
4. NO PARTIES OR EVENTS, if you break this rule it’s a $5,000 fine.
5. POOL: The community pool is typically heated from fall through December 1, paused during December and January, and heated again in February and March. Please note that the heating schedule is weather dependent and may vary based on temperatures.
6. Do not exceed the number of guests on your reservation at any time during your stay.
7. All guests are required to sign a rental agreement.
8. NO SMOKING indoors or outdoors. If you want to smoke, please go to the parking area
HOA Rules & Fines
Guests must follow all HOA rules, including parking, noise, and speed limits. Any fines issued by the HOA due to guest actions are the guest’s responsibility. The guest agrees that fines may be collected through the booking platform’s Resolution Center or any method permitted by the platform.
HOA requirements apply to all guests:
Pool: Use at your own risk (no lifeguard). Children 14 and under must be supervised. Proper swimwear required. No running, diving in shallow areas, rough play, glass containers, or use while intoxicated or ill. Please follow posted pool capacity and general pool courtesy. Do not misuse or remove pool furniture or safety equipment. No overnight use of pool/common areas.
Common Areas: No skateboards, bikes, roller skates, weapons, or hard-ball sports.
Pets: Must remain on the property, be leashed or confined, and are not allowed in HOA common areas. Clean up after pets.
Noise: Please respect neighbors and avoid loud or disruptive music.
Guest Responsibility: Guests are responsible for their group’s behavior and any damage to HOA property.
Important: HOA violations may result in fines or loss of amenity privileges.
During the summer the thermostat may be locked at a certain temp range and not able to go lower than that range. This is due to the extreme temperatures in the desert. We can’t allow thermostats to be set below this range or we risk the AC unit freezing entirely, and not working during your stay. We apologize in advance, but we can assure you that 72 or 74 degrees will feel AMAZING when it’s over 100 degrees outside.
All reservations are subject to an $89-$125 Damage Protection Fee, which covers accidental damages incurred during the stay. This fee safeguards guests against additional charges for qualifying damages, providing a streamlined and worry-free experience.
