COVID-19 UPDATE: During the pandemic we are taking extra measures to give all of our guests additional peace of mind. Prior to your arrival, you can be rest assured that the unit will be fully cleaned according to CDC guidelines. This includes ventilating the unit, cleaning/disinfecting all surfaces and high touch items (light switches/door knobs/remote controls/etc.), washing all linens/silverware/dishes at high heat setting, and cleaning the air filters in the ductless mini-split systems, which are generally safer than HVAC systems. During your visit, we will also be on call to provide you with support throughout your stay.

Note that we are trusting that all of our guests abide by all RI state guidelines and regulations in place throughout their stay. RI guidelines are continuously evolving and can be found online.

The BRAND NEW space offers 2,000 square feet of living area which includes 2 floors, 3 bedrooms, 2 full bathrooms, a large second floor common/entertaining space, decks, and expansive views of the Atlantic Ocean. The Tides is located in the `Atlantic Beach` neighborhood and is steps to First beach and Cliff Walk, and is just 1.5 miles to downtown Newport.

The building is situated on a large, 1/2 acre lot which includes ample parking as well as a large yard for outdoor activities and entertaining. The Atlantic Beach neighborhood is an up-and-coming area that is currently undergoing a mini-renaissance with an influx of renovations and new construction and includes restaurants, bars, coffee shops, popular breakfast spots, a brand new convenient store, and a liquor store which are all a quick walk away. The Tides is also right across the street from The Newport Beach House, Longwood`s beach-front wedding venue.

The space has been designed to comfortably accommodate large parties. The Tides is fully furnished and styled similar to The Sea Breeze Inn, our sister boutique hotel that is just up the street. You can find the Inn online by doing a quick search.

The Atlantic Beach neighborhood is home to local restaurant`s, bars, a new convenience store, and a liquor store...all just steps away.

The town homes sit on a half-acre lot and have ample parking for you and your guests. Uber, Lyft and taxi cabs are also available for transportation.

This is a new home that recently finished construction. We do not allow house parties and expect our guests to take great care not to disturb our neighbors.

Please note that this listing contains a `Minut` device that monitors the environment inside the property including decibel levels/ temperature/humidity/motion but does not record audio. There is also a `Ring` security camera overlooking the parking lot to ensure guests have a pleasant stay and our neighbors are not disturbed.
