➀ There`s a $35 registration fee for parking.
➀ Pets are not allowed.
➀ Exceeding maximum occupancy is not permitted.
➀ No third-party bookings (must book under your own account).
➀ No parties, events, smoking, vaping, marijuana use, or open flames (candles, incense, sage).
➀ Quiet hours begin at 10:00 pm. Please keep noise to a minimum.
*Thank you in advance for your understanding and compliance with the rules.*

1. Guests acknowledge that they will keep their noise level to a minimum after 10:00 pm; please be respectful of the neighbors.

2. No parties or events allowed.

3. Guest must provide us with a valid working phone number & guests listed on the reservation must report to us within 2 hours from the time of arrival if anything in regards to cleanliness does not meet their standards so we can help address the situation as soon as possible.

4. NO SMOKING or use of fire permitted in the rental; guest acknowledges that no `smoking` includes the use of vape pens and marijuana and `use of fire` includes the lighting of candles, incense, or sage. There will be a $200 charge per day of reservation if this rule is not followed.

5. There can not be any more than the allowed number of guests in or on the property at any one time, violation could lead to the immediate removal of all guests without a refund.

6. Late check-out fee of $50 (if not authorized) applies for check-outs after 11:00 am. We`re sorry we have to charge this but we pay our housekeepers based on the agreed-upon checkout time and if they are unable to clean we still have to pay them.

7. Guests who make reservations for over 30 days must sign our standard lease agreement and agree to a background check before check-in (it will be provided before check-in).

8. As part of our commitment to maintaining a clean and comfortable environment for all guests, we require a midterm cleaning for reservations lasting 30 days or longer. The midterm cleaning will take place on the 15th day of your reservation. This cleaning is mandatory and is designed to ensure the continued cleanliness and hygiene of the property.

9. The cleaning fee for the mandatory mid-stay clean will be deducted from your security deposit or through the resolutions center.

10. No pets are allowed.

11. Excessively dirty units will incur an additional cleaning fee and will be evidenced with photos.

12. For your security and protection the property is equipped with an exterior camera.

13. Guests who fail to arrive for their reservation, for any reason, will be considered no-shows. No-shows are non-refundable, and no credits, reschedules, or exceptions will be provided under any circumstances.

14. Please remember to take all of your belongings with you upon checkout. Any items left behind will incur a $50 Mailing fee (separate from the cost of postage). We will do our best to send your items back to you within a week.

15. If not following any of our rules forces us to refund or discount an upcoming or existing guest you will be liable for the costs.

16. If you were a previous/current guest and did not respect our house rules and our property, we have the right to decline your next reservation.

Another vacation paradise!

This stay was incredible, even with rip tides/double red flags that kept us from enjoying time in the ocean. We love the location and property and this condo had everything we needed to spread out and enjoy time together as well as time in our own space. This is one to save on the list for future trips to PCB!

Our Favorite Place in PCB

This was our second time staying here and it has been a perfect experience both times! Ellen is so sweet and nice to deal with and makes everything smooth and simple. The condo is roomy and beautiful. The pool and walkway to the beach are also wonderful. If going to Panama City you will not regret staying here, I can’t recommend it enough! My family and I will be staying here every time we go if it’s available!

Superb Accomodations! The best of the best in Panama City Beach, Florida!

My family had a wonderful time at this gorgeous ocean front condo in the heart of Panama City Beach, Florida. We felt as though we were on a cruise ship, the views from the balcony were breathtaking! The condo was so nicely decorated it could have been a show home. We plan to return again and again! Thank you for making our holiday first class!

Exceeded expectations

Great location. Owner was very responsive to any questions we had both prior and during our stay. MBR, MB, kitchen and LR were much larger than any we had previously stayed in. Very clean. The building is 16 floors but a low # of units on each floor reduces capacity. Elevators were fast. Beaches were not crowded and the beach attendant (Mike) made sure no tents blocked our view from the included chair service. Highly recommend!!!

Great view and location.

Unit was nice, a few dated things like rusted outside speakers on the balcony and some damaged outdated furniture. But the view, beach and very nice people made up for the few short coming of the unit. I would love to buy it and update it because of the view, beach and people. Just to give you an example, I was walking back to the lifts and a older lady runs back the lifts and holds open the door for me because both my hands were full with food that I had just cooked on the outdoor grills. Great people, great beach great local made a great vacation

Classy beach decor and well maintained property. Very clean and well stocked with small appliances (coffee pot, Keurig, crock pot), cookware, dishes, and setup with everything you need upon arrival (paper towels, toilet paper, soap, etc). Ms Ellen was such a pleasure and genuinely wants guest to be happy and enjoy her condo during their stay and will see to it that everything is in order and ready to go personally. One of the most engaged owners we’ve ever dealt with and will definitely be staying with her again.

Entered property, smoke alarm battery needed to be changed. Because of ceiling height, we were unable too fix problem. Contacted Owner, and got NO results. Eventually had too climb on high peice of furniture too disconnect. Owner did respond, stating she send housekeeper too wrong unit. Hotel Next time

Christmas in Paradise

My husband and I booked this condo for a Christmas get-a-way and were then joined by our daughter and son-in-law later in the week. This condo does not disappoint! The decor is upscale and beautiful. I don't know how many times I said "I could live here." throughout the week. The view was AMAZING! Nothing beats a Gulf sunset. I would HIGHLY recommend this property and look forward to being able to visit again.

Lots of room can easily accommodate 8 people, great location, we would definitely stay here again, the owner was very gracious in letting us have early check-in as we were driving from Kentucky, this condo has the most perfect sunset views, no issues and we will be back

Don't look anywhere else!

Thank you so much for sharing your gorgeous condo with us. It exceeded all of my expectations. The location is perfect and very close to everything without being right in the middle of all of the traffic. The views (Oh my!) from the balcony are breathtaking. The building is very well maintained. The elevators were very quick (as sometimes this is a problem). The condo was gorgeous! It was very clean and had plenty of room for the 5 of us. The owner was VERY responsive whenever I had any questions. I would highly recommend this condo to anybody! We will be back!

Excellent stay!

Sterling Beach never disappoints. Always super clean, not crowded, amazing facilities. 1603 offered great views, was very clean, great amenities, and owner was extremely responsive. Would highly recommend it. Balcony furniture could use an upgrade, but aside from that it was perfect for us.
