Garbage pins are located to side of property by laundry room exit door please only use black bin for regular garbage and blue bin for recycling thank you any concerns you can message me through app. Booking this home is considered acceptance of the house rules.

*******IMPORTANT******:  The plumbing of the house is very sensitive Please Dispose of all toiletries in garbage bin such as tissue paper, Baby wipes, and any Feminine Hygiene products. Anything else will cause a blockage. If a blockage occurs while you are at the property, you will be responsible for the FULL cost of the repair. When toilet paper is used appropriately, you will have no issues. Please be very vigilant of furniture place cups on cup Coasters to avoid water damage to wood! No Smoking Inside home or tampering with fire alarms there will be a 300 dollar additional fee! PLEASE ACKNOWLEDGE  THIS SECTION IN ACKNOWLEDGING THE HOUSE RULES.



Early Check-in/Late Checkout: must be arranged and approved by the Host. There is a fee of 150 for either of these options. Both early checkin and late checkout would be a 300 fee.



Important Reminders:

Trash: Trash will be taken care of for you by our cleaners. Trash schedule that the cleaner and the city follows is the following:

Trash and Recycle is put to the street on Mondays and picked up on Tuesday.

Trash and Yard is put to the street on Thursday and picked up on Friday.

Green Trash is for the Yard. DO NOT put trash in that one.

Please Do NOT PARK/DRIVE anywhere on the grass, this not only affects the grass and the appearance of the property but also could impact the plumbing under the grass if that does occur by you you will be fully liable to take care of damages.

Do NOT flush anything down the toilets even if the product says “flushable”.

If damage is caused the entire price of repair will be charged.

Late Checkout: late checkout has to be pre- approved in writing inside of the app. Unauthorized late checkout will incur a 300 fee.

Required Rule from the City of Ft. Lauderdale:

Any sound shall not be plainly audible for a period
of one (1) minute or longer at a distance of twenty-five (25) feet or more when
measured from the source property line between the hours of 10:00 p.m. and 7:00
a.m. daily and at a distance of fifty (50) feet or more when measured from the source
property line between the hours of 7:00 a.m. and 10:00 p.m. daily.



WAIVER OF LIABILITY AND ASSUMPTION OF RISK AGREEMENT FOR POOL USE



This Waiver of Liability and Assumption of Risk Agreement (“Agreement”) is entered into by and between the undersigned participant (“Participant”) and the property owner, manager, or operator (“Owner”) of the swimming pool located at [Address] (“Pool”). By signing this Agreement, Participant acknowledges and agrees to the following terms and conditions:



1. Assumption of Risk



Participant acknowledges that the use of the Pool involves inherent risks, including but not limited to slip and fall accidents, drowning, waterborne illnesses, or other injuries associated with pool activities. Participant agrees to assume all risks associated with Pool use, whether or not they are caused by the negligence of the Owner, and understands that these risks are present whether the Pool is used for recreational, athletic, or other purposes.



2. Release of Liability



To the fullest extent permitted by law, Participant hereby releases, waives, discharges, and covenants not to sue the Owner, their agents, employees, or representatives (collectively, the “Released Parties”) from any and all liability for any injuries, damage, or losses, including death, sustained by Participant arising from or related to the use of the Pool, whether caused by the negligence of the Released Parties or otherwise.



3. Indemnification



Participant agrees to indemnify, defend, and hold harmless the Released Parties from and against any and all claims, demands, losses, liabilities, damages, or expenses (including attorney’s fees) arising out of or in connection with the Participant’s use of the Pool or violation of any terms of this Agreement.



4. Health and Fitness



Participant affirms that they are in good health and have no physical or mental conditions that would prevent them from safely using the Pool. If there are any concerns about their ability to safely engage in pool activities, Participant agrees to consult with a physician prior to using the Pool.



5. Compliance with Pool Rules



Participant agrees to follow all posted rules, guidelines, and instructions for the safe use of the Pool. This includes, but is not limited to, rules regarding swimming, diving, use of equipment, and the supervision of children.



6. Governing Law



This Agreement shall be governed by and construed in accordance with the laws of the State of Florida. Any legal action arising out of or in connection with this Agreement shall be brought in the courts located in [County], Florida.



7. Severability



If any provision of this Agreement is found to be invalid, illegal, or unenforceable, the remaining provisions shall continue in full force and effect.



8. Acknowledgment



By signing this Agreement, Participant acknowledges that they have read, understood, and voluntarily agree to the terms and conditions set forth above. Participant further acknowledges that they are signing this Agreement freely and without duress.

The following rules are required per Fort Lauderdale’s Vacation Rental Ordinance and must be followed by all guests:

Noise Ordinance
Quiet hours are enforced from 10:00 PM to 7:00 AM.
No loud music, excessive noise, or disruptive behavior that may disturb neighbors.

Trash & Recycling
Trash must be placed in designated bins and set out on [Trash Collection Days] (to be confirmed).
All garbage must be properly bagged and disposed of in the assigned waste containers.
Guests are responsible for keeping the property clean and free of litter.

Parking Regulations
No on-street parking permitted.
Guests must park only in the designated off-street parking spaces provided.
A sketch or photograph of the parking area is included below for reference.



Occupancy Limits
Maximum occupancy of the property is [Number] guests.
The number of guests should not exceed the limit stated in the rental agreement.
Only registered guests are allowed to stay overnight at the property.


Sexual Offender Proximity Law
Guests must comply with Fort Lauderdale’s laws prohibiting certain individuals (such as registered sex offenders) from staying within restricted areas.
It is the responsibility of the guest to ensure compliance with this law before booking.

General Conduct & Compliance
No parties or events are allowed without prior written approval.
Guests must comply with all local, state, and federal laws during their stay.
Any violation of these rules may result in immediate termination of the rental agreement and possible fines.
