The house was amazing, Victorian furnishings and all. The proximity to things in midtown was second to none, the park, botanical gardens and plenty of great restaurants. Karen was very helpful and attentive to all of our needs/questions/etc. Downtown was walkable but easier to take a short Uber or Lyft. I would absolutely recommend this charming property and I hope we get to return sooner than later!! :)
A beautiful house with some really beautiful features, furniture and art in the perfect location to explore midtown. This could easily be a five star rental, but the cleanliness and attention to detail are lacking. Mixed in with lovely antiques, you find a lot of clutter, and lack of care. Beautiful cabinets youâd love to unpack into are full of dust, grit, crusty old used washcloths, screws, balled up spare sheets, a towel ring half in the box that was never installed, etc. The beautiful big master bedroom closet contains uninstalled artwork and an old mattress leaning against the wall. The mud room you see in the picture is unusable for your coats and boots due to old Christmas decorations, a large coffee table on its side, unknown childrenâs coats, random boxes of stuff. The door to the mud room is not closeable so you have to look at all this junk every time you come in and out the door. The porches have dingy cushions, ashtray full of butts, a metal table with no glass top so you canât put anything on it. Thereâs a big sealed brown cardboard box at the bottom of the grand staircase. Why? Almost every light fixture has at least one bulb that is black and dead. There was not one clock in the house set to the correct time. There was a used sock under our beautiful fancy bed which we found because the slats underneath the bed kept randomly falling out. The lamps near our bed still had tags on them from the store. There is a dead flower arrangement and a plant in a dingy bowl on the kitchen counter. Some of the furniture is different than the pictures, but it is still nice and most is comfortable. Kitchennis weâll supplied. I just wish someone would take the time to do a thorough cleaning and provide some tlc! This house could be amazing. It does have a lot of space. Communication was fine. We did have an issue with the heat not working in the carriage house one night. We were unable to use that space (which we payed extra for) because it was so cold in there. They did their best to remedy the situation, and though âsorry we were inconveniencedâ a five star rental would have offered to refund the up charge for the night the space was unusable. There was little acknowledgement for my embarrassment at offering my guest a room with us that was 50 degrees. They drove home to Sandy Springs instead of sleeping there.Thankfully it warmed up for the next night. Otherwise the hostâs solution was to put them in the old mattress in the master closet.
Our family gathered at the beautiful Royal home on Piedmont in Midtown Atlanta. What a lovely home, well appointed and great location. Karen is a pleasure to work with and responds quickly to any question. We couldn't have asked for a better home and location to host Thanksgiving! We will be back for sure!
Staying at this beautiful southern home with so much charm was the perfect place to welcome friends and family to Atlanta. The home is spacious and location is perfect in walking distance to great coffee shops and restaurants.
The gracious old southern home is full of beautiful treasures and one feels they are staying in a lovely B & B rather than a rental home.

The home was very accommodating, fully furnished and conveniently located centrally to all activities and entertainment. I would have given it 5 stars but the housekeeper could do a better job with the housekeeping and exterminating. The ants are bad in the kitchen. But overall it is a great place to stay.
Our family celebrated my parent's 50th anniversary here. What a special long weekend! The house is elegant, unique, with so many thoughtful touches and space for a large family (8 adults and 1 infant). We especially loved sitting outside on the porch, chatting, listening to the fountain and looking at the trees and skyline. It's residential yet everything in midtown is so convenient. We walked to Piedmont Park everyday. This is a wonderful property that will leave you with great memories of Atlanta.
Our family truly enjoyed the stay at this lovely midtown home! There was room for all of us to be together and relax. We especially loved the front porch and the library, where many chess battles took place! Karen was wonderful to work with and made so many special accommodations for us during our stay there. This was a very memorable time for our family in this beautiful home!
Beautiful property. Great weekend getaway for friends and family
The only reason I didn't give it a 5 is that there were issues with 3 of the bathrooms. No hot water in one, a leak in the other that came through the downstairs ceiling and a faucet that came off in another a spray water all over. Other than that, the place was wonderful. I loved the front porch and the back yard with the fountain. Would rent again if the bathroom issues are addressed. Perfect location!

This was the perfect house for my wedding weekend. Plenty of space, beautiful decor and walking distance to so many restaurants and of course piedmont park. We've already talked about wanting to rent again in the future!
My family and I were in town for my son's GATech graduation. Karen's house was the perfect place for us. We were close to campus and many of the activities that we planned for the weekend. The house was roomy enough for 9 of us and a great place to gather with additional family that came in town for the weekend.
Karen made check in and check out very easy and even accommodated us when we arrived in town early on check in day.
We were in town for the Sweetwater 420 Music fest. The home is in a perfect location and worked for our group great. Loved the front porch. We lived like Kings for three days.
Couldn't have had a better experience, our family enjoyed the stay using both the main house and the carriage house. We walked to local restaurants and took all of the kids to the park. The owners are so hospitable and let us check in early after our flight plans changed. We highly recommend this property, worth every penny!!
We had the pleasure of staying here over the New Years weekend with a few friends. It was the perfect location that had easy access to getting around the city with plenty to do within walking distance. I rented this house my wedding weekend to use as a place to get ready near the venue and it was the perfect setting for the occasion. I was so blown away by the character of the home that my fiance and I decided to do our first look there in the main foyer before heading to the ceremony. It is in a great location and we did not have any difficulty finding a parking spot near the home on 8th Street. I would highly recommend renting this house.
We had a wonderful weekend celebrating my husband's 60th birthday. The house was fabulous and location could not have been more convenient.
