Our spacious home is perfect for families & friends looking to host a relaxing getaway in the heart of Midtown/Virginia Highlands. Our home includes 6BR/5BA in the main house & 1BR/1BA carriage/guest house with kitchen.
This traditional American four-square home was built in the 1900's, but completely restored to it's current glory in 2020. Our home is nestled in the heart of the city within walking distance to Ponce City Market, Beltline, Piedmont Park & Atlanta's best restaurants and shops.

Guests who would like to use instant booking must comply with the following:
- Provide a copy of their government issued photo ID as VRBO does not collect this for the booking.

- The most important ones are no smoking inside, no pets/animals of any kind and no disruptive/destructive parties.

General Requirements All Guests (and any Visitors) must comply with all House Rules and any other instructions from the Property Manager during their stay. Guests must notify the Property Manager of any disputes or complaints from neighbors as soon as reasonably possible. 1 of the master closets in the main house and the cabinets in the back house laundry room are locked, please do not attempt to open. They contain supplies for cleaning and house maintenance.- In the laundry room of the main house and next to the kitchen in the guest house, you will find the electrical panels. Please do not attempt to open, unless in the unlikely event of a power outage.- Trash cans are provided in the kitchen and bathrooms where you can dispose of any garbage. With the larger garbage and recycling bins placed outside the side door.- We understand that accidents do happen and kindly request that you report any accidental breakages or damages (to linens or furniture etc) to us before checking out.- In the event that damage to the property or its contents is not covered by our insurance or it exceeds the security deposit, the cost to repair or replace will be billed to the guests.- Children should be supervised at our property by adults at all times. - In case you misplaced a personal belonging, please contact us so that we keep an eye open when we prepare the property for the next guest.- Personal property of Guest and visitors shall be in the house at the sole risk of the Guest. Owner shall not be liable for any damage caused to said personal property arising from fire, accident, acts of God, criminal acts, acts of negligence or bursting or leaking water pipes.
- Please do not flush any sanitary products or baby wipes down the toilet.

- Check in after 3:00 pm
- Self check in with keyless entries located on the side door of the main house and the front door of the back house.
- We also have a key onsite.

- Before you check out, please help us prepare for the next guests.
- Place the gate opener in the tray on the kitchen counter. A fee will be incurred if this is taken on accident.
- Please leave used beds unmade.
- Ensure all dishes have been cleaned or are in the dishwasher prior to checkout. Start the dishwasher so the cleaners may put away dishes prior to the next guest's arrival.
- Take trash outside and place it in the appropriate garbage/recycling bins located outside the house.
- Do not leave trash scattered around the house or property.
- Check all drawers, closets and under beds for personal items. Management is not responsible for lost items, but will keep an eye open for anything left.
Noise and the Neighborhood
- This Vacation Rental is suitable for children. Guests are fully responsible for the safety and security of their children at all times, as well as any disturbance caused to other residents in the neighborhood.
- Guests and Visitors must keep noise to a minimum so as not to disturb the occupants of neighboring properties â especially during nighttime hours (11pmâ8am), and upon arrival and departure.
- Excessive noise is prohibited at all times and may result in termination of the vacation rental agreement and you will be asked to leave our property immediately. It will result in the loss of the rental amount and extra charges which may be deducted from the Security Deposit.
- If you encounter any issues with our neighbors, please notify us as soon as reasonably possible.
Visitors
- 14 Guests are able to sleep comfortably during a stay.
- All guests must be listed and approved by management. Any additional visitors must be approved by management during the booking process and are subject to an additional fee.
- 8 Outside cameras are installed on the property (front and back of both houses and along the driveway). There are 3 Eufy Doorbells. There are no hidden cameras and no cameras are installed inside the homes. This is to ensure safety when the house is unoccupied as well as monitor for unauthorized guests.
- Guests are responsible for ensuring maximum visitor numbers are not exceeded.
- It is the responsibility of the Guest to ensure that any visitor also complies with our house rules.
- A violation of this rule could lead to the immediate removal of all guests without a refund. This means: (A) No overnight visitors not listed on your reservation. (B) This is a family-friendly property. Children and infants are more than welcome but each one must be specified on your reservation. Every person in your group must be included in the guest numbers. Just to clarify: an infant is a person, a baby is a person, a toddler is a person, a child is a person.
Please send the number and ages of all guests and include the ages of everyone under 25.

Security
- Any time Guests leave the Vacation Rental, it is their responsibility to ensure all windows and doors are closed/locked to maintain security and prevent rain and water damage.

- No smoking/vaping of any kind is allowed inside the houses or outside on the patio or front porch. You may use the driveway or side walk in front of the house. Please dispose of all trash.
- Anyone caught will be removed from the property without a refund and/or anyone who leaves the smell of cigarettes or other smoked items in the house will risk a fine.
- No candles or incense of any kind are allowed in the house or on the property.
Drugs
- Drugs are strictly prohibited. Authorities will be notified and fines assessed.
- Guests who violate this policy will be asked to leave immediately/evicted and charged USD $500 fine per infraction.
Firearms
- No firearms are permitted on-site during, before or after your stay. Guests who violate this policy will be asked to leave immediately/evicted and charged a USD $500 fine per infraction.
Pets

- Supervise children around the grill and fire pit at all times and ensure they maintain a distance of at least 3 feet from equipment.
