Age Requirement
• Primary renter must be at least 23 years old.
• Government-issued ID will be required and verified prior to check-in.

Lake & Community Rules
• Lake use is limited to swimming and fishing only.
• Boating, kayaking, and other watercraft are not permitted per HOA rules.
• No fireworks at any time. This is strictly enforced by the HOA and township.
• Any fines or violations issued by the HOA or township are the renter’s responsibility.

Occupancy & Parking
• Maximum occupancy: 12 guests
• Maximum parking: 9 vehicles

Community Compliance
• After booking, guests will receive a complete list of community and HOA rules.
• These rules are strictly enforced by the host and community security.
• Damage to the home or violations of community rules will not be tolerated.

Provided:
• Bed linens and bedding, including mattress protectors, pillows, comforters, and extra blankets
• Starter supplies: paper towels, toilet paper, trash bags, hand soap, dish soap, sponge, dishwasher detergent, laundry detergent, and dryer sheets
• Shampoo, conditioner, and body wash

Noted:
• Bath towels are provided. Guests must bring their own beach or hot tub towels.

Hot Tub Use
• Please shower before use and avoid introducing sand, dirt, or debris.
• A $150 hot tub service fee will be charged if the water is left cloudy, muddy, sandy, or with residue at checkout.

Check-Out
• Check-out is promptly at 10:00 AM.

Pet Policy (Dogs Only)
• Dogs only. No cats or other animals.
• Maximum of 2 dogs per stay
• Dogs must be at least 1 year old and under 30 lbs

Pet fees:
• $75 per dog for 2–4 night stays
• $150 per dog for stays of 5 nights or more

Pet rules:
• Pets are not allowed on furniture or beds. Additional cleaning fees apply if hair is found.
• Dogs must be house-trained, vaccinated, licensed, and wear ID tags.
• Dogs may not be left unattended unless safely crated and calm.
• Please bring your own dog bed, crate, and towels for paws and fur.
• Dogs must be leashed outdoors at all times.
• Pick up and properly dispose of all pet waste.
• No bathing dogs in tubs or showers.
• Any accidents or damage must be cleaned and reported immediately.
• Owners are responsible for any damage, disturbances, or excessive barking.

Minimum Age & Identification
• Guests must meet the minimum age requirement.
• Government-issued ID is required prior to check-in.

Quiet Enjoyment & Community Standards
• No parties or events.
• Observe neighborhood quiet hours, especially evenings and overnight.
• Guests are responsible for any fines or violations issued by local authorities or HOAs.

Firearms, Fireworks & Safety
• Fireworks, firearms, hunting, and trapping are prohibited.
• Motorized vehicles (ATVs, dirt bikes, motorcycles) are not permitted on the property except for standard vehicle parking in designated areas.

Hot Tub & Amenity Use
• Follow posted hot tub guidelines, adhere to guest limits, and replace the cover after use.
• A $150 maintenance fee may apply if the hot tub is left cloudy, dirty, or damaged due to misuse.
• Guests assume responsibility for safe use of all amenities, including the hot tub, fire pit, and grill (if applicable).

Sauna Use & Safety
• Sauna use is at your own risk. Guests assume full responsibility for safe and appropriate use.
• Children must be supervised and may not use the sauna alone.
• Do not use if pregnant, under the influence, or if you have heart conditions, blood pressure issues, or heat sensitivity. Consult a medical professional if unsure.
• Limit session duration and exit immediately if feeling unwell.
• Do not add water, oils, or substances to the heater unless explicitly permitted.
• Use towels on benches.
• Damage from improper use will be charged to the guest.

By using the sauna, guests acknowledge and accept all associated risks and release the owner from liability related to injury, illness, or misuse.

Septic System (Critical)

• Do not flush wipes, feminine products, paper towels, or other items.
• Damage caused by misuse may result in charges.
