Welcome to Valley Hill BnB - the whole house, all yours!

We`re Chelsea and Andrew, and this was our family home before we turned it into Valley Hill BnB. We live nearby and take real pride in this property. We designed it for exactly the kind of group that needs space to actually live together for a few days - not just sleep in the same building.

**What makes our place different:**
Two fully stocked, complete kitchens mean no one is fighting over the stovetop on game day. Two separate living areas mean the kids can have their space and the adults can have theirs. A private fenced half-acre yard means room to breathe. And with a king bed, a queen, a Full/Twin bunk room, and a full secondary-level suite downstairs with a 2nd King bed - everyone sleeps comfortably.

Additional sleeping: Queen air mattresses and Pack `n Play available on request, great for families with young kids.
Parking: Driveway accommodates 3–4 vehicles. Overnight street parking is also available.
Note: Upper level requires a short flight of stairs and is not wheelchair accessible.

**The yard**
A private fenced half-acre yard is harder to find than you`d think at this price point. Kids have a play structure with a slide, multiple types of swings, and a sandbox with toys. Adults have the deck and the outdoor space. It`s the kind of backyard where everyone naturally ends up at the end of the day.

Having two full kitchens and two living rooms are among the top features guests mention. Tournament families can do real meal prep before game days instead of eating out three times a day. **Self check-in and host availability**
You`ll check in through a smart lock - no key exchange, no coordinating arrival times. We`re always reachable by text or call if anything comes up, but we give our guests full space and privacy throughout their stay.

Security: Three cameras are active on the exterior - two doorbell cameras at each entrance (main upper and lower suite) and one covering the driveway. No cameras inside the home.

**House policies**
- Outdoor Quiet hours: 10 PM to 8 AM
- No smoking anywhere on the property
- No pets
- No unapproved events or gatherings beyond registered guests

Welcome to our home — truly. We’re a husband-and-wife duo with two little ones, and this Airbnb is not a business empire or one of a dozen rentals... It’s our personal family home that we’ve poured a lot of love (and late nights!) into sharing with others.

We’re Acworth/Woodstock locals who love this area and genuinely enjoy hosting. This space helps support our small family and allows us to be a part of others’ special memories — whether you’re here for a tournament, a reunion, or just a weekend away.

All we ask is that you treat our home with the same care and respect you’d show if you were staying at a close friend or family member’s place.

With that in mind, we kindly ask you to follow a few simple rules:

Absolutely no smoking or vaping indoors.

No large parties or loud gatherings that will disrupt the neighborhood or immediate neighbors. Certain gatherings may be approved; please message us to inquire.

Please observe quiet hours between 10:00 PM and 7:00 AM.

Only registered guests are permitted on the property, unless otherwise discussed and approved by hosts.

Please do not rearrange furniture.

Supervise children when using the playground and outdoor areas.

Please let us know if anything breaks, is stained, or isn’t working — we appreciate honesty and open communication.

And most importantly, please treat our home as if it were your own.
