Lloyd House is the Pittsburgh home base for groups who want real

comfort — a full kitchen, open living space, and enough room for

12 people to actually enjoy each other's company. Minutes from

Frick Park, Carnegie Museums, PNC Park, and Oakland's universities.

Perfect for reunions, graduations, game-day trips, and work retreats.



The Space:

Three floors. Five private king bedrooms. 3.5 bathrooms. Room for

twelve without anyone feeling cramped.



The ground floor is where the group lives. An open kitchen, dining

table, and living area all flow together — designed for cooking as

a group, sharing a meal, and ending the night on the sectional

without having to split up. The kitchen is fully stocked: stove,

oven, refrigerator, freezer, dishwasher, coffee maker, kettle,

toaster, and everything needed for a real home-cooked meal.

Wine glasses included.



🛌Bedrooms



Bedrooms are spread across the second and third floors, giving

everyone privacy while keeping the group connected.

— Two additional king bedrooms on the 2nd floor

— Two king bedrooms on the 3rd floor with vaulted ceilings and

natural light

— Hallway bathrooms on both the 2nd and 3rd floors (both with

Every bedroom has been thoughtfully furnished. Exposed brick in the

primary, warm hardwood floors throughout, and natural light on the

upper floors give the house genuine character.



🍳 Kitchen & Dining



The kitchen is built for group cooking — not just coffee and

takeout. Full cookware, baking sheets, dishes, silverware, and wine

glasses are stocked and ready. The dining table seats the whole

group comfortably.



🧺 Laundry & Extras



Washer and dryer in the basement. Iron, hangers, and cleaning

products provided. Pack & Play and high chair available for families

with young children. Hair dryer included.



The house has central air conditioning and heating, high-speed

Wi-Fi throughout, and a private entrance with smart lock access

for a seamless, contact-free arrival.



Guest Access:

The entire home is yours — all five bedrooms, all bathrooms,

the full kitchen, living and dining areas, laundry, back porch,

and parking.



Self check-in via smart lock. Your unique door code will be sent

before arrival. No shared spaces. No host interaction required.

Total privacy for your group from the moment you arrive.

Lloyd House sits on a quiet residential street in Point Breeze —

one of Pittsburgh's most established East End neighborhoods. Frick

Park, one of the largest urban green spaces in the country, is

minutes from your front door. Mellon Park is close for a morning

walk or an afternoon run.



🎨 Arts, Culture & Universities



Carnegie Museum of Art, Carnegie Museum of Natural History, and

Phipps Conservatory are all within a short drive through neighboring

Oakland. Carnegie Mellon University and the University of Pittsburgh

are nearby — making Lloyd House a natural base for visiting families,

graduation weekends, and academic travelers.

Bakery Square is a short drive for coffee, dining, and shopping.

Shadyside and East Liberty are easy reaches for a night out.

Eastern Market has excellent local dining options nearby.



⚾ Sports & Downtown



PNC Park, Acrisure Stadium, and PPG Paints Arena are 20–25 minutes

away. Close enough for a game day, peaceful enough to sleep well

at night.



Getting Around:

🚗 Parking



Free street parking is available directly in front of the house —

typically easy to find. A small parking pad behind the house is

accessible via Gibbs Way and is an option during summer months.

Please do not use the driveway beside the house, which belongs

to the neighbor.



🚕 Rideshare



Uber and Lyft are consistently available in Point Breeze.

Typical pickup time is under 5 minutes.



🚌 Public Transit



Port Authority bus routes run along Penn Ave and Fifth Ave, with

direct service downtown and toward Oakland. The bus stop is

a short walk from the house.



✈️ From the Airport



Pittsburgh International Airport (PIT) is approximately 30–35

minutes by car or rideshare depending on traffic. Rideshare is

the most convenient option directly to the house.

✔️ Maximum of 2 pets allowed

✔️ Pets are welcome with prior approval

✔️ Stays under 7 days: $50 pet fee; per pet, per stay

✔️ Stays 7-15 days: $150 flat rate pet fee; per pet, per stay

✔️ Monthly or long-term stays: $300 pet fee; per month; per stay



Pet Rules:



✔️ Pets must be leashed at all times in common areas and outside the unit

✔️ Do not leave pets unattended inside the unit unless crated

✔️ Pets are not allowed on beds or furniture

✔️ Please clean up after your pet (indoors and outdoors)

✔️ Excessive noise, barking, or disturbances must be avoided

✔️ Any damage, odors, or extra cleaning caused by pets will result in additional charges



We appreciate your cooperation in helping us keep the space clean, safe, and comfortable for all guests.



🔇 Quiet hours begin at 10:00 PM out of respect for the

neighborhood.



🚭 No smoking inside the home. The back porch is available

for outdoor use.



👟 Shoes off at the entrance, please — it keeps the floors

clean for everyone.



📹 There is one exterior camera at the front door for security

purposes. There are no cameras inside the home.



🗑 Trash pickup is every Tuesday morning. Bins are in the

basement — please consolidate your trash before checkout.



- The home has three floors plus a basement. Stairs are required to reach all bedrooms.



- Thermostat is on the first floor.



- Starter toiletries, coffee, and basic cleaning supplies are provided. Long stays may need restocking.



- Rear parking pad via Gibbs Way is summer only.



- No oversize vehicles or trailers on the property.
