Welcome to Fairway Estate, a stunning home on the 6th hole of The Hideout’s private golf course. With sweeping fairway views, multiple decks/patios, and exceptional indoor and outdoor amenities, this home is designed for comfort, connection, and unforgettable getaways.
Whether you’re enjoying morning coffee on the private master patio, hosting family dinners, or gathering around the firepit after a day on the slopes, golf course, or beaches, this home delivers comfort and luxury in every season.

The space
Fairway Estate: This expansive residence provides ample space for everyone to relax and recharge. Located on the 6th hole of the golf course.

Main Floor

Kitchen Facilities: The kitchen is fully equipped with stainless steel appliances, including a coffee maker, a Keurig, and a French Press, along with a coffee bar. The kitchen includes a toaster, blender, hot water kettle, microwave, air fryer, double oven, electric stovetop, dishwasher, and all necessary dining utensils. Whether you're preparing a quick breakfast or a full dinner, you'll have everything you need at your fingertips.

POOLS & BEACHES:
Open Memorial Day through Labor Day.
Amenities can be closed at the discretion of The Hideout Association or due to weather. This is not within our control, and we will not offer refunds or discounts for any closure of any amenity during the reservation, including community-owned lakes.

Arrival:
Property is located within a gated community; all drivers must register at the Hideout Main Gate prior to entering the community. Closest GPS address to the Hideout Main Gate is: 37 Lakeview Drive, Lake Ariel, PA 18436.
All guests must be registered with the community at least three days before arrival. The primary renter will receive the registration form from the rental manager upon booking. This is a community requirement. Minimum age for primary renter is 25.

GENERAL:
****A Short Term Rental Agreement will need to be completed and submitted to the Hideout no later than 3 days before your arrival. Failure to send back this form will result in the rental packet not being issued by the Community and a $100 late submission fee, which you will be responsible for funding.****

All drivers MUST provide a valid driver's license and a valid vehicle registration card for entry into the community. Check the dates on the registration card for your vehicle! This is a community requirement, and they have a "no exceptions" policy. Homeowners and rental managers are not responsible and cannot assist if the security office does not allow access if you do not have these two required documents at check-in. No refunds or discounts will be offered if access is denied.

After the check-in process explained above is completed, the Hideout security office will provide you with the Guest Packet, including a large paper tag to be displayed on the car windshield. This is all you need to get in and out of the Main Gate or other gates within the community. (Some are unmanned; cameras will read your tag on the front windshield to grant you access.) Please leave this tag on your windshield throughout your stay.
At times, the check-in gate can be busy. Please be patient and prepared with the address of the property you rented, your driver's license, license plate number, and valid vehicle registration.

There will be 11 amenity access badges in the rental packet.
- Please note that anyone over 7 years of age is required to display an Amenity Badge to access all amenities, including the clubhouse and bar

HOUSE RULES:
The community is a place where many travel to escape and seek a quiet and relaxed environment. Please respect those around you and refrain from loud and disruptive noise.
-Quiet hours are between 10 PM and 9 AM.
-5 cars allowed to park in the driveway. Any additional cards parked without permission could result in a fine from the community. Street parking is not permitted.
-NO smoking/Vaping
-Excess water charge for use of the jacuzzi tub.
-11 amenity badges are provided at the property. Any lost badges will incur an added fee
-No more than 2 Dogs allowed/Pre-approval required
- No leaving Pets alone for an extended period of time
-Garbage needs to be taken to the dump daily. It cannot be left outdoors.
-25 MPH speed limit within the community. (Fines will be paid by the guests)
- Strict no open fire and no fireworks rule in this community.
-Check in: 4:00 PM, Check out: 10 AM
-No Parties

SECURITY:
For your safety, this property includes a Nest doorbell and an exterior security camera facing the front of the property, a Nest security camera on the upper deck monitoring the sliding glass doors, and a security camera in the backyard. There are absolutely NO cameras inside the property.
