The space
This property includes a primary bedroom + bath, a secondary bedroom + bath, a half bath, living room, dining area, storage pantry, as well as a two-car garage.
The garage has gym equipment that can be used at guests discretion.
It also comes with wifi & a few gaming consoles.
Guest access
Guests have full access to the entire property during their stay. We simply ask that everything be taken care of with full respect to the property owners.
Other things to note
Upon booking you will receive a notice requesting your guest list (names + ages) and email.
* Proof of identity via an ID or driver's license will be required at booking. NO third party bookings allowed.
A $250 refundable security deposit is required if your Airbnb profile is new, has low or bad reviews, or isn't in good standing. $500 for holidays, etc. It is refunded after the home is inspected post departure & will be released & received two weeks post check.
An updated Airbnb profile is required to book complete with a current phone number in case of an emergency.
HOA rules & restrictions apply.
NO PARTIES ALLOWED - HOA rules are enforced. Any unapproved events will result in fines up to $5000 & immediate eviction.

Any damages must be noted and discussed with us as soon as they happen so we may swiftly make repair plans.
If smoking is detected in the home a $500 fee will be charged for an ozone cleaning.
Do not empty loose trash/food in garbage bins.
Do not rearrange any appliances, furniture, displays, towel racks or anything built or placed in the home.
HVAC & HOT SUMMER MONTHS:
Please keep all windows & doors (including the garages) shut during the hot Spring - Summer months. Running the a/c with the windows open, especially on hot days, can cause the system to malfunction and shut down. We cannot guarantee that the system will get fixed during your stay if this happens. The system is set to send alerts if doors are left open.
THERMOSTAT:
During the Summer, do not turn the thermostat lower than 70 degrees. During the Winter, do not turn it above 74 degrees. Doing so can cause the system over work & leak which can cause damages that the responsible party will be required to pay for.
CLOSED DOORS AT ALL TIMES: When checking in, and any other time during your stay, avoid keeping the doors opened. Bugs, insects and flies are fast to enter, given the chance. Shut the doors behind you at every entry and exit.
The yard is mowed on Monday mornings. The trash and recycle bins are collected each Tuesday morning before 8:00AM. If needed, place both bins down at the edge of the driveway in the alley located behind the house.
BATHROOM SUPPLIES: Each full bathroom has 2 sets of towels per stay.

WEATHER OUTAGES:
Texas has extreme weather, and outages from time to time that can impact interior & exterior amenities. Such occurrences should be noted as out of our control & should not be a factor when rating your experience. We will alert you of such issues, if and when they occur, to allow you to adjust your reservation if you so choose.
MISC:
We request that you remove your shoes once entering the home to maintain our hygienic standards.
If linen or towels are stained by makeup, fake tan, foundation, lipstick, mascara, oil, sunscreen or blood it will require a payment for replacement $50 a set.
If any glasses are broken or missing a fee of $25 a pair of water glasses & $50 a pair of wine glasses will be charged.
EXTENDED STAYS
All extended stays (+6 days) will require a weekly maintenance check-in by staff to ensure a comfortable and safe experience for our guests.
A Few Reminders:
âą 3rd party bookings are not accepted. ID will be requested upon check in. The original booking guest must be at the property at the time of check in.
âą If you have a vehicle that is leaking oil or is prone to leave marks, please park in the garage located in the back alley to avoid damages opposed to the garage driveway
âą Decorations - NO glitter, indoor candles, or adhesive/pins on/in walls.
âą Unapproved guests: Only registered guests are allowed on the premises. Each unapproved guest will incur a $250 charge, and bringing unregistered guests may also result in immediate eviction.
