Your reservation includes the entire estate: the Main Residence, a separate Carriage House bedroom, and a private three-bedroom Guesthouse. With two full kitchens, multiple living areas, and outdoor waterfront amenities, guests can enjoy time together while having separate spaces for privacy and relaxation.

Spend the day by the private pool, unwind in the hot tub, enjoy views from the waterfront pier, or gather for meals and conversation. Pelican Bay is conveniently located near Space Center Houston, Kemah Boardwalk, and wedding venues throughout Seabrook and League City.

Pelican Bay's layout is particularly convenient for extended families, multigenerational vacations, wedding guests, and groups who prefer to stay in one location rather than reserve multiple hotel rooms or vacation rentals.

The separate Guesthouse is fully included in the Entire Estate reservation, with no additional Guesthouse rental charge.

Although the estate offers multiple beds, the maximum permitted overnight occupancy remains 23 registered guests.

The private pool overlooks Clear Lake, while the hot tub, waterfront deck, and outdoor seating areas provide places to relax throughout the day.

Guests can also enjoy the private pier, boat slip, fire pit, and designated lawn areas.

Whether you're enjoying coffee by the water, relaxing beside the pool, or watching the sunset from the pier, the property's waterfront setting is part of the stay.

Children must be supervised around all pool and waterfront areas. Diving into the pool and jumping from the pier are prohibited.

TWO KITCHENS & GATHERING SPACES
The Main Residence features a full kitchen, dining area, living spaces, pool table, and laundry facilities.

The separate Guesthouse offers a second full kitchen, additional living area, and private patio.

This arrangement provides flexibility for larger groups. Families can prepare meals, spend time together in shared spaces, or enjoy quieter time in separate accommodations.

WEDDING GUESTS & GROUP ACCOMMODATIONS
Visiting Seabrook or League City for a wedding or special occasion?

Pelican Bay offers a convenient accommodation option for wedding guests and out-of-town families who want to stay close to one another.

The estate is next to Water's Edge and within reach of other wedding venues throughout the Clear Lake and League City area.

The separate Guesthouse, multiple bathrooms, and two kitchens can be particularly useful when family members are preparing for a nearby celebration.

The estate also accommodates family reunions, holiday vacations, and other group stays that comply with the property's occupancy limits and house rules.

Please note: Pelican Bay is offered for overnight accommodations. Weddings, receptions, ceremonies, parties, and other organized onsite events are not included in a standard reservation and require prior written host approval.

Your Entire Estate reservation includes exclusive guest access to:

- The garage is not available for guest use.
Parking is permitted on designated concrete surfaces only. Parking on the lawn is prohibited.

GOOD TO KNOW BEFORE BOOKING
Occupancy: Maximum of 23 registered overnight guests. All overnight guests must be included in the reservation.

Privacy: Both houses are reserved for your group and will not be rented separately to other guests during your Entire Estate stay.

Check-in: From 4:00 PM.

Checkout: By 11:00 AM.

Visitors & Events: Additional visitors, parties, ceremonies, and organized onsite activities require advance written host approval. Additional conditions or fees may apply. Unapproved gatherings are prohibited.

Smoking & Pets: Smoking is prohibited. Pets require specific written approval before arrival.

Property Care: Furniture must remain in its designated location. Pool furniture may not be placed in the swimming pool. Please report any damage or safety concerns promptly.

Waterfront Safety: Children must be supervised around the pool, hot tub, pier, and waterfront. No diving into the pool or jumping from the pier.

Rental Agreement: A separate rental agreement must be completed before arrival. A copy is available upon request.
