Rental Requirements
1. Age Requirements: You must be at least 25 years old to book.
2. Reservation 28+ Nights: A Refundable Security Deposit (equal to one month's rent) will be applied to your reservation and due at the time of booking.
3. Parking: There is absolutely NO street parking. There is enough for 5 cars max on the property. If a guest has approved visitors, ALL cars must be parked inside the property.
4. Parties: This property has a strict no-parties policy. A limited exception may be considered for a small gathering of fewer than 20 people only if it is disclosed and approved before booking. Only the registered guest can stay overnight. Any approved gathering must fully comply with all house rules, including noise limits, quiet hours, and the no-smoking policy, as well as HOA rules and the City of Atlantaâs short-term rental ordinances. Prior to approval, the guest must submit a written plan explaining how the gathering will be managed to ensure full compliance with all rules and regulations.

This allows us to respond to noise nuisances and smoking inside the property before they become serious violations. All devices are 100% privacy compliant. The noise detector only measures noise (decibel) levels and does not record any conversations, while the smoke detectors only detect marijuana, vaping, and cigarette smoke. Tampering with either device is strictly prohibited and will result in a $500 fine. Initial violation will receive a courtesy warning, and the second violation will result in fines of up to $1,000, and guests will be subject to immediate eviction without any refunds. If you have any questions, please let us know, as we are committed to providing our guests and fellow neighbors a pleasant experience in compliance with the City of Atlanta's short-term rental and nuisance abatement ordinances.

For added security, the door in the property is equipped with a digital lock, and a unique code is provided for every booking. Guests will be given a code to enter at the time of booking in the welcome letter, and a reminder message sent to the guest 60 minutes before the 4PM check-in time unless an early check-in is approved. Please be sure to pull the entry door closed upon departure.
Other things to note
For any guest booking with an initial duration of less than one month, if the guest wishes to extend their stay beyond one month, the Host requires the creation of a new booking rather than altering the existing reservation. Each subsequent monthly extension will also require a new booking. Guests extending their stay beyond one month must also schedule a housekeeping visit within the first week of each new monthly booking.
For bookings exceeding 35 nights, a mid-stay cleaning fee will be applied and collected through the platform resolution center monthly. This is necessary to maintain the property in the advertised condition. The mid-stay cleaning includes housekeeping for all the bedrooms, bathrooms, kitchen, and living room. Host-provided color linens are the guests' responsibility to launder, but our team will make the beds if the linens have been washed before our housekeeping team's arrival. The cleaning can be scheduled at your convenience, and your presence is not required for it to take place.
Your host conducts regular pest control treatments, but this doesnât eliminate the possibility of them entering the property. As a preventive measure, please refrain from holding the front door open for extended periods.
ATLANTA CITY SHORT-TERM RENTAL ORDINANCES: It is unlawful to allow or make any noise or sound that exceeds the limits set forth in the City's noise ordinance City code Sec. 74-131). Be considerate of the neighborhood and your neighborâs right to the quiet enjoyment of their home and property. The maximum occupancy of this short-term rental unit is 2 adults per bedroom. Four parking spaces are available at this property. Do not park on lawns or in a manner that blocks driveways, sidewalks, alleys, or mailboxes. Drive slowly through neighborhoods and watch for pedestrians and children playing. Any violations may result in immediate termination of the agreement and eviction from the short-term rental unit by the owner or STR agent, as well as the potential liability for payments of fines levied by the city.
