The ground-floor 2BR/2BA residence and the upper 2BR/1BA residence come together to provide a versatile layout perfect for families or friends traveling together. With easy access to the beach, nearby parks, grocery stores, and Newportâs top dining spots, this coastal retreat delivers both comfort and convenience.
GROUND FLOOR RESIDENCE:
LIVING/DINING AREA:
- Sofa, two upholstered side chairs, cable TV, and gas log fireplace
- Dining table with seating for six
- Sliding glass door opens to the front oceanview patio
KITCHEN:
- Fully stocked with dishes, utensils, cookware, bakeware, and all major and small appliances

EXTRA SLEEPING ACCOMMODATIONS:
To accommodate the maximum occupancy, four twin trifold floor mats are provided, along with extra linens/pillows. (The floor mats are better suited for children.) Twin rollaway beds can be rented if adult sleeping accommodations are desired instead of the mats. Make arrangements in advance to ensure delivery in time for guest arrival. Contact our office.
LINENS:
All bed, bath, kitchen, and beach linens for the maximum number of guests are provided as part of the cleaning and linen fee and are neatly prepared for your arrival.
LAUNDRY:
Laundry facilities are located in the garage. Guests must provide their own supplies.
PARKING:
Two garage spaces, one on the right and one on the left, are accessible from the rear of the property. Additional street parking, both metered and unmetered, is also available.
LOCATION:
Best of all is the proximity to the popular 44th Street beach - known for its great surf and inviting shoreline. There is something for everyone at this longtime local favorite! And every convenience is within easy walking distance: eateries, coffee shops, grocery stores, shopping, nightlife, the iconic Newport Pier, the posh Lido Marina Village, and so many destinations in between! The beachfront boardwalk, which stretches 6 miles along the peninsula, is the best way to explore the town on foot or on a beach cruiser. Guests can park their cars and not use them again until departure day!
RECREATIONAL GEAR:
Additional beach gear or recreational equipment is available for rent from the management at very reasonable rates for our guests: large ice chests, wagons, Pack' n Play portable cribs, portable high chairs, twin rollaway beds, and much more! Contact us for more information.
CITY TAX:
A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.
SECURITY EQUIPMENT:
This property may use surveillance cameras and/or recording devices in outdoor spaces, and/or entrances to the property, as well as noise monitoring equipment such as decibel readers, to protect the property, guests, and ensure compliance with local ordinances.
