Cancellations
The applicable cancellation policy will be enforced. Credit card processing fees are non-refundable.

Minimum Booking Age
The primary guest must be at least 25 years old. Exceptions may be considered with additional requirements.

Registered Guests Only
Only guests listed on the reservation are permitted on the property. Undisclosed guests may result in fines.

No Smoking Indoors
Smoking inside the home is strictly prohibited. Violations incur a $1,500 fee plus ozone treatment costs and any associated lost revenue.

Quiet Hours
Quiet hours are observed from 9:00 PM to 8:00 AM. Noise complaints or violations may result in a fine equal to one night`s stay.

Check-Out Time
Standard check-out is 10:00 AM. Unauthorized late check-outs may result in extra charges and possible removal from the property.

No Pets Allowed
Pets are not permitted on the property at all times.

Water
Please note: the cabin is on well water, which may occasionally contain small particles. This is completely safe and typical for well water.

Power Outages
As this is a mountain property, occasional power outages may occur. Local utility crews typically restore service quickly.

Trash & Wildlife
A bear-proof trash cage is located by the carport. Please ensure it is securely latched after each use. If the cans become full, guests are responsible for taking any excess trash to the designated trash site (Raven`s Branch Convenience Center).

Road Access
The road to the property is steep and gravel. Four-wheel drive (4WD) or all-wheel drive (AWD) is recommended, especially during rough weather.

Exterior Security Cameras
There are two exterior security cameras on the property. They are outward-facing and do not monitor any interior spaces.

Accessibility
Two bedrooms and two full bathrooms are located on the main floor, making it a great option for guests who prefer to avoid stairs.

Security Deposit or Damage Waiver
After booking, guests must choose between a non-refundable damage waiver or a refundable security deposit placed as a temporary hold on your credit card. The selected option will be confirmed after booking and applied prior to check-in .
