UNREGISTERED GUESTS are NOT allowed in the home without host permission. 15 people maximum in the house at any time.
No more than 5 vehicles in the driveway will be permitted without prior authorization.
This is a 6 bedroom and 4 full bathroom house with 2 King beds, 3 Queen beds, 1 Twin bed and
Bunk bed which includes 2 Twin mattresses and a full mattress.
There are 3 additional beds which are twin size fold up beds. You must let us know ahead of time if the fold up beds are needed.
Pets (of any kind) are not allowed.
Primary guest must be at least 21 years old and provide one form of identification, such as a Driver`s License or Passport, upon making reservation.
DAMAGES:
You are FINANCIALLY liable for any damages to the home, its property inside and exterior areas. This includes but is not limited to kitchenware, stained or missing linens, electronics, etc... You are also responsible for your own guests. We understand that accidents happen and if they do, it is your responsibility to notify the Host/Co-host immediately. A $50 fee will be charged for missing or stained towels/linens.
$150 fee will be charged for any missing remote for TVs and $250 gate remote.
Please DO NOT flush paper towels OR wipes down the toilet, not even flushable wipes. Our plumbing is very delicate. If a plumber needs to come out for a backed up/clogged toilet, there will be a fee of $750.
TRASH PICK UP DAYS:
Please place the trash bins (located outside in the driveway) by the curb on Tuesdays and Friday mornings.
***Please adhere to putting trash morning off trash days to prevent wild life animals tempering with garbage***
BBQ/GRILL:
Please note that an additional $25 will be charged if the BBQ is left dirty. Cleaning brush and cleaning spray is provided for your convenience. For everyone`s safety, please make sure that the propane tank valve is shut off after each use.
QUIET HOURS & NOISE COMPLAINTS:
We kindly request all guests to adhere to our designated quiet hours, which are in effect from 10pm until 8am. During this time, we ask that you keep noise levels to a minimum to ensure a peaceful and enjoyable stay for all guests and our neighbors. Excessive noise complaints received after 10pm resulting in the police being called may result in penalties or immediate eviction without a refund. Parties or loud noise will not be tolerated.
DISCLOSURE OF RECORDING DEVICES:
To ensure a peaceful and enjoyable experience for all guests, we have installed a decibel monitoring system within our Airbnb property. This system is designed to help maintain a serene environment and uphold the noise regulations of the property. The decibel monitor is solely used to detect noise levels and does not record or transmit audio. It is focused on capturing decibel levels to assist us in maintaining a peaceful environment. Your privacy and confidentiality are of utmost importance to us. In the event that the decibel monitor detects noise exceeding the acceptable limits, we will receive an alert. We may reach out to remind guests of the noise regulations and kindly request that they reduce their noise levels.
We have installed external security cameras throughout the perimeter of the property. This is for the safety of our guests and the safety of our home. There are NO cameras or surveillance devices inside the house except inside the garage . There is also a RING Doorbell at the main entrance door.
Cameras and RING doorbell are not allowed to be covered, disconnected or tampered with. Doing so may result in penalties or immediate eviction without a refund.
NO SMOKING OR VAPING INDOORS:
No smoking or vaping indoors: Smoking or vaping, including the use of electronic cigarettes or similar devices, is not allowed inside the premises, including all rooms, bathrooms, common areas. This applies to all types of tobacco products, herbs, or substances. Any evidence of smoking or vaping indoors, including residual odors, will result in additional cleaning fees of $300. Please inform all members of your group about our strict no-smoking and no-vaping policy. Ensure they understand and respect the rules during their stay. We take the comfort and well-being of all our guests seriously, and it is important to maintain a smoke-free environment for everyone.
CHECK-IN & CHECK-OUT TIME RULES:
Check-in is at 4 pm and the PRIMARY guest must be physically present at check-in. Check-out is at 11am. Early check-ins and late check-outs are only provided upon availability. Please check with your host. Guests may not stay later than their reservation allows. It is important to note that adherence to the check-in and check-out times is crucial to allow for adequate cleaning and preparation between guest stays. Failure to comply with these rules may result in additional charges of $100.

Per Airbnb`s listing requirements, we are, therefore, required to notify you that we have `dangerous animals` on the property. All stand-alone, homes, excluding those that are not in a condominium tower, due to this possibility, however remote, are required, by Airbnb, to notify you of the possibility that one might encounter both dangerous, and fear-provoking, non-threatening creatures. We have pest control services to deal with all of these creatures. If you come across any of them, please contact us via Airbnb`s Direct Message (DM) system, immediately. We will work to take timely action to deal with anything that you may discover, both inside your space, or outside, on our property. Many of these creatures are free-roaming. We do not have control of anything that occurs on neighboring, city, community, or HOA properties, and cannot be held liable for their maintenance of same. - BUGS & CRITTERS: Please note we routinely spray the property for bugs and insects, however if you do come across any little critters please keep in mind that Florida is a sub-tropical climate. To help prevent this, keep the doors closed.
