Nestled in the heart of Massanutten Resort, The Perch is a 3300 sq. ft. professionally designed 5 bedroom/ 4 bath modern chalet.

The Space
Spread out across three levels of comfort and fun. The open living area invites you to relax by the fireplace or cook together in the fully equipped kitchen. Large windows bring in mountain light and views, creating a bright, welcoming atmosphere.

The Layout
First Floor
The fun zone of The Perch. This level features the game room, gym, and theater, along with a double queen bedroom with en suite, a cozy twin bunk, a full bathroom, and the laundry room.

Second Floor
The heart of the home. Here you’ll find the living room, the kitchen with its inviting eating area, the primary bedroom with en suite, two king bedrooms, and an additional full bathroom.

Third Floor
A quiet, elevated loft space perfect for reading, relaxing, extra hangout room, or sleeping space.

Enjoy year-round adventure — skiing, tubing, golf, ziplining, mountain biking, hiking, and the famous Massanutten Indoor Water Park are all just minutes away. Local wineries, breweries,JMU, Luray Caverns and Shenandoah National Park are a short drive, making this the ideal base for exploration or relaxation. MASSANUTTEN COMMUNITY RULES

WELCOME TO MASSANUTTEN!
This home is in a private residential neighborhood and is part of the Massanutten Property
Owners Association (MPOA), governed by its rules and regulations. There are rental homes in
all MPOA neighborhoods, but people also live here. Your nearby neighbors may be full-time
residents, including families with children, retirees, second-home owners and other guests
enjoying their retreat.
NOISE
• Quiet hours: 10:00 PM - 7:00 AM.
• Keep noise indoors during these hours.
• No excessive noise at any time, as judged by MPOA or its assigned agents.
PARKING
• Keep all tires off the road.
• Don't block fire hydrants or park in front of another property without written approval from your host.
• Park only in designated areas or overflow lot (4007 Peak Dr., Massanutten, VA 22840)
• No buses, campers, or RVs to be parked at homes or on roads. Overflow lot is available with written
approval from your host.
OUTDOOR FIRES
• High wildfire risk area!
• No open fires.
• No unattended fires.
• No firepit use during quiet hours (10:00 PM - 7:00 AM).
• Firepits and grills may be restricted during local emergency conditions, check
Massanutten Village website or electronic sign at entrance for updates.
ALCOHOL
No open containers on roads or in common areas.

TRASH
• Do not place garbage/trash outside, including screened-in porches, decks or carports. Trash attracts
wildlife, which could endanger you and damage the property.
