Welcome to Aspen Sage Retreat. A beautiful highly-desirable neighborhood with most attractions 5–10-minute drive and walking distance to ski resort pick up area, and multiple restaurants and shops.



Surrounded by mature towering pines, maples and aspen trees with large, fenced flat yard for the kids to play basketball, ride bikes or store your boat, RV or water toys. Relax in the spa, enjoy the BBQ and gas fire pit.



The Space:

The Home- over 2400 sq ft including 1,748 sq ft main home with an updated clean, classic cabin vibe with open style living spaces. Three bedrooms with three and a half bathrooms. An additional 650+ sq. ft game room garage conversion with separate bathroom, insulated and heated gives you two large living areas for multiple families, kids and friends!! Large deck & huge nearly qtr acre flat fenced backyard with spa and propane fire pit, axe throwing, basketball hoop, toddler swings and more. The home is a split-level home with bedrooms on the upper level, living spaces on the main level, and game room garage on ground level.



All bedrooms are located on the upper level of the home. A pack-and-play with bassinet is always in the home.



Bedroom 1 (Primary) - Large room with king bed, high ceilings, nightstands, desk, wifi extender for catching up on work, large closet, private bathroom with a separate Deep soaking tub room and a separate shower, dual sink vanity - and a beautiful view of the nearly 100 ft pine trees.



Bedroom 2- King bed, smart tv, side tables, chair, ceiling fan, and closet, and a stunning view of the towering pines in the backyard..



Bedroom 3- Queen/Xl twin & twin/twin bunk beds, ceiling fan, & closet.



Kids-friendly amenities including a pack-and-play crib, stainless steel and silicone non-toxic toddler dishes, games, cars, books, and a Lalo highchair. We have also added outlet saftey covers in main areas and bedrooms, Flat fenced yard and easy neighborhood for stroller walks, and littles ones on bikes, Space for the kids to play in the game room as the adults lounge in the living area and kitchen, and toddler swings in the backyard.



Health & Wellness: We care about health and wellness and have organic linen comforters, CertiPUR-US certified non-toxic mattresses, Twin Mattresses Organic and/or Free Of Flame Retardants, Heavy Metals, Formaldehyde, And Phthalates/ Made in California, Non-toxic essential oil diffusers, and healthy materials and products wherever possible.



We provide non-toxic paraben- and phthalate-free shampoo, conditioner, body wash, cotton rounds, Q-tips, and floss picks. We do provide 1 hand towel and 2 washcloths per bathroom. 9 bath & 9 spa towels are provided. (Not for lake use, please bring extra for lake.)



Bathroom 1 (Primary)- Deep soaking tub with spray handle, large separate shower and dual vanity.



Bathroom 2- (upstairs) Shower/tub combo with single vanity.



Bathroom 3- (Game room area) Shower & vanity.



Bathroom 4- (Powder room/half bath)- Just off the kitchen, through the laundry area on the main floor.



Kitchen- Open floorplan with visibility into dining and living area and backyard. Countertops seating for two. Full-sized fridge with ice maker, gas stove, and dishwasher to help you create wonderful meals. If you prefer take-out no worries! Fully stocked with all utensils, dishware, cookware, cookie sheets, coffee maker, French press, Dutch oven, All-Clad cookware, slow cooker, non-toxic titanium cutting board, turkey roasting pan, muffin tins, microwave, and bakeware. Additional fridge in gameroom .



Items on hand- Blender, toaster, Dutch oven, slow cooker, muffin tin, cookie sheets, Non-toxic titanium cutting board, all clad nonstick cookware



A starter pack of paper towels and trash bags are provided. Along with dish soap, coffee grounds, and sugar.



Coffee set up- 12 cup drip & stainless steel French press.



Water- Tap is clean mountain fresh and potable; however, this home offers a reverse osmosis filtration system as well.



Dining- Located in view of kitchen, seating for 8 at dining table, with additional two at countertop nearby and another 8 on the patio. Sliding glass door to back patio.



Living room- Large sectional sofa, coffee table, smart tv, fireplace, a magnatiles, kids books, mini cars and toys in the cabinets.



Fireplace- Wood-burning fireplace. We do not provide wood. It can be purchased and delivered to the home (24-hour notice is recommended). Or you can purchase it at many places in town. If there is wood left behind, feel free to use it!



Laundry area- Full-sized HE washer and dryer located just off the dining room.



Heated Gameroom Garage- Located on the lower/ground level of the home with direct access to the backyard. Huge TV, Ping pong, axe throwing, and card table with seating for 4. Separate living space with pull out couch and leather armchair. Additional fridge to store drinks or additional food. Direct access to bathroom 3. Garage has its own wall heater.



Back yard- Home has a large flat fenced yard with basketball hoop, toddler swings. Perfect parking for your trailer. Please keep in mind we are still only allowed 3 vehicles on property per our permit. A trailer with off road vehicles, boat, RV, or travel trailer would be okay.



Spa- located in the back yard. Maintained after each guest reservation. Please keep in mind as a rental the chemicals will be higher than a personal home spa. Longer stays, we will schedule the spa maintenance once a week. Spa hours are set for 7am-10pm only. This is a city rule for rentals as sound travels in the clear crisp mountain air.



Firepit- Propane fire pit with Adirondack chairs to star gaze through the pines. We replace propane tanks once a week. If it runs out during your stay, please swap the tank. We reimburse tank swaps with a picture of itemized receipt. Please note there are no wood fires allowed in San Bernardino County. Only propane fires are allowed. For wood fires, only permitted in the fireplace in the home.



Back Deck- Table with seating for 8. Additional chairs are in the yard area.



Parking- Flat concrete parking for max 3 vehicles - easy pull-through driveway that helps a ton in the snow. You may need AWD of 4x4 in winter months, but the neighborhood is fairly mild and usually quickly plowed due to proximity to Snow Summit and Bear Mountain.



Heating- Central heating, Nest thermostat & wood-burning fireplace.



Please note, like most homes in Big Bear, this property does NOT have air conditioning. This area does have many tall trees and is insulated well. It helps keep the home cool, but not cold. We have ceiling fans and standalone fans. Please open windows at night to let the cool night air cool the home and the nights are usually very cool.



Please note that home does not allow pets. For service animals, they must be stated prior to booking and proper documentation provided. We know your service animal is important and want to make sure non-service animals are not posing as a working animal.

Guest Access:

There are four areas you will not have access to. One of the primary bedroom closets, a few cabinets in the garage, and the cabinets in the laundry room and hallway.

Aspen Sage Retreat is centrally located in a highly sought-after pocket neighborhood walking distance to some of the best restaurants and shops like Captains Anchorage, El rincon, Tiffany’s Bistro and more.

Getting Around:

Home is centrally located between Big Bear Blvd and Moonridge. Mountain transit is available for free with the closest pick up location being .3 miles from the home. For routes and times please check their direct website. A vehicle is highly suggested for Big Bear.



Other Things to Note:

City of Big Bear Lake Good Neighbor Policy must be always respected. Please review the city rules.



Do not exceed the occupancy limit (11 guests regardless of age) Do not exceed the stated occupancy at any time during your stay. The maximum number of adult occupants may be less than the total maximum occupancy.



NO PARTIES ALLOWED.



No parking in street or yard. Parking is only permitted in the driveway, designated parking spaces, and garage. This includes trailers. The maximum number of vehicles (2) permitted is on the exterior sign.



No amplified music 24/7. Close your windows to avoid music carrying beyond the property line.



Head inside at 10:00 p.m. Noisy outdoor activities and spa use are prohibited from 10:00 p.m. – 7:00 a.m.



This home is not pet-friendly.



Unfortunately, a few of our guests refuse to extend common courtesy and neighborly behavior toward the guests and residents around them. For those guests who have come to party and disrupt the peace and tranquility of the neighborhoods, there are consequences.



The minimum fine for violating the rules stated previously is $500 per violation. A second offense is $1000 per violation.



Unruly guests who blatantly disregard the rules and expectations will be evicted without a refund.
