Each bedroom has one queen bed and a connected private ensuite bathroom. - Sleeps four total in two queen beds, we do not permit overnight guests on the non-pull out sofa. Sofa linens are not provided. - Large open balcony with breathtaking city views - Kite/surfboard rack on balcony - High speed internet - Air conditioning by two oversized split systems in bedrooms cool the condo throughout, with ceiling fans in every area and new windows for insulation and quiet. - Open concept living, dining, and kitchen area. - Fully stocked kitchen including an induction stove, single serve coffee maker, Ninja blender, pots, pans, self-honing knife set, ice maker, in fridge charcoal filter water dispenser. - Washer/dryer in unit (these are half-size units; large coin-operated units in lobby) - Walk to dozens of restaurants, bars, Starbucks, shops, grocery stores, health food stores, coffee and smoothie shops, casinos, night clubs. - Scooter rental or short Uber to Old San Juan - Short drive to SJU airport, average is 15 min. - No parking on site, there are several garages within walking distance. Drop off/pick up are allowed. - Grocery store is two blocks away

****IMPORTANT THINGS TO UNDERSTAND***: * Unit Is Not Infant-Friendly. * No locks on cabinets with chemicals, no infant/toddler furniture is available. * Unit has two queen beds; Sofa is NOT a sleeper sofa, do Not use as a bed for guests. Bedding is not provided. * Puerto Rico has a high probability of bug encounter, even inside. * Puerto Rico is subject to power/water outages. * Puerto Rico is subject to intense hurricanes. * Generator serves common areas only (elevators/pool/hallway lighting); water cistern.When power goes out, the unit is without power (impacts all appliances, hot water, lighting, air conditioning, etc) * STRICT NO SMOKING OR VAPING OF ANY KIND $500 fine * There is active construction on the building. There may be high noise during working hours. IMPORTANT Additional identity verification may be required to book this property. Before we complete acceptance of your booking you may be asked to complete a short guest verification through third-party provider, Truvi. Truvi provides identity verification to build a foundation of trust for the short-term rental industry. Guest access You will check in at the main security booth in the lobby, and we will provide you with a combination for the lockbox on the unit door that contains keys the morning of check-in. With the exception of a few owner cabinets and 1 closet, the guests have access to the full two-bedroom, two-bathroom, 1 guest closet balcony unit. Other things to note The following are elements of this property and Puerto Rico that you are subject to during your visit. We do our best to mitigate discomfort. Please familiarize yourself with these topics before booking, as we provide no reimbursement for them.
- We strongly recommend you purchase travel insurance when traveling to Puerto Rico. -In Puerto Rico, there are frequent, unpredictable power and water outages that might affect your stay. These outages can impact all utilities in the unit, such as internet, refrigeration, hot water, and common facilities. The building has a generator for the hallways, elevators, and a water cistern that lasts for approximately 24 hours. Phone charging is available at the main lobby door security booth. No refunds will be granted for power, water, internet outages, or loss of food. In the event a power outage lasts more than 12 hours, the guest is responsible for cleaning out all food items subject to spoilage and cleaning any mess related to delayed response.
-Hurricanes are a real concern for Puerto Rico. Maintain your own safety by watching weather forecasts and staying prepared. You must make the best decision for yourself as to whether to relocate or stay and self-prep. No refunds will be given unless the National Weather Service orders mandatory evacuation. Refunds for any reservation scheduled to begin during said mandatory evacuation will be initiated through the App within 24 hours of the mandatory evacuation being announced. For evacuation orders issued mid-stay, the day you confirm your departure following an evacuation order, we will initiate the refund for any unused portion from the booking. No refunds are issued for rain or tropical storms as we have no control over the weather, and you are traveling to a tropical Island. -Please note refunds will only be issued through the app, and once initiated, we have no control over processing time. You will need to contact VRBO directly regarding issues regarding that.
-The building and community have rules you must obey. See “Additional Rules”. Obey posted signs.
-The building management may unexpectedly and without notice close access to certain facilities or features, possibly for repairs or other reasons. We’ll do our best to provide updates when available.
-Due to the local ecosystem, encountering pests like mosquitoes, ants, termites, flies, and roaches is common in Puerto Rico, even on higher floors. Despite routine pest control and thorough cleaning, bugs may still enter the property. While efforts will be made to address bug issues when reported, no discounts or refunds will be provided for this common occurrence. If potential pest encounters are a concern, guests should reconsider their booking.
-An initial stock of toilet paper, paper towels, and hand soap is provided for your arrival. If these run out, guests must buy their own. There is a convenience store on the ground floor and a supermarket two blocks away. We do not provide other starter toiletries.
-Linens: The unit is furnished with four sets of towels, beach towels, two sets of sheets (one set for each queen bed), and bedding covers. There is an in-unit mini-laundry (e.g., it can launder one set of sheets at a time, one cover at a time) or full-size machines in the lobby that are available to the guest for washing.
- Some cabinets and storage areas are for owners only and are not available to guests. - 1 of the 2 walk-in closets is locked out/owners only.

Loved our stay here! The owners did such a wonderful job redoing the place to make it a comfortable, modern space, and it was very neat and clean. The pool was conveniently located and very nice. Easy beach access, and just a couple blocks away from lots of places to eat and drink on Ashford Ave. I highly recommend!

The condo was excellent. Very nicely updated with plenty of space for our family. The beach has a lot of waves so not great for small kids but still plenty of space to enjoy the sand, walk the beach, etc. The pool is very large too so plenty of swimming options. Lots of great restaurants within walking distances and an easy Uber ride to Old San Juan and other entertainment. We really enjoyed our stay!
