Guest Access:
Guests have full access to the home and outdoor areas. A unique entry code will be provided before check-in. Ample parking is available in the private driveway. Community registration is required for access, and amenity passes can be purchased online, at the community office/lodge, or directly through us for your convenience.

The neighborhood offers a peaceful, picturesque Pocono lifestyle — a mix of suburban comfort and rural tranquility, with outdoor recreation and regional attractions just a short drive away.
Getting Around:
The home is about a 10-15 minute drive to the nearest Monroe County Transit (Pocono Pony) fixed-route bus stop on PA-940, providing regular weekday and Saturday services to key local hubs in the Pocono region
Other Things to Note:
We’ve thoughtfully designed this home as a private retreat for comfort, connection, and memorable time together. To ensure a seamless and relaxing stay for you and our neighbors, please note:
✧ Amenity Passes: Available for $20/day, $30/3 days, or $50/week per person (children under 2 are free).
✧ Registration: Township registration form must be submitted at least 1 day before check-in. A $100 late fee applies.
✧ Community Rules & Safety: Guests are responsible for any community violations. Do not leave food or trash outside due to wildlife. Lounge fireplace is not in service; the outdoor fire pit is available. Towels are not provided for community pools or lakes.
✧ Theater Room: Requires personal streaming logins.
✧ Occupancy & Visitors
Local guidelines allow up to 12 overnight guests, with up to 10 additional daytime visitors (maximum 22 people total on the property during daytime).
Unauthorized persons beyond the maximum occupancy shall be charged $150 per day per unauthorized guest. This includes both visitors and overnight guests. If you invite additional visitors, please notify The Company of the reason and duration of the visit.
✧ Parking
Ample parking is available in the private driveway.
✧ Pre-Arrival Details
Prior to arrival, guests complete a short rental agreement, ID verification, and damage protection selection. This helps us prepare everything beautifully for your stay.
✧ A damage protection option is required for all reservations and is processed through our third-party system prior to arrival. Guests may choose either a $600 refundable security deposit (pre-authorized hold, not a charge, released after a damage-free inspection *7 business days*) or a non-refundable damage waiver of $40 per night (Maximum: $200) is applied to your stay, which covers accidental damages beyond normal wear and tear.
✧ Year-Round Wellness Amenities

• Hot tub available year-round
• Outdoor pool is seasonal and currently closed during the winter season.
• Pool typically opens April 1 – October 31, weather and maintenance permitting

With multiple water features on the property, children should be supervised at all times to ensure a safe and worry-free experience.
✧ Peaceful Environment
Quiet hours are in effect from 10:00 PM to 8:00 AM. During this time, excessive noise including loud music, shouting, or other disturbances is strictly prohibited. Violations may result in fines and/or immediate cancellation.
✧ Flexible Arrival & Departure
Check-in is at or after 4:00 PM on your check-in day. Checkout is at or before 10:00 AM on your check-out day. Early check-ins and late checkouts may be available upon request and are subject to additional fees. Guests who stay beyond their designated checkout time are liable for any associated costs and expenses. For any unapproved late check out, we will reserve the right to charge $200 if exceed 20 minutes and half day rate if exceed one hour.
✧ Smoking, parties, and excessive noise, including on balconies and in shared spaces. Noise and smoking detection technology is used inside the suites to monitor excessive noise levels and violations of our non-smoking policy. Tampering with any of these devices is a direct violation of our house rules. Violations are subject to fines, starting at $1000, for each occurrence in order to pay to clean, deodorize, and repair damages.
