Our home has 4 bedrooms & 4 bathrooms so you`ll have plenty of room for up to 8 of your family and friends! Children under 13 do not count in the occupancy and extra are welcome! Bring your bikes because we are located right next to the famous Camp Richardson bike trail which is a family friendly paved path that leads to the most popular South Lake beaches like Camp Rich, Pope & Baldwin. Don`t have bikes? Bike rentals are available from Anderson`s bike rentals right next door!

â After you book, you will be asked to sign a rental agreement.
â Our home is not pet friendly and is non-smoking.
â Our home is located in a very residential neighborhood with many families living nearby therefore partying & excessive noise will not be tolerated.
â We have exterior only security cameras.
â Our home backs to highway 89 so there is some traffic noise depending on the time of day.
â Please remove your shoes inside and please no food or drink while on the couch. Guests will be responsible for new stains.
Our guests will have access to the entire property with the exception of a few locked owner closets.
You will check in by going right to the home using the digital keypad located on the front door. Your code will be messaged to you 2 days before you arrive.
You can get ahold of us anytime on the app or via our local phone number. However, there may be delays after 6pm when we are home with our families. We have a QR code guest book on the fridge that has a wealth of information in it and can help answer most questions.
We welcome guests who are in full compliance with our house rules. Please see the âAdditional House Rulesâ section for details. If our guests do not abide by our house rules or mistreat our home or neighborhood in anyway, your $2,000 security deposit will be kept. In rare cases, guests may be asked to leave our home and forfeit their reservation. We do our best to communicate with our guests before it comes to that. BY BOOKING THIS HOME YOU AGREE TO ALL OF THE FOLLOWING:
25 YEARS OR OLDER TO RENT. You must be 25 years or older to book and be present at all times. You are responsible for everyoneâs actions in your party.
CHECK IN & OUT TIMES. Check in time is 4pm and check out time is 10am. Our check in and out times are industry standard times for rentals in Tahoe. Early check inâs and late check outâs may be requested. However, if we have guests leaving or arriving on the same day as your request we may not be able to grant an early check in or a late check out.
NON-SMOKING. This home is a very strict non-smoking property, which includes the outside. Evidence of smoking including a smoke smell or cigarette butts on the ground will result in a $250 charge. If someone in your party smokes, please have them do so off the property lines and dispose of their butts appropriately.
DAMAGE. We have a âyou break, you buyâ policy when it comes to damage. We will do a detailed inspection after you check-out to check for new damage. If you notice damage from a previous guest or if damage occurs during your stay, please report it to us right away. Attempting to conceal or failing to report damage, will automatically result in being charged for the replacement or repair.
HIGH FIRE DANGER. Tahoe is under high fire danger year round. The following actions are strictly forbidden: bonfires, outdoor fires, firepits, charcoal BBQs, fireworks, using the gas BBQ or gas firepit on a red flag day, etc.
UNFORESEEN HOME ISSUES. When renting someone elseâs home, issues can arise that are out of our control. We do a detailed inspection before your arrival to ensure itâs clean and all amenities are functioning but despite our best efforts, sometimes things still happen. We ask that you communicate all issues as soon as they happen so we may be given the opportunity to rectify them.
FRAUDULANT CLAIMS. We believe in running an honest business and expect our guests to have the same mentality. Falsifying or embellishing home issues with the intention of receiving money back is something we will not tolerate.
CANCELLATIONS. We adhere to the cancellation policy we have set up on the site you booked through. We also highly recommend that our guests purchase travel insurance. However, we are human too. If you are past your cancellation time frame, please initiate the cancellation process on your end so we can open up the homeâs calendar. If the home gets rebooked, we will refund you minus a 3% cancellation fee to cover credit card processing.
SECURITY CAMERAS. Like all vacation rental homes in Tahoe, we have security cameras on the exterior and noise decibel monitoring devices inside. This is to ensure our guests abide by the strict local ordinance. There are never any cameras inside our home.
REFUNDS. Reporting issues to us after you leave does not often result in a refund. We prefer to handle issues while you are here in order to make your stay with us exceptional so please report all issues to us during your stay. We are much more likely to offer a refund on our own terms for failure to resolve issues rather than be asked for money back after youâve checked out.
SNOW REMOVAL. Summit Tahoe cannot guarantee snow removal services to the roads and driveway will be completed by the county and/or snow removal vendors. Delays during heavy snowfall are to be expected. Snow shovels are provided onsite. Guests are required to carry chains with them to Tahoe per local law.
ICY WALKWAYS. Our walkways in Tahoe are icy so make sure all members of your party have snow boots and walk with care. We do our best to clear snow and add ice melt but despite best efforts our walkways still become icy. We are not liable for any falls or slips on the ice.
PETS. This home is NOT pet friendly. The owners may have a pet allergy so itâs important to respect this rule. We prefer to host service animals at one of our pet friendly homes. We have exterior security cameras so we will know if you disregard this rule. Bringing a pet will result in an automatic charge of $250 per pet and possible eviction.
DRIVE WITH CARE. Our home is located in a residential neighborhood where the speed limit is 25mph. Please drive with care when coming to and from our home.
TOWELS. We supply one bath towel and one wash cloth per occupant. If you feel you will need more please bring more towels with you.
SUPPLIES. Please do not remove any supplies from our home including but not limited to: olive oil, salt, pepper, foil, trash bags, dish pods, toilet paper, etc. Theft is not cool and not something we donât take lightly. If you are unsure if something is yours, please leave it.
CARPETS. Please remove your shoes inside. You will be responsible for any new carpet stains.
PESTS & RODENTS. Tahoe is home to many pests and rodents including but not limited to mice, rats, squirrels, mosquitos, spiders, moths, bats, etc. When the weather gets too hot or cold they often times prefer to hang out inside so donât be surprised if you come across them during your stay. We have on-going pest control services but despite best efforts, they sometimes still find a way inside. It doesnât mean our home is dirty, itâs just a part of being in the mountains.
BEARS. We have California black bears in Tahoe which are attracted to trash and food but will break into your cars for gum, crumbs, empty drinks, etc so make sure to always remove anything even remotely edible, roll up windows and lock car doors. We are not responsible for car break ins or resulting damage. Donât say we didnât want you.
POWER OUTAGES. Power outages are very common in Tahoe year round but especially during the Winter. If the power goes out, the heat will also go out. We have emergency supplies locked in the linen closet. Message us during an outage for the code. You will not be refunded if the power goes out during your stay.
