HOUSE RULES:
AGE REQUIREMENT: Guests must be 25 or older to book. Guests under 25 must be accompanied by a legal parent or guardian. Photo ID may be required.
GUEST POLICY: All guests over 18 must be listed on your booking. Only those listed are permitted on the property. Additional guests beyond your reservation will incur a $150 per person, per night penalty. Exceeding the guest limit may result in eviction and termination of your stay without a refund.
ESSENTIALS & TOILETRIES: We provide a starter set of trash bags, dish soap, hand soap, toilet paper, paper towels, shampoo, conditioner, and shower gel. Additional supplies are not provided, so guests should plan to bring or purchase any extras they may need.
TOWELS & LINENS: White towels and linens must remain on the property and should not be used for makeup removal. Please bring your own makeup remover. Complimentary beach towels are provided for beach use but must be returned to the property. Damaged or missing towels/linens, including due to makeup stains, will incur a $30 charge per item.
CHECK-IN: 4 PM standard. Same-day bookings may delay check-in. Early check-in 12 PM for $50 (if available).
CHECK-OUT: 10 AM standard. Late check-out 12 PM for $50 (if available). Overstays $75/hr. Not available June–August.
LARGE GATHERINGS: Parties and events are not allowed. Exceeding the guest limit may result in eviction and termination of your stay without a refund.
PET POLICY: A standard pet fee applies to all reservations with pets. A maximum of 2 pets (40 lbs each) is allowed. Pets must be housetrained, leashed when outdoors and kenneled if left unattended. Unreported pets will incur standard fees, and exterior security cameras may be used to monitor unauthorized entry.
NOISE POLICY: No loud music after 10 PM. Complaints from neighbors or police visits will result in immediate eviction and loss of payment for the remainder of your stay.
SMOKING POLICY: This is a non-smoking property. A $500 fee will be charged if smoke odors are detected in the home.
PARKING: 3 vehicles in assigned parking spaces. Overflow parking on street Gracie`s Way.
TRASH POLICY: Please bag all trash and place it in designated bins. Excessive mess beyond normal use may incur extra cleaning fees. A $30 fee applies per bag of trash left behind. Thank you for helping us keep our space clean.
PROPERTY USE:
-Electronics/Indoor Furniture: Do not modify, disconnect, or move.
-Trash: Empty into the large bins at the end of condo.
-Plumbing: Dispose of food and grease in the trash. Flush only toilet paper, and avoid large amounts.
-BBQ Grills (Gas): Must be attended and cleaned after use. No other fires allowed.
COMMERCIAL-BUSINESS BOOKINGS: A $150 commercial surcharge will apply to contractors or commercial group stays.
GOLF CART LIABILITY WAIVER - By booking this listing you are entering into an agreement with the following terms: 1) The golf cart operator holds an active, valid US driver`s license and auto liability insurance and assume all responsibilities for all passengers and add`l operators of this golf cart 2) You will operate the cart in a safe manner and adhere to Port Aransas Laws and Ordinances. 3) You accept and are held solely liable for all medical and legal claims arising from use of golf cart, accidental or incidental 4) Guests are responsible for any damages or theft that may arise from golf cart use including, but not limited to: towing, damages, theft and repair 5) You voluntarily agree to indemnify and hold harmless Grant Katus , Nguyen Vu and any other agents from any and all claims, actions, suits and judgments for bodily injury, property damage, loss of life and/or service that in any way or manner arise out of use of golf cart. 6) Golf cart must be parked in garage at all times and not left outdoors overnight. 7) Please allow 50 feet distance from water. Should golf cart enter a body of water- Bay or Surf or be damaged- during this contract agreement period, renter is subject to being charged the full purchase price of the golf cart average price is $18,000.

Golf carts are motor vehicles and subject to all traffic laws, including DUI, underage driving, seat belts, and reckless driving. Do not drive the cart in water. The cart contains an AirTag for security and theft prevention. Guests are responsible for any damage, towing, or repairs. Refill gas before checkout. A $100 fee applies if the tank is below 3/4. Do not drive on Highway 361—use Eleventh St. Do not drive past beach marker 45. Lost golf cart key or garage remote: $100 each.
LONG-TERM STAYS: Available in January and February. Stays over 30 days require a background check, signed lease agreement, 25% upfront security deposit, and mandatory mid-stay cleaning. Max occupancy of 4.
