GENERAL HOUSE USE TIPS & KIND REQUESTS:

** Notes on Humidity Control: In SUMMER, keep all windows and sliding glass doors DOWNSTAIRS closed AT ALL TIMES.

** WINTER,: the minisplit in the livingroom will heat up the kitchen/livingroom quickly, but then please turn off and use the propane stove for maintenance (it's way more efficient and economical!)

**Control for propane stove in livingroom is attached to the wall between the two glass sliding doors (behind plant). DO NOT REMOVE CONTROL FROM WALL MOUNTING. Push up and down arrows to adjust heat (78 degrees is generally comfortable, but you do you).

**If leaving the property for extended periods of time, kindly reduce heat/air conditioning before leaving. ENERGY COSTS ARE THROUGH THE ROOF! ;0

**Please leave all doors and window closed WHEN USING HEATING/COOLING.

**If opting for fresh air instead, please be sure screen doors are closed at all times.

** Please DO NOT attempt to open any cabinets/doors/drawers with locks or labeled "OWNER USE." They are off limits, and an attempt to open may damage doors/locks.

**Bring hammocks, camp chairs, lawn games, and all other non-all-weather items in from the outdoors every night and during rain,

**After use, cover solo stove ONCE COOL! Never leave exposed to open rain. Dump ashes into woods after each use.

****After use, cover Weber grill ONCE COOL! Clean well with metal brush (in under compartment) after use. Never leave exposed to open rain.

**Remote control to kitchen lights can be found in the right drawer under the dangling farmhouse light fixture above the kitchen island. It is tethered to the drawer for a reason. DO NOT REMOVE. 3 additional countertop lights can be manually toggled high/low/off (located under each cabinet).

**Minisplit remote control for kitchen/livingroom area is also stored in the right drawer under the dangling farmhouse light fixture above island.

**Minisplit remotes for each bedroom should be located on the bed stand in each bedroom.

**Minisplit remote for lower level den can be found on the mini coffee tables in the TV room area.

**Upstairs TV remote can be found in the drawer of TV stand. Remote for large downstairs TV is on the table directly under the TV.


**CHECKOUT INSTRUCTIONS**

**Pile all USED (and ONLY used) linens in the laundry basket on the laundry room counter downstairs (including kitchen hand towels, bath towels, floor mats, sheets and pillowcases you have slept on)

**Clean-up any obvious messes (there are dustpans/brooms in the upstairs livingroom closet and downstair bathroom); additional cleaning supplies if needed can be found under kitchen and bathroom sinks. Extra toilet paper/paper towels can be found in the livingroom closet, under the bathroom vanities and in the lower level bathroom closet.

**Did something get damaged during your stay? To avoid potential surcharges, please leave a handwritten note on the kitchen counter with details (or text/email owners directly at jodie@sra-nyc.com/ tom1gray1@yahoo.com).

**Put all A/C and TV remotes back exactly where you found them.

** Close all windows.

** HEAT/AC: Turn off all mini-split wall units UPSTAIRS. DOWNSTAIRS leave mini-splits at 50 degrees IN WINTER and "dry mode" IN SUMMER.
Dehumidifier should NEVER be turned off in summer (Keep set to 50% humidity).

**If PROPANE STOVE was used, please set temp to 45 degrees

**Return hammocks, camp chairs, lawn games, to where you found them.

**Cover solo stove ONCE COOL!

**Cover Weber grill ONCE COOL!

*Remove all trash (including partially eaten food that YOU have brought in-- leave condiments etc. if owners'). Securely tie up garbage bags and leave in trash cans in the garage. Secure all garage doors tightly to prevent bear intrusions!

*Rescramble key lock box codes after securing all doors and placing keys back in the lock boxes.
