•Small gatherings require prior approval.

🚔 Violations may result in a USD 500 fine, police involvement, or eviction.
💡 Energy Consumption
•Turn off A/C units, lights, and electronics when not in use.
❄️ A/C should never remain on when the villa is unoccupied to avoid energy waste.
⚠️ Illegal Items
•Drugs and firearms are strictly prohibited.
🚫 Possession or use will result in immediate eviction and legal action under Mexican law.
🌴 Unexpected Events
•Tulum is a developing town; occasional power or water outages may occur.
These are beyond our control.
⛈ In severe cases (storms or emergencies), staff may access the villa for safety reasons.
•The company is not liable for interruptions caused by external providers or weather.
• Cleaning services
Please note that cleaning service is not included. However, if you would like an additional cleaning during your stay, we’ll be happy to arrange it for you. The service is available upon request at an extra cost of $70 USD per cleaning and includes fresh linens. Just let us know whenever you need it — we’re here to help!

For safety and privacy reasons, external vendors are strictly prohibited from accessing the villa.
•If necessary, guests may be relocated to an equivalent unit with the same characteristics and quality.
•Please note that the street leading to the property is not paved and may be affected by weather conditions from time to time. As we are located in a private bay, this is the only access road to the property — part of the charm and tranquility of the area

Please note that there is ongoing construction next to the complex. This construction is not managed by us and is completely outside of our control. However, we want to be fully transparent with our guests.
Work is typically carried out Monday to Friday from 8:30 AM to 5:30 PM, and Saturdays from 8:30 AM to 1:00 PM. During these hours, you may experience some noise, dust, and the presence of construction workers nearby.
To account for this, our rates have been adjusted and include a special discount. By booking, you acknowledge and accept these conditions, and refunds related to construction disturbances will not apply.
