IMPORTANT: Building management requires both a tenant evaluation and the signing of a lease agreement. The non-refundable application fee is $150 per person (ages 18 and above). However, if you are married and provide a copy of your marriage certificate, the total fee is $150 per couple instead of $300. An extra $100 per application fee applies if expedited processing is required. Refer to the "Other Details to Note" section for further information.
Additionally, this unit comes with a garage parking spot. The parking pass is available for $78, and payment can be made directly to the building after you check in.

In addition, downtown Miami offers the best luxury apartments and homes in the city, with access to all the social, business, and dining amenities you might want. The endless beaches, marinas, and resorts make Downtown Miami a confluence of residential, business, and vacation perfection.
This location is a Walkerâs Paradise so daily errands do not require a car. It is also a Riderâs Paradise which means world-class public transportation.
†Tenant Evaluation
Please review before making a reservation. Prior to arrival, please note that building management requires a tenant evaluation to be done, not the hosts. To proceed with registration, there is an application fee of $350 (non-refundable) per individual or married couple (ages 18 and above). The approval or denial of the application may take up to 30 days. However, an expedited option is available for an additional fee of $100 (per application), reducing the processing time to 5-7 business days instead of the standard 30-day wait.
†Unfortunately, we canât offer a bag drop-off. For those arriving early or having a late flight, you can use Bagbnb to find options to drop off your bag for a fee.
†My place does come with heating and A/C, but I can't promise you'll hit that comfy spot if your ideal temp is below 17 or above 25 degrees Celsius. And, you know how it is with short-term rentals â folks are always coming and going. So, I can't guarantee a flawless run all the time because, truth be told, some guests tend to go overboard and push the systems to the point where repairs are needed.
†I am not responsible for lost packages. If a package arrives at the property while youâre away it will be returned to sender. Please make sure that if you are ordering a package you will physically be there to receive it as I will not be able to track it for you.

2. Smoking of any kind is strictly prohibited on the property, including the balcony. ($400 fine for smoke odour removal)
3. Please be cautious of noise, especially after 10 pm. Noise complaints are not tolerated and may result in full deposit charges. You may be asked to leave with no refund.
4. No additional guests are allowed in the home past the indicated number on your booking confirmation. This rule is to prevent large gatherings & parties and be fair to guests who do pay the extra fees. Third party bookings are not allowed.
5. The property must be maintained in good condition with no excessive mess. Extra cleaning costs may apply if necessary so we can effectively prepare for next guests.
6. Please note check-out time is by 11am and keys must be placed as instructed. We can often accommodate late check-outs if we know in advance, but last minute changes may result in $25 charge per each additional half hour stayed.
7. All bookings require the ID of the individual booking and the disclosure of the full names of all guests.
8. Lost keys/fob is a $300 fee to reimburse time, parts, labour, and administration involved.
9. This unit comes with a garage parking spot. The parking pass is available for $78, and payment can be made directly to the building after you check in.
10. The host will require access to the unit for brief viewings during your stay. Each viewing will take approximately 30 minutes.
