Guest Access
Guests have full, private access to the entire home, including the ADU, the garage and all outdoor spaces. Self check-in is available via smart lock.
Attention!
* The stairs on the west side of the house are uneven so proceed with caution.
* The ADU apartment cannot be accessed through the inside of the house. The access is through the side of the house stairs.
* Garage parking is a narrow space and the driveway is steep so low profile cars will scrape their bottom. Best to have an SUV if you want to park in the garage otherwise there is ample street parking available for 3-4 cars as long as you park on the opposite side of the street and behind the red line.
The Neighborhood
Located in the peaceful enclave of Hollywood Dell, this home feels like a retreat while still being in the center of it all. Walk to hiking trails in the hills or take a short drive to Hollywood Blvd, Griffith Park, Franklin Village, and Sunset Strip. You'll be minutes from restaurants, cafes, music venues, and LAâs most famous landmarks â yet surrounded by quiet, nature, and privacy.
By booking this home you agree to the rules and conditions denoted below. Should there be a conflict between the Airbnb Terms and Conditions, and those listed herein, then the terms most favorable to us as the Host shall take effect.
RENTAL TERMS AND CONDITIONS
Definitions:
"My People". Shall include myself, my spouse, legal partner, guests, invitees, licensees, children, wards, heirs, assigns, personal representatives and estate, if any.
NO REFUNDS - Even the best or newest home has equipment that may occasionally malfunction and cannot be guaranteed operational 100% of the time. We promise to act immediately to remedy any issues, however, we do not relocate or issue refunds due to malfunctioning equipment or any other guest dissatisfaction or due to construction noise or any other items out of our control, unless the home is considered uninhabitable.
No one likes rules, least of all, us -- but we do have a few requirements so that the home is in as perfect a shape for each guest as possible.
- Please respect check-in and checkout times. Check-in: 4pm-10pm. Checkout: 10am
- Primary renter must be over the age of 25, have a fully verified profile and previous positive reviews inside Airbnb.
- The maximum occupancy for the property may not be exceeded at any time.
- Host may request a photocopy of the renter's ID for verification before check-in.
- All rentals with 28+ nights require a rental agreement signed naming and identifying all adult occupants (must present valid ID).
- This is a private property and the host reserves the right to access the property at any time to perform maintenance repairs necessary or requested by the renter.
- Maintenance/Vendors schedule: we are unable to offer refunds or credits for inconveniences due to scheduling and maintenance done during your stay. While we expect the schedule days and times to be every Thursday for Landscaping maintenance; Quarterly (next one is due mid June 2025) for Pest Control maintenance - that can change without notice to us. Guests should understand that such vendors must be able to access the home as well as service the property so we request that our maintenance teams are not turned away if they should overlap your stay.
- Absolutely no parties or loud music.
- This is a NON-SMOKING property.
- NO animals or pets of any kind are permitted at the Property except (1) as specifically authorized in your reservation, or (2) bona fide service animals that we are required by law to allow. Emotional support animals are not permitted except as authorized pets. You agree that a prohibition on animals is not a guarantee that an animal has not been inside the Property or that the Property is free of animal or pet allergens. If pets were to be brought without our consent and knowledge, guests will have their reservation canceled immediately.
Late Checkout Policy
Guests must check out by the designated checkout time specified in the rental agreement. Late checkouts without prior approval will incur fees to cover costs including, but not limited to, waiting times for cleaning crews, canceled or delayed cleaning appointments, hardships on arriving guests (e.g., delayed check-ins or compensation), additional wear and tear on the property, and increased utility usage (e.g., electricity, water, or HVAC). The fees, based on the duration past the checkout time, are as follows:
âą Less than 1 hour: 10% of the nightly rate or $100, whichever is greater.
âą 1-2 hours: 15% of the nightly rate or $250, whichever is greater.
âą More than 2 hours: Full nightly rate.
To avoid fees, guests are encouraged to coordinate with us in advance for late checkout requests. Approved late checkouts are subject to availability and may incur additional charges as agreed upon. These fees are designed to compensate for disruptions to property turnover and operational costs, and we will provide documentation (e.g., cleaning schedules, guest complaints) upon request to ensure transparency.
Additional Cleaning Policy
Guests are expected to leave the property in a reasonably clean condition, consistent with normal use. Any cleaning required beyond what is considered normal or reasonable, as determined by the property management, will result in an additional cleaning fee of $100 per hour. This fee covers costs such as extended cleaning times or specialized cleaning needs. Examples of excessive cleaning needs include, but are not limited to, excessive trash, stains or spills requiring professional treatment, pet hair in non-pet-friendly units, or other conditions requiring significant labor. We will make every effort to accurately reflect the additional work needed and the time required to complete it, providing documentation (e.g., photos, cleaning logs) upon request to ensure transparency.
Important Fee Disclosure for Long-Term Stays (30+ Days):
Should this property be reserved for 28 days or more, we reserve the right to apply additional monthly fees to cover certain ongoing expenses (eg utilities)Â not included in the standard nightly rate.
These may include, but are not limited to:
âą Gas and electricity
âą Water and sewer
âą Trash and recycling
âą Internet and streaming services
âą Other utility or maintenance surcharges applicable to the home which will be known prior to the time of booking
These fees may be assessed as either:
âą A flat monthly fee, or
âą A fee calculated as up to 5% of the monthly rent.
