Wake up to breathtaking sunrises over the Myakka River in Port Charlotte, Florida at this peaceful 5-bedrooms retreat with river views from almost every room. Enjoy your morning coffee sitting by our private heated pool/hot tub under a furnished lanai. Perfectly located for family adventures on the Florida Gulf Coast or just staying home laying back and relaxing beside the pool catching “some rays”.

The Property:

- Outdoor Features: Heated pool and Hot tub, gas & charcoal grills, back and side yards with fishing from our pier (poles not supplied); and pool toys for added fun included. Beach towels supplied. No river swimming allowed due to alligators.
- Kitchen Features: All essentials from place settings for 12 guests, pot/pans, dishwasher, blender, microwave, coffeemaker for pods or drip, refrigerator/freezer with ice maker, filtered water on the outside door.
- Indoor Living: 2 living areas with plenty of seating (main living room has a decorative fireplace only); Smart TVs, laptop-friendly workspace; breakfast nook w/table for 6 and dining room w/table for 10, plus a breakfast bar for 2
- Comfort Essentials: Free WiFi, central A/C & heat, washer/dryer, linens, towels, hair dryer, and ironing board w/iron
- Pet-friendly for an additional fee.

Parking:
There is space in the driveway to accommodate up to 4 vehicles. No parking is allowed on the street.

Trailers are only permitted with prior owner approval and must be parked in the designated area on the left side of the driveway or in the grass. Street parking is strictly prohibited.

No Parties or Events
Parties and events are not permitted under any circumstances. Violations may result in immediate removal from the property, a $1,000 penalty, and additional charges.

Cancellations
The applicable cancellation policy will be enforced. Credit card processing fees are non-refundable.

Minimum Booking Age
The primary guest must be at least 25 years old. Exceptions may be considered with additional requirements.

Registered Guests Only
Only guests listed on the reservation are permitted on the property. Undisclosed guests may result in fines.

No Smoking Indoors
Smoking inside the home is strictly prohibited. Violations incur a $1,500 fee plus ozone treatment costs and any associated lost revenue.

Quiet Hours
Quiet hours are observed from 9:00 PM to 8:00 AM. Noise complaints or violations may result in a fine equal to one night`s stay.

Check-Out Time
Standard check-out is 10:00 AM. Unauthorized late check-outs may result in extra charges and possible removal from the property.

Pet Policy
Pets are allowed on the premise provided it has been disclosed ahead of time and a pet fee has been paid. Please keep dog on a leash in public spaces, and clean up all poops.

Boat Lift
Guests are not allowed to use the boat lift.

Maximum Occupancy
The maximum occupancy for this home is 12 guests. This limit must be respected at all times.

Pool Towels
Pool towels are provided for your convenience. Please do not use indoor towels for pool use.

Fireplace
The fireplace is decorative only and is not available for guest use.

Water Safety
Swimming in the river is not permitted due to the presence of wildlife.

Laundry
Guests are kindly asked to provide their own laundry detergent during their stay.

Security Deposit or Damage Waiver
After booking, guests must choose between a non-refundable damage waiver or a refundable security deposit placed as a temporary hold on your credit card. The selected option will be confirmed after booking and applied prior to check-in .
