✧ No pets, no parties, no smoking indoors, quiet hours 10pm - 7am.
✧ No food or drinks are allowed on any carpeted areas.
✧ Any damage to the property, required repairs (e.g., wall damage), or additional cleaning (e.g., carpet cleaning for coffee spills) may be passed on to you.
- Please note that in New Zealand, basic service call-out fees typically start from NZD 150 — not including the actual repair or cleaning costs that may follow.
✧ We are committed to New Zealand sustainable living and kindly ask our guests to support this by turning off appliances such as lights, heaters, and air-conditioning when not in use.
- Please note that excessive utility bills may also be passed on to you accordingly. Thank you for helping us maintain a responsible, eco-conscious community environment!

OTHER THINGS TO NOTE:
✧ We have one powerful AC located in the living room. The bedrooms are not equipped with built-in heating or cooling. However, we provide extra luxury fleece blankets to keep you warm and cozy through Auckland’s chilliest winter nights. Additionally, portable heaters are available during colder months for $10/day each.
✧ This is a family-style home rather than a hotel. We kindly ask our guests to treat the space with care and respect — just as you would in your own home.
✧ While we don’t offer daily housekeeping or routine linen and towel changes, our laundry facilities are available for your use anytime during your stay.
✧ Free street parking nearby, plus 2 car spaces available on the front yard.

A: Our bedrooms do not have built-in heaters or air conditioning. That‘s said, Auckland’s climate is generally mild — summers are breezy and winters are cool but not extreme, so heavy heating or cooling is rarely needed. But to keep you warm and comfortable during the colder months, we provide:
✧ Extra luxury fleece blankets in each room
✧ Portable heaters available for rent at $10/day each
Don't worry! Most guests find the rooms cozy and comfortable throughout the year, but we're always happy to help with extra warmth if needed.

Q: Can I bring pets?
A: No, unfortunately pets are not allowed. Service animals only.

A: Yes, you can have visitors. However, parties, large gatherings or overnight stays are strictly prohibited.
