*Layout*
When you enter the home, you’ll step right into the dining room and kitchen — the heart of the house — with easy access to the backyard on the same level. From there, it’s 9 steps up to the upstairs bedrooms, 6 steps down to the cozy living room, and another 10 steps down to the basement downstair bedrooms.
We like to share this so guests can plan comfortably if stairs are a consideration.

The home has a split-level / half-floor layout, which gives the home its unique design but also means sound can travel more easily between levels. We like to share this so guests know what to expect — especially if your group has members on different schedules (early sleepers vs. late-night conversations).

- 3 full bathrooms and 1 half bath
- Amenities include hand soap, body wash, shampoo, conditioner, and hair dryer

* Laundry and Parking *
- In-home washer and dryer, iron and ironing board
- Secure garage parking and storage for sports equipment

*Air Condition / Heating* (Important Note)
The upstairs bedrooms use addition floor AC units. These units cool the rooms very effectively but they sit on the floor and need to be modified to your ideal temperature in addition to the central NEST unit on the main floor. We like to clarify this in advance to avoid confusion.

Thermostat Guidelines
To protect the HVAC system, cooling must not be set below 65°F, as this can cause system malfunctions and costly repairs.

There is one thermostat on the main floor and one thermostat in each upstairs bedroom, allowing guests to adjust temperatures for personalized comfort. If the upstairs thermostats are not adjusted, temperatures may vary between rooms.

* House Rules *
- No smoking (cigarettes, vape, or marijuana): indoor OR outdoor.
- No parties
- Dogs only (limit 2, must be disclosed in booking)
- Quiet hours after 9 PM
- Outdoor security cameras for safety (guests may not tamper)

Guest access
Guests have full access to the home and backyard. One small supply closet will remain locked.

FIRE RESTRICTION NOTICE: Due to current local fire restrictions, use of the outdoor fire pit is temporarily prohibited. Guests may not light or use the fire pit at any time while the restriction is in effect. Our propane BBQ remains available for guest use. We appreciate your understanding and cooperation in helping keep our home and community safe. Restrictions are subject to change based on local regulations.
