Please note that only four cars are allowed on the driveway, and there is additional street parking. Uber rides are easily available for visits to downtown Austin, 25 minutes away. 

Our property features a fully fenced backyard overlooking a scenic green space and a dry creek bed that flows only after heavy rainfall. By booking this property, you agree to comply with all policies listed, including the 'Additional rules' found in the 'Things to note' section at the bottom of the listing. 

Please note the following rules and information:



If ANY house rules are violated and or broken, renters must vacate the property immediately. The renter forfeits all rental funds and the security deposit, if applicable, and any house rules violations may result in additional charges. 

PARTIES AND EVENTS ARE PROHIBITED ON THE PROPERTY. We observe quiet hours from 10 pm to 9 am to respect our neighbors. The home is equipped with Minut noise detection, which measures sound levels (without recording) and alerts us if noise exceeds the designated limit.



We use ENSOCONNECT as part of our guest screening process. Your reservation application must match the primary guest on the reservation, and your guest verification must be completed within 24 hours of receiving your booking confirmation. Your booking is NOT confirmed until these requirements are met. Once the reservation is confirmed, guests must sign a rental agreement agreeing to abide by our rental terms and conditions and provide a copy of a valid government-issued ID before check-in.



The cleaning fee paid at booking is passed on to our cleaning team in its entirety! Mid-stay cleaning is also available for a fee. Please inform your host to arrange it.



We prioritize transparency regarding our Texas environment. During the summer, it's typical to encounter native wildlife, such as wasps and insects. Although we implement regular landscaping and pest control measures, insects might still find their way inside. If you experience a significant pest issue, please contact the host. We will respond promptly, but please note that we do not offer refunds for these situations.



The homeowner is not responsible for accidents, injuries, or illnesses on the premises or for the loss of guests' personal items or valuables. By accepting this reservation, guests accept all risks associated with their own activities or those of any individuals they invite to the premises.



The landscaper visits the property every other Tuesday, and hot tub maintenance is performed every Monday.



HOUSE RULES

- Primary guest must sign a rental agreement and complete a guest verification.

- Primary guest must be at least 25 years old to book.

- We allow children under the following conditions: 1) Guests are responsible for any necessary baby-proofing, and 2) An adult must supervise children under age 13 at all times.

- The maximum occupancy is 6. Overnight guests are not permitted, and unauthorized overnight guests are charged a $100 fee per person.

- No smoking of any kind is allowed inside the home! A penalty of $1,500 will be charged if damage to furniture or any smoking odor is detected due to non-compliance with the non-smoking policy.

- Recreational drug use or any illegal activity on the property is strictly prohibited. A $300 penalty applies for violations.

- Renters agree to cover any costs related to damages incurred during their stay, not covered by the booking platform's damage protection policy, including extra cleaning fees if necessary or charges for unauthorized pets discovered during or shortly after their stay. No charges will be processed without prior written notice. The minimum penalty for damages is $200.

- Pets are not permitted on the property.

- No mail service is available. Packages may be delivered to the doorstep; however, access to the mailbox is not provided.

The outdoor patio lights and string lights over the pool operate on a timer and turn off at 1:30 p.m. nightly.

- Please do not flush anything other than toilet paper - NOT EVEN flushable wipes.

- Use the trash for all waste disposal. Food debris, cooking oil, fats, grease, coffee grounds, and similar items should go in the trash, not in the sink disposal. 



HOT TUB ACKNOWLEDGEMENT & RELEASE:

1. Supervision is essential to prevent drowning: always monitor children near the hot tub.

2. An adult should be present to oversee children in the hot tub area.

3. In emergencies, respond without delay.

4. Call for assistance loudly.

5. Rescue the child from the water.

6. Remain with the child and call 911 (or your local emergency number).

7. Assess the airway and breathing. If qualified, commence CPR immediately.
