From the moment you step through the front door you will experience the thoughtfulness of presentation and decor that this home is offering. The first floor comprises an expansive family room with dining table featured to one side of the room with gourmet kitchen complete with island adjacent. Soft comfortable sofas sit opposite a 75-inch flatscreen smart TV. The premier master suite can also be found on this level and a further bedroom featuring hotel style with 1 King beds. And another HUGE bedroom with two King beds. On second floor there is a large flex area which has been thoughtfully converted into an entertainment area with gaming table, Pingpong and pool table and here you will also find additional seating area with flatscreen TV perfect for watching your favorite movie. Beyond is a further 4 King bedrooms in addition to 3 fun themed bedrooms featuring The Avengers , Disney Princesses and Mickey Mouse. Outside the home has a private swimming pool and jacuzzi, BBQ grill, outdoor dining table and chairs.  Whether choosing this home as a base for exploring all that central Florida has to offer or choosing to stay and enjoy the home and all facilities on site, the adaptability of this home is just the perfect choice for larger family groups or vacationing with friends. This resort community was developed with the discerning vacationer in mind offering privacy and peace, all just minutes away from Orlando’s famed attractions. Windsor Island was developed to ensure that it was close enough to access all that Orlando has to offer as well as to make certain there was plenty to do right within its gates. The neighborhood caters to groups, both family, and business-oriented, and continues to be one of the best and most sought-after accommodations in the Orlando, Florida area.

All guests' names need to be registered in the gate system. Feel free to contact us if you have additional questions about these items.

Please follow the instructions on garbage disposal. A $30 fee will be charged if any litter is left behind when the guest checks out.

Please note that our pools are serviced on a weekly basis.

Smoking is not permitted inside the property.

Minimum age requirement for booking: 21 years old.

Fireworks are not allowed indoors. Fireworks are also prohibited within the resort.

We are not responsible for any items lost or forgotten by guests.

Swimming or fishing in the resort's ponds/lakes is not allowed. We strongly advise maintaining a safe distance from these areas as they may contain wildlife (alligators, snakes, etc.).

Electric vehicle charging using the property’s electricity is not permitted. Any violation will result in an immediate $100 fee and the cancellation of the reservation.

Resort and club facilities may be closed without prior notice. We have no control over resort policies and accept no responsibility. We will make every effort to inform guests of current conditions in a timely manner.

The resort does not permit parking of large vehicles such as RVs, trailers, fifth wheels, or golf carts at the property.

We will conduct checks of the property before check-in and at check-out. We kindly ask guests to report any damage. Guests will be responsible for the full cost of repair or replacement if any damage occurs to the property (units or items inside the house).

The air conditioning temperature should be set between 72ºF and 78ºF and set to the automatic/cool mode. Any lower setting can cause the air conditioning to freeze, resulting in serious damage to the equipment. Please make sure all doors and windows remain closed for the system to function properly.

Additional / Optional Services (Please inquire at least 48 hours in advance):

Pool + Spa Heating Fee(If you did not request pool heat when placing your booking and would like to add this service, please contact us at least 3 days prior to your arrival, as most pools take up to 24-48 hours to heat from the time it is turned on. ): $45/day. A minimum of 3 consecutive days is required and must be booked for the duration of the stay. Once payment is completed, the pool and spa will be set to 85ºF - 90ºF. The equipment may cause stress or damage if the temperature is higher than 90ºF. Heating or cooling the pool may take over 24-48 hours. Please note that the pool pump is equipped with a safety mechanism that prevents overheating when running in cold weather conditions, which may cause temporary service shutdown until the pump can resume operation safely and efficiently. Also, all pool heaters have electrical/mechanical components, which automatically shut off if the outside temperature drops below 50°F. This is a protective mechanism to prevent the pool pump from breaking by over exhausting to compensate for the cooler weather. In this case, the water temperature will indeed fall. Heat will automatically restart once the outside temperature reaches 50°F. Please note there are no refunds provided when this situation occurs.

Grill (if applicable): $150, including the first full propane tank.

Early Check-In (if possible): Must always be authorized by the homeowner; official check-in time is 3:00 PM. There is a $50 per hour fee charge for early check-in.

Late Check-Out (if possible): Must always be authorized by the homeowner; official check-out time is 11:00 AM. An authorized late check-out will incur a $50 per hour fee. If guests check out after 11:00 AM without prior authorization, the full daily rate will be charged. This fee does not provide additional accommodation and may lead to eviction.

Maximum Occupancy: In accordance with state and local regulations and/or fire safety codes, the maximum number of occupants allowed at any time must not be exceeded. This is also a resort policy. The number of guests must not exceed the number of people booked without prior approval. Non-compliance will result in immediate cancellation of the reservation without refund, and eviction procedures will begin. Additionally, any unauthorized guest detected will incur an extra $100 fee per day.

No Parties or Events Allowed: This is also a resort policy. Violations will result in immediate cancellation of the reservation without refund, and eviction procedures will begin. Additionally, any unauthorized guest detected will incur an extra $100 fee per day.

Pets and Animals: No pets or any type of animals are allowed. If proof of certification is provided, and the guest agrees to cover any damages caused to the property (excluding natural wear and tear), the homeowner may allow service animals to stay.

The use of Fireworks or other similar items on the lawn or around the house is strictly prohibited.
