Beautiful backyard
We could have stayed in the backyard all day it was perfect for a few friends or after a day at the beach. The location is great, short walk to restaurants, next to a coffee shop, a liquor store and a convenience store. The beds were also very comfortable.

Nice place great location
The home is in a great location, close to everything. It is a little scarce on blankets if you fill the house to capacity. We had a great weekend in Newport.

Great house in a great location
This house is just off Thames (downtown Newport, RI) so it is easy to walk to downtown but you don't have the loud noise of downtown. It has 5 bedrooms, 2 1/2 bathrooms plus an outdoor shower which makes it great for large groups. It also has a nice backyard for "hanging out" in when you don't want to be downtown. It is a property that I would highly recommend to others.

Perfect Spot Within Walking Distance of Downtown
This property is great for large groups and is essentially right on Thames Street. Only a 15-minute walk to the heart of downtown Newport, this spot was conveniently located near everything (downtown Newport, Cliff Walk, International Tennis Hall of Fame, grocery stores, coffee shops, shopping, etc.)
The house was very clean and provided everything we needed for a 3-night stay. The patio and sunroom were fantastic to take advantage of on a beautiful summer weekend. When we had an issue with the patio umbrella, the owner immediatedly addressed it.
I would highly recommend this place if you want to quiet place that you can spend time with friends/family, but still want to be near the fun of Downtown Newport.

For the price, would stay someone else.
It is a nice house, just don’t believe it’s worth the price. It is very cheap on the inside (which is fine, we weren’t in the house for too long) but for the price that we paid, I would expect a lot more. It’s encompassed by several houses, leaving very little privacy into the backyard. Not close to a beach. Close to downtown which was nice. Owner seems like it might be his first property, received calls from him disturbing my vacation. I would say all and all, it’s a fine place to stay if you don’t have any other options.

We are sorry to hear the negative experience/review. The property is accurately and thoroughly advertised on the listing, from location to its 19th century age. As we discussed, there were several issues with the condition of/damages to the house after check-out. This led to a rare occurrence where we had to withhold a portion of the security deposit of a guest to fix various items. With this said, we hope you enjoyed your visit to Newport

A little disappointed.
We expected more for the price of this rental. The location was OK but we still had to drive to most destinations or Uber. It is about a mile from the action on Thames. The biggest issue was cleanliness. Two of the comforters had big stains, and all of the bedding was old. We had an issue with the freezer but Jose was quick to respond and help. The house is old but quaint. The stairway is hard for older people and there is no central air so it took quite a while to get cool.
The outdoor space is awesome and the main reason we rented it for our family to get together. We have rented multiple times and expected more from the property based on the price.

Thank you for your feedback. To clarify a couple of your points:
-The house was built in 1895 and is advertised as such! Newport is very historic and while most of the house has been renovated, I intently maintain its 125+ year charm like many homes here.
-STAIRWELL: The stairwell is fully equipped with railings / is a standard stairwell.
-A/C: Yes, there is no central A/C. Consistent with the property's description, every bedroom (and the living room) is equipped with well functioning A/C units.
-LOCATION: The property is located at the end of Lower Thames and walkable (for most) to many of downtown Newport's main attractions. Across the street there is a small grocer/deli, coffee shop and liquor store. Many guests find the location walkable to the historic mansions and the Cliff Walk. The location of the property (and its proximity to Bowen's Wharf, for example) is available prior to booking.
-PRICE: The property is priced based on supply/demand and seasonality. August is a peak rental month. The rental rate also reflects the rare combination of location and other features including: 5 bedrooms, Large patio, Off street parking, Outdoor shower, etc.
Please note that an early check-in was granted for your group, along with several other exceptions you requested to ensure your stay was the best possible. Several check-out procedures were not followed (the parking pass was missing, the keys were not in the lockbox).
However, like with all guests, the goal is always to make the stay as best as possible - I am sorry that you were not fully pleased with your stay!

We stayed at the house for a full week with two families (4 adults and 4 kids). The house was fantastic, and Jose was a tremendous host. Perfectly located, and more than enough space for the 8 of us. Would 100% stay here again when we are back in Newport.

We rented this house with 10 people. Plenty of room. No problems, easy access, really nice house. Jose was responsive and accommodating. Outdoor patio and shower were great although the shower could use a hanger or two for towels etc. Overall great place.

Jose was extremely responsive. House is close to town to walk to all restaurants etc however just far enough that you don’t hear late night bar scene. House is spacious and has everything you need. A brand new patio was just installed that makes a nice outdoor entertaining area. It’s also one of few newport rentals I’ve experienced with plenty of ac. Thank you Jose! 2nd time we’ve rented and hope to come back again.

BEAUTIFUL PATIO, AMAZING STAY
This property is absolutely stunning. It is “homey” in every way possible- from the furniture on the inside, kitchen appliances and everything you could possible need...decor, towels/blankets, and just overall amazing interior.
Outside patio- we honestly could’ve stayed out there for our entire stay (we basically did). It is the most beautiful backyard. An 8 seater table with another additional table that seats 6, 2 beautiful lounge chairs, and ample space to hang out and enjoy the sun.
Location of this home is amazing as well. 10 minute walk into town, or a 5 minute Uber to all of the bars/restaurants. Across the street is a store called Ashmart that has everything you may need. Or walk across the street to Daily Harvest if you want amazing coffee and breakfast.
Jose is a wonderful host. He responds to any questions you may have, and FAST! He is an absolute pleasure to speak to and deal with. I am so happy we chose this house, and hope to be back here VERY soon!! If you’re thinking about coming to Newport- this house is a must. Thank you so much for a wonderful stay, Jose!

Lovely Newport Lovely Place
This house is in an absolutely great location. Right across the street from a convenient store, coffee shop and liquor store – all locally owned and operated. The house is laid out well with 1 bedroom downstairs and the rest upstairs. All of them had AC which was really appreciated. The bathrooms are all clean and left have room to move. The kitchen is really large and spacious. The owner was easy to get in touch with and communicated well when questions arose. Simplest checkout ever - grab your stuff and role. Although we put all our towels in the laundry room and started a load.

Perfect location and great for a group!
Great stay in Newport! Visiting for a family wedding, so it was perfect for a larger group. Walk-able to the Harbor, Restaurants and Bars. Was even able to do a nice morning run along the cliff walk.
Jose was a great host and easy to get a hold of if we had any questions.
Definitely would recommend!

Amazing vacation home!
Jose's home was everything we imagined! There was plenty of space to relax inside or outside, plenty of spots to sleep with a lot provided for us as he had mentioned and there was also a lot of room for parking. It was a perfect stay for a 4 day girls weekend! Jose was quick to respond when we had any questions. The home was a short drive to the beach and walking distance/Uber ride away to the restaurants and bars. Would absolutely recommend and even try to stay again next summer!

Spacious, beautiful house in a perfect location.
We had a lovely time in Newport staying at this property. It was an easy 10-15 minute walk to downtown, and also very close to the mansions on Bellevue Ave. There are also several beaches within a few miles of the house, a convenience store/deli immediately across the street, and a park with a playground a block away. The owner was very responsive and sent us a list of recommendations before our stay. We comfortably fit 12 people between the 5 bedrooms, and had fun cooking in the spacious kitchen and eating out in the sunroom / back deck. Would definitely return.

10/10 would recommend !
I stayed at Jose's house with a group of 10 and we had a great time! It was our first time to Newport and our stay at 8 Morton Ave did not disappoint!
PROS: The house was clean, updated and spacious. The location is great and just about 1 mile from the wharf (~20 min walk). It's right off the main street of Thames. We never had to call a cab but we did rent bikes which I do recommend because it made things the perfect distance and allowed us transportation to explore the mansions on Bellevue ave, ride the coastline on Ocean Ave and get to the beach without having to deal with parking the car. Additionally, Jose was extremely accommodating and flexible. He allowed us to check in early because some of our group arrived before check in and since he didn't have a group staying after us, he even allowed us a late check-out (amazing right?). On top of that, he provided a great list of recommendations for us for food, activities and night life and was available through text and call whenever we had a question/concern. Lastly, an added bonus -- the beds in the house are like sleeping on clouds (no, really) -- we all raved about them!
CONS: There really aren't many but overall, the house isn't all that "cozy" being that there are little to no decorations (as you can see from the pictures, it's just pretty bare). Also, there are only AC units in the bedrooms upstairs so hanging downstairs was sometimes a little hot but opening up a few windows generally made it cool enough. Having only 2 showers for 10 people proved to be a little bit of a waiting game at times but it didn't really affect our trip all that much.
All in all, I would definitely recommend Jose's house for a large party. The house is beautiful, in a great location and Jose himself is everything you want in an awesome rental owner!! Thank you Jose!!!

Master bedroom is the largest due after renovations - it is about 30 sf larger than its adjacent bedroom upstairs.
Sunroom hardwoods are relatively new. All other wood floors are original from when the house was built, or when the addition was completed about 40 years ago. Newport character at its best!
