About the Neighborhood
The Grand Lux Villa is nestled in an authentic, welcoming South Florida neighborhood. Our guests love the local charm and have always felt safe and comfortable throughout their stay

Aroma:
Our home includes a fragrance diffuser that provides a pleasant scent throughout the main areas of the villa. Many guests love and enjoy this aroma; however, we understand that some may be sensitive or prefer a scent-free environment.

If the fragrance is not comfortable for you, you may simply unplug the diffuser at any time. There is no need to notify the host. Your comfort is our priority.

Pool Heating
We offer pool heating to 86°F at no additional cost.
If you prefer a temperature above 86°F , there will be an additional charge of $65 per day during your stay.

Our property undergoes rigorous cleaning and sanitizing according to CDC Standards. Our dedicated team conduct pre-stay inspections to ensure an impeccable experience for you .
Insect Precautions: While we regularly treat for bugs, insects and ants, please be aware that Florida's sub-tropical climate can attract critters. To minimize this , kindly keep doors close as a preventive measure.

Security Camaras cover only the exterior areas of the property , they remain on and in operation at all times, solely to be used for security purposes and to ensure the safety of our guests and the property.

Propane tanks for the fire pit and grill will be replaced by the host at no additional charge, so please notify us if any need to be replace .

Landscaping and Pool Service occurs weekly, if you want to be notified in advance please inform the host upon check -in

Wildlife Notice (South Florida)
As is common in South Florida, you may occasionally see local wildlife such as iguanas ,small lizards in outdoor areas. These animals are harmless and usually move away when people are around. This is a normal part of the South Florida environment .


House Rules
1. No Parties or Events Parties, events, or large gatherings are strictly prohibited at any time.

2. Quiet Hours (Strictly Enforced) Quiet hours are from 10:00 PM to 9:00 AM. During this time, please keep voices low in outdoor areas. Jumping or diving into the pool is not permitted at any time
. Violation of quiet hours may result in a $250 fee, a report to Airbnb, and possible termination of the reservation without refund.

3. Noise Policy Portable speakers or amplified music are not allowed at any time, indoors or outdoors. The property is equipped with a noise monitoring system that measures decibel levels only (no recordings) to ensure neighborhood noise levels are respected.

We value our neighbors and appreciate your cooperation.

4. Parking (Maximum 5 Vehicles) Parking is available for up to 5 vehicles only. Any additional vehicle beyond the 5-car limit will incur a $150 violation fee per vehicle, even if parked temporarily. The vehicle must still be removed immediately. Paying the fee does not authorize additional vehicles on the property.

5. Registered Guests Only Only the guests listed on the reservation are allowed on the property. Visitors or additional local guests are not permitted. Unauthorized guests will incur a $50 per guest per night fee and may result in a report to VRBO and possible termination of the reservation.

6. Pets Only pre-approved and paid pets are allowed. Any undisclosed or unpaid pet will incur a $250 unauthorized pet fee.

7. No Smoking Smoking is not allowed inside the property. Violation of this rule will result in a $500 smoking fee.

8. Excessive Cleaning If the home is left in excessively dirty condition, an additional cleaning fee may apply.

9. Check-in & Check-out The guest who made the reservation must be present to complete the check-in and check-out process.
