Master BR has queen sized bed & en-suite bathroom, separate smart TVs in each bedroom and heating units. 2nd bedroom has 2 twin trundle beds that can be easily converted to 1 King sized bed and bathroom. Each bedroom and bathroom equipped with bed and bath linens and smart TVs providing access to popular streaming services. Stackable Washer & dryer, access to private patio and rooftop deck on this level.

By confirming your reservation, you acknowledge that you have read and agree to all house rules below.

**1. No Parties or Large Events**
To respect our neighbors and community, parties and large gatherings are strictly prohibited. Any violation may result in immediate termination of your stay without refund and removal from the property in accordance with Airbnb policies. A minimum fine of $300 will be charged for violations.

**2. Quiet Hours (10:00 PM – 7:00 AM)**
Please observe quiet hours between 10:00 PM and 7:00 AM. We aim to provide a peaceful experience for both our guests and neighbors—your cooperation is greatly appreciated.

**3. No Smoking or Vaping**
Smoking and vaping of any kind are strictly prohibited inside and around the property. Evidence of smoking or vaping will result in a $750 violation fee.

**4. No Shoes Indoors**
We kindly ask that you remove your shoes upon entering the home to help maintain cleanliness.

**5. No Unauthorized Pets**
Pets are not allowed unless explicitly approved in advance. Bringing an unauthorized pet will result in a $500 fee.

**6. Self-Catering Stay (30+ Nights)**
This is a self-catering home designed for longer stays (30+ days). We provide a starter supply of essentials (e.g., toilet paper, paper towels), but guests are responsible for purchasing any additional supplies needed during their stay.

**7. Early Check-In Requests**
Early check-in may be available upon request at least 36 hours prior to arrival, subject to availability. A $150 fee applies. Approval is not guaranteed and depends on cleaning and turnover schedules.

**8. Late Check-Out Policy**
Late check-out requests must be submitted at least 48 hours in advance and are subject to availability. Due to same-day turnovers, we are often unable to accommodate late departures without prior approval.

**9. Trash & Recycling**
Please properly sort and dispose of trash, recycling, and yard waste in the designated bins outside. Pickup occurs on Mondays (recycling every other week). When in doubt, refer to the labels on the bins.

**10. Lost & Found**
Please double-check the home for personal belongings before departure. If items are left behind and you’d like them returned, a $50 handling fee plus shipping costs will apply.
